I am not familiar with that manufacturer. That recent a model *should* have decent construction and insulation, but you never know. I’d suggest finding and hiring a home inspector that specializes in manufactured homes. Have the plumbing checked in particular, as I recall there being an issue with a type used widely in that time frame. Be sure the furnace, A/C, hot water heater, and roof have been replaced since it was new. Get receipts/proof of that. Or be sure the price reflects the need to replace those items. Find out about any owner/contractor performed repairs or alterations. If it is in a park, get a copy of the park rules before committing, and talk with a few random residents about the management. Do they repair the things that are their responsibility, or do they put it off? If it is on land in the country, be sure the well and septic system are inspected (generally health department) and in good shape.

I grew up in Morris county! Succasunna. We left to live in the country. Vermont. Modulars are very popular since our building season is so short. I have a modular on a couple acres and since it's our "downsizing" home it fits us perfectly. Now, the main thing you must know about modulars is, they are NOT necessarily CHEAPER than a stick built home. The cost of land, well, septic, basement, driveway, permits, etc are all the same. The ONLY advantage is TIME. Depending on the style, you can be in a home that is every bit as good as a site built home in 90 days from placement of the order to getting the keys. We ordered our home on labor Day Weekend and had Thanksgiving dinner in our dining room. Having said that, there is a modular company that has complete communities up here. Westchester Modular Homes. I would dare anybody to drive through some of the communities and tell me they are modular homes just from looking at them. They also have a builder in NJ that covers Morris County. The link is below, You can see the different styles, options, etc. Then click on the state, find the builder and contact him. When you look at the design gallery page, you'll see a colonial. That style home is very common here in our town. There's one by Westchester that replaced a home built in the 1840s that burned. It looks like it's been there since then. I am so disappointed with the quality, customer service and how they go radio silent about the problems. Everything they do is bad business practice. I purchased windows in December 2020 in Portland, OR. They were supposed to install them in March but they came in May 30 which I understood and said OK. Then they told me that the prices we agreed will hike due to increasing material costs. I understand that, too. What i cannot accept is that they installed broken and unpainted windows with many other chips and quality issues and let me know after the fact. Who decides it is OK to put a broken window on a customer house especially when they know it is broken? Why are you passing a bad product to me and charging my credit card $6k without notifying me? Why should i accept touch ups for brand new windows? Even if you have no quality control in your manufacturing site, the installer knows and still installs because he doesn’t want to deal with it and they can charge. All they do is to prioritize their workload instead of the customer satisfaction. It is too disappointing that American made product is this bad quality with extremely rushed installation. It feels I can rip the whole thing with my fingers. It’s been over a month since installation and i still don’t know when they will or if they will fix all soon. No communication whatsoever. I strongly recommend anyone considering them to avoid this company and Insignia windows at all cost. Do your research, see other houses and don’t make the mistake i made.

I want to take the linen closet out of the master bath and put it in the laundry room and then see if there is enough room for a double sink with a good size shower (5 ft at least) and toilet. I would put a pocket door in that bathroom. While these bathroom changes are possible, I don't think they're wise. If you remove the linen closet and use all the vanity space for sinks, you'll have literally no storage in the master bathroom. Pocket doors are ideal for spaces that are rarely closed ... mudrooms, laundry rooms, closets ... but they're awful for doors that are opened /closed frequently. They wear out, and then the broken part is inside your wall. The other thought is to take out the double window on the back wall of the master bedroom and place one single window the the left of where the double hung is now and put a single door Here's what I'd do to the master bedroom: - Bring the master to the outside corner ... this separates the bedroom nicely from the rest of the house /gives an ample sound barrier in all directions. - Shrink the bedroom a little, allowing more space for the bathroom and the closet. - Yes to transom windows above the bed! These are not common, but they look great. Then add a sliding glass door straight ahead of the bedroom entry door, bringing in nice Southern light and making a nice sight line as you enter the bedroom. It also gives convenient access to the back yard ... and when you're outside, it's only a step into your bathroom. - Place the shower against the bathroom's far wall, allowing it to be large and luxurious. You'll have space for repetitive sinks, but I'd rather have a nice bank of drawers on each side of the sink ... good storage always trumps duplication. - The closet is now considerably larger than it was. I opened a door between the bathroom and closet, which eliminates the need for a linen closet IN the bathroom ... just plan a shelf for towels, etc. right by the door. - Note that I also changed your laundry room ... I moved the washer/dryer to the exterior wall. This allows the dryer to vent directly the outside; this is both cheaper and more fire-safe. I reduced the counter space a bit, but it will give you enough for a "waiting load" underneath, shelves above for storage, and ... just as important ... walking space. - I also doubled the space in the hall bath's linen closet. Alternate thought: You say it's just you and your husband ... do you need this linen closet? You have a small linen closet outside the two secondary bedrooms, which can manage guest towels and sheets ... you could expand this vanity to a more-than-minimal size. According to their website, "Almost any detail on our pre-designed floor plans can be changed. The size and location of windows, doors, closets, even entire rooms, can all be modified." So that's helpful. Yes, but you've said that your motivations are speed and simplicity ... if you make large modifications, you're throwing away the very things that brought you to this choice. Also I'd suggest you don't attach the garage to the house but have it offset a bit and have an enclosed walkway to the house. Make that the mudroom /pantry. Excellent plan ... I think this kitchen needs storage more than additional counterspace. It's a nice plan for a ranch house and reminds me of so many of the houses built in the 50's. I've lived in a house that was 90% this plan, and it IS a plan that works. Since you never do laundry when sleeping, put it where it is most convenient to you. I should have put my washer/dryer right next to my bedroom since the hallway there is wider, but I considered what if I did laundry when sleeping, which in all my years, I never did. Go figure. Keep in mind that when you move to a new place, your habits may change. Our homes do shape how we do things. So, obviously, the real question is, what's your ideal laundry method ... and how can you shape the house to support that? Also what about moving the stairs here creating a natural wall? Nice! I'd move one of those sliding glass doors so it makes a nice, bright sight line as you enter the foyer door.
