I was having such a hard time finding someone to refinance my home because it was manufactured and then I found someone that specialized in manufactured homes! She got me 6% on a 30 year fixed rate. Let me know if you would like her information!

What credit score do you need to have to qualify for that loan for a 30 year fixed rate?

There is no credit score requirement. The lender looks at all of your credit and excepts a letter of explanation for all derogatory credit. The lender looks for length of time on job, debt vs. income, not just credit.

There were roses everywhere when we bought this house, and we have been removing them one by one and giving them to friends. One friend lives on a street called Rose Circle, or something like that, and she has been good about taking the unwanted roses off our hands. I have been replacing the roses with drought tolerant plants, such as succulents and cacti, which I much prefer. Still, some roses still come back from roots that we were unable to remove, and so it is an ongoing process to get rid of them. We have kept one rose bush in the front yard that makes white flowers, and it seems to bloom all year, which is why we kept it. Also, the white flowers go better with our color schemes than the pink ones. We are trying to get rid of the pink that we inherited with the house. The first thing to go was an ornamental peach tree that attracted possums. We have replaced that with banana and heliconia - not drought tolerant plants, but they work with our existing watering system. I have a hard time throwing out orchid cuttings, but we have too many epidendrum in the back yard and no place to put all of them. I also have a bit of a hard time throwing out bromeliad cuttings, but I have no trouble at all throwing out roses, as the thorns are quite nasty. Some of the bromeliads are nasty also, and so I do not feel bad about throwing those out. If it pricks you, do not feel bad about throwing it out is my philosophy. It's nice when you can find homes for unwanted plants, but it is not nice to keep something that is getting in your way.

Great question! I like to know what current trends are, but not to chase them. If something is 'in' and I like it, and it suits my style, I may incorporate it into my house in a small way. It might be something as small as a lamp shade, accessories, throw pillow, or paint color choice. My style is still evolving (I'm in my mid-30s), but I have a strong enough sense of what I like (traditional but not fussy), to feel comfortable ignoring trends that don't appeal to me. Like ideefixe, I don't like the idea of my home becoming stagnant, so this approach lets me keep things a little bit 'fresh' while remaining true to myself. I used to think that my preference for a relatively traditional style, with a mix of current and antique pieces, meant that I was somewhat immune to trend-chasing or the potential to be dated. But it occurred to me, while reading the recent threads on trends/what's 'in', that different time periods/decades have their own approach to 'traditional' style. The 80s' interpretation of traditional was different from that of the 90s, and that of the 2000s, and so on. I'm sure it's the same with more contemporary styles. There are regional differences too. The era/region may manifest itself in the choice of upholstery (solid vs. patterned, geometric vs. floral), colors, or hardware. Few rooms are truly timeless, even if many of their elements, viewed in isolation, would be considered timeless. Magnaverde's room is timeless but that is the exception rather than the rule. Since my antiques are mostly in the bedrooms, and the living areas are furnished with things I bought in the last 10 years, my house probably screams "late 90s/early 2000s 'traditional.'" To some, it's already dated, and to many, it soon will be. But the rooms that are finished or close to being finished reflect my taste, and that's what matters most to me.

My yard was partially fenced when I brought my dog home. I didn't think it was a big deal until I realized that my dog wanted to run and play on his schedule, not mine. He wanted to be further than five feet from me when taking care of his business. An idea I was not opposed to either. I tried one of those extending leashes but quickly gave up on that idea because it was unsafe for both of us. So I learned how to set a few fence posts and installed a drive gate so I could still have access if needed. Best thing I ever did for him. Now when he is anxious to go out he doesn't have to wait for me to get dressed or bundled up in winter. He can explore and lay in the sun without being tied and best of all he can play to his hearts content since he no longer has to be on a leash. Playing fetch is much easier when you can actually run. There was benefit for me too. I can now get out of bed and put my robe on instead of having to get fully dressed then come in and undress again to take a shower in the morning. And since neither of us likes to be out in the cold or wet I'm sure my Ollie is glad I no longer have to go out with him because he can sprint out, do his thing, then run back in faster than I could get him out to his favorite place. The best part is that I know he is safer too from other dogs allowed to run loose in the neighborhood. Love having a fence, even though it isn't anything fancy.

Why do you feel the need to inject color? There is nothing wrong with neutrals, it looks classic and sophisticated. And I would never suggest adding random colors just for the sake of adding color. Only bring in what makes sense. I have a neutral house, it's not monochromatic, but it's neutrals, and the "colors" that i choose to go in it are on the expanded list of "neutrals". Example: I consider animal prints a neutral. Colors I consider neutral: dark olive green, espresso brown, black, gold, creams, grays, My house does not have any of what people call "pops of color" which I'm totally against, that concept makes no sense to me. But my house is far from boring or lacking in "color". It sounds like all you need to do is get out of all grays. That is boring and will not look good.

i am also a mobile home lender. I dont have a minimum credit score and can finance a purchase to 100%. I can also refinance manufactured home properties to 95%. saragene. stay away from mobile homes.
1. they treat it like a car.
2. it depreciates rapidly.
3. it is over priced.
4. most who sell them are crooks.
if you decide to buy one of these poorly constructed so-called homes, do the following;

1. get your own appraiser.
2. get your own inspector. not someone the dealer/seller knows.
3. investigate the companies back ground. check for dissatisfied customers. there are plenty of links on the web.
3. investigate the dealer/seller background.
4. check local and state laws regulating how the home is to be sold and set up in your area.
5. get background references of the guy who installs your home. wouldn't hurt to get that about the dealer/seller either.
5. how many complaints were made against the dealer/seller/installer?

These is plenty more to check into BEFORE you buy a mobile home. I will leave it at that for now.

I'm waiting for the industry people to chime in on how you should not listen to me. You'll know what i mean when it happens.

Saragene, manufactured homes serve a legitimate purpose in the broader scheme of housing, unlike the anti-mobile home troll above.

As much as I would like to suggest that you come to our company and have us build an up-scale modular home with all the bells and whistles, you need to buy what you can afford and what suits you, not what an opinionated troll wants you to buy.

I purchased one and lived in it close to 10 years. It was less than 250.00 a month on payment and was 4yrs old when I purchased it. I had very little trouble with it and it was pretty efficient compared to most homes out there. The 'value' of it actually didn't depreciate much but the availability of repo's/foreclosures that are 3-5yrs old is what hurt its value.
There is no way I could have rented a place that new with over 1,200sqft for around $250 a month. In the end I did have something to sell and did walk away with money in my pocket. I couldn't think of a better first home experience for me. My new home has caused a lot more headaches than that trailer did and its only been a few years in the home.

It's really stupid that there's such a stigma against mh. The new ones are probably the greenest solution possible. They've really upgraded the construction. But there is the problem with financing and they do treat them like personal property rather than real estate. I own the property, can afix it to the land, but it's still treated the same except in comes in one bill v. two.
