Comments (6)On the flip side, I've seen clients who finished their subfloor with floor paint or urethane/polyurethane (I've seen this done with both concrete and plywood/OSB) to save money - and then try to put down a new floor a few years later (spend money they now have). Each and everyone of them was devastated to learn that their "cheap and cheerful" paint job (which stood up well and had done the job they wanted) was now hindering their efforts to put in a permanent floor - such as glue down cork, vinyl, linoleum or mortared tiles such as porcelain/ceramic/stone. The only thing they could do was float a floor over it. Which is exactly what they DIDN'T want to do. They also did not want the hassle of adding a layer of new plywood (because they had all the floors relatively level at that point) nor did they want to remove the layer of painted subfloor (some forgot they needed 2 layers of subfloor before they painted...so they had painted the subfloor layer that was directly attached to the joists = dangerous to remove and relay over open joists). Painted or finished subfloors - so long as they are the required 2 layers as per Best Building Practices - are fine. They work. They get the job done. But they can HINDER the next step in the evolutionary process of a home. They can cost MUCH MORE then originally planned because of the "fix" needed to deal with them later. I recommend that clients plan, plan, plan ahead. I would offer a word of caution: Realize what you are DOING to yourself - not just for today but for tomorrow as well. All that being said, there are some PRETTY COOL things you can do to finish the top layer of subfloor/underlayment. Comments (21)now I am left with the question of how to find a good installer?! contractor #1 fails because of the acclimation issue and because the quote I received today is for engineered floor: "glue down of Hallmark Alta Vista Collection - color Caramel Oak." I requested 3 1/4 inch wide unfinished hardwood with stain color TBD! Glue down flooring and engineered flooring was never discussed! I can't even tell what the heck this wood is - engineered or hardwood! Alta Vista website says it's hardwood; contractor #2 is probably going to fail because he said pine flooring could be refinished by him, yet it appears it has been refinished before and is at the upper 1/3rd of the tongue and groove AND he did not include the underlayment paper in his quote for materials. I could be wrong but I think this is required to lay on top of the plywood and below the hardwood; contractor #3 Home Depot said they drop the wood at your house and install on the 5th day. I asked about the moisture reading and they said they take it when they come to measure your house. They said it isn't necessary beyond that for additional readings. This sounded ridiculous to me after what you all have said! This is super exhausting trying to find someone reliable. The first two contractors were referrals. Comments (11)We did provincial and and thrilled with how it came out!!!!! It wasn't too dark but some of the wood stained just perfectly to tie in the beams. Working on painting the window trim white so that there is less of a wood look in the room. Overall so happy with the richness. Comments from above were so helpful and all considered. Once we saw each option on the floor the flooring guy really made the final choice....See Moreclaybabe
