System Replacement Question -- Furnace only or both Furnace and A

I have a 3,200 sq ft colonial with two heating and air conditioning systems. One system for each floor. The furnace to the second story has a broken heat exvchanger and needs to be replaced. Both furnaces are approximately 20 years old and original to the house and the working unit is showing signs of iyt age. The air conditioning units are of different ages, one appears to be original the other is a replacement unit. Both AC's are working fine at this time.

I have different recommendations as to what to replace and am curious as to anyone's thoughts. I am not looking for specific brand or model recommendations, but rather which option would be advisable for a potential resale within a year.

1. Replace the broken furnace together with the air conditioning system associated.

2.Replace both furnaces, but leave the air conditioning units for another time.

3. Replace the broken furnace only.
