Another Lennox Quote Sanity Check

Greetings -- I'm in the NoVa area and received the following quote for a new Lennox HVAC system. The home is a rental unit - a 4-level town home. I'm wondering if the quote -- $7200, including rebate -- is reasonable. The firm will honor the recently expired Lennox rebate if installed before Sep 10. If after, they tell me that Lennox will have a new rebate but I will have to wait 6-8 weeks for a check from Lennox.

Thanks in advance for any replies.

-One Lennox SL280UH090XV48B (80% AFUE/88,000 BTU Input), 2 stage gas valve, variable speed blower, gas furnace.

-One Lennox XC17-036 (3 Ton/16.50 SEER), 1 speed, a/c condensing unit.

-One Lennox CX34-38B, cased, evaporator coil.

-One Lennox I-Comfort Control, programmable thermostat.

Installation To Include:

-All necessary duct work to install the new gas furnace and evaporator coil.

-All necessary power and control wiring to connect the new furnace and condensing unit, including a new outside fused disconnect box.

-All necessary piping to vent the new gas furnace.

-Flush out and re-use the existing copper refrigerant lines.

-All necessary gas, refrigerant, water and drain connections.

-Install a new emergency drain pan and safety drain switch beneath the new gas furnace.

-One new equipment pad for the new a/c condensing unit.

-Removal of all trash and old equipment from the jobsite.

-Check the new system operation and make all of the necessary adjustments.

-Obtain necessary permits.

Warranty:

-Two years parts and labor on all installed equipment by the firm.

-Ten year parts warranty on the a/c condensing unit, gas furnace and evaporator coil by Lennox.

-Ten year compressor warranty on the a/c condensing unit by Lennox.

-Twenty year heat exchanger warranty on the gas furnace by Lennox.

What is size of rental town home?

What is size of existing furnace and AC?

Town home is detached or shares common walls with other units?

Why the more expensive XC17 and not the XC14?

Any air filter cabinet?

Town home is an end-unit, sharing one wall.

There is an option for XC14-036 (3 Ton/15.70 SEER) with a Honeywell Focus Pro 6000 thermostat for $6140, all else the same.

Just a follow-up... and a question at the end of my long blurb (thanks in advance): - We are going to pass on the LEDs, and go single incandescent (or halogen) with a blue lens (saves $1600) - Passing on the Polaris, and get a suction-type cleaner (net savings of $900) - Got the PB to give the DE upgrade, as well as the extra eltrical and buddy panel, for free (saves $1250) - Passing on the SWCG... Hi wujohn, Wow lots of questions here! Let's see if we can lend a helping hand. 1) The finish you choose should be oil based and must be designed in some way for hardwoods. Ipe grain is very dense and doesn't like to absorb a lot of finish and it has A LOT of natural oils. As we know water and oil don't mix well so the oil boards will push out any water based finishes. Given you're only doing 12" of open air space (we recommend 18") we would suggest finishing all 4 sides. To provide a "moisture barrier" at the bottom. This doesn't guarantee against cupping, but it'll help! 2) Do what you must to allow water to quickly leave the area under the deck. The less standing water the better the chances of your boards not cupping. 3) 4/4 or 1x6 decking is prone to more movement. The thinner and wider the material the easier it is for it to move. If you want to give your deck a fighting chance always go with the narrowest and thickest board. In this case 5/4x4 would be recommended. If your budget doesn't allow for that, try the 21mmx6 boards it's almost the full inch of 5/4x6 but at a fraction of the price. 4) There's many systems out there, we haven't had any experience with the Pro Plug, but we do have a Drill & Drive that'll do the same job and it has worked great for some of our contractors. 5) 2 weeks should be enough for it to acclimate to your environment. You're good! 6) Ipe comes in a variety of colors from dark green to dark brown and some red hues here and there. Just ensure that if you're paying for premium decking there aren't any cracked open knots on both sides of the boards or that you're given boards with sapwood. While based only on the window count and limited info on options etc. I'd agree that the price sounds high, the fact that the Pella, Marvin, and Andersen options were nearly twice the price says that may not be the case. $230k sounds very high for 42) wood windows and 2) patio doors, just as the $125k does for the Sunrise option. That said, if you break down the ratio there, the Sunrise option is not comparatively more than would be expected, in fact I'd say less(again in comparison to the wood/clad quotes). Seems to me that one(or maybe more) of a few possibilities exist here: - the qty/count is not fully translating and you have more than 42 mainframes - there are some very challenging installation details and/or options - you just so happened to have chosen only extremely high priced options.

Sorry but I have no further info to add beyond what I've already said. The best decisions I made were to hire what turned out to be very busy contractors based on reputations and a few references I checked. I asked a few questions about their bids before making the selections and I was out of the way but present as the work was being done on both jobs. I felt I was in good hands. When both contractors I chose (one in the Bay Area, one in SoCal) determined prior equipment was oversized and recommended sizing as prescribed by the load calcs, I knew I was in good hands. The passage of time and the (limited) changes of season have confirmed that the equipment installed is properly sized and they, together with the duct sealing, provide more comfort and economical operations than what it replaced. At one home I had a cool experience with the building inspector who came for the final inspection. He had a copy of the HERS test with him, it had been transmitted to his office electronically. He said "please show me the compressor", I did. "Please show me the electrical panel". I did. He said something like "Everything looks good, thank you". I asked "Don't you want to go into the attic to see the new furnace, coil and connections?", he responded by saying " No, that won't be necessary. I did need to look at a few things but I know XYZ Company's work very well. It's one of the best in the area. We never have had an issue with any of their jobs".

Any heating and cooling issues with existing equipment?

A few suggestions.

I would want a whole house air filter cabinet especially for rental unit.

No need for the more expensive XC17 condenser, go with the. XC14.

You need a true two stage thermostat with that furnace. Thermostat should control the staging, not timer on furnace control board. Discuss with dealer.

Nothing out of the ordinary for a tall, narrow space, top floor gets warm in summer.

Will the Lennox I-Comfort control do that? Any other brands to consider?

How many returns do you have now? At least one on each floor?
How do you filter your return air now?

Here are the the advantages to a whole house air filter cabinet.
Indoor air quality
Protection of both evap coil and blower motor asbly at furnace

And probably the most important, you don't have to rely on renters to change 1" filters on a regular basis which they are notorious for failing to perform this chore which can cause expensive service calls to correct. The filters in whole house media cabinet last up to one year. Put it on your calendar and give them the filter to replace. Changeout is easy and quick.

As to thermostat, you should discuss with dealer. There are several good models to choose from including WR and HW. Not certain about the Lennox. You definitely do not want a timer controlling the staging but rather the thermostat based on demand. This is not an area to take a cheap shortcut like many dealers do and homeowners aren't educated enough to know the difference.

Pricing seems reasonable. Suggest competitive quotes from another dealer though.

They do. You are suggesting I am a skinflint landlord by not installing a more efficient system? I haven't talked to the dealer about a higher efficiency unit but I would likely run afoul of the HOA if I have to exhaust through the wall. And I am trying to keep costs -- and subsequent rent increases -- down while providing a durable system that frees me from weekend calls. Don't know if I'm there yet.

Usually HOA covenants for condos and Town Homes restrict gas furnaces to 80% eff non condensing models. Daniel is on the correct path.

Daniel, you might want to get a price on a Lennox Ext warranty to cover labor costs for any problem encountered the first 10 yrs. Usually the cost is about 10% of the purchase cost of new system. Price can be negotiated with some dealers. I have mixed opinions on these warranties and their worth. Depends on what kind of peace of mind you like versus spending more bucks.

I actaully meant that if the landlord pays the bills he might want higher efficiency. There may be some renters who look at efficiency, but probably not many. A new reliable system should be good for most renters.

What will happen with condos etc in the north when the law requires high eff? The hvac companies should be marketing to those complexes now to tell the owners they might want to be replacing older units now to avoid added expense and hassle later.
