Old heat pump trashed

Here is the story... I bought a home in an area where there are few regulations & bldg codes.. I had a home inspection & the 70s heat pump was working at the time.. NOW 1 week later-the fiberboard ductwork is falling apart from moisture & the "duct tape" didnt hold. (no kidding).. This unit is in a crawl space.. I took a look & the unit is falling apart & the insides are rusted.. Here is the worst part, the unit is now sucking stinky smelly air from crawl space & pumping it into the house. low-avg radon levels ( but that is another story)... I have a "Home Warranty".. Before I file an official claim with warranty provider, what & how is my best chance for a total replacement ? Since asbestos duct work is not covered, I will pay for that. Also, I would want the new unit moved to the man floor in a utility closet. Main question is HOW do I improve my chances to get the home warranty guy to call for a "unit replacement" & me pay for the rest (ducts & relocation). Thanks for any ideas... Arlan

I forgot to mention, the unit is very WET with condensation.. ALOT of water comming from unit ( humidity outside is about 85%) and even with a new thermostat when set to 74, occasionally it will not shut off & run until I shut it off at 67 degrees. I am thinking of IF they do not replace this unit, make sufficient repairs- I will pay to have ducts replaced at least it will be healthier that way.

I would take a settlement from the home warranty company, go out and get a good matched system that qualifies for the tax credit. I think your chances of getting full replacement on new system is poor but I wish you luck and still would want a settlement.

here is some information that might be helpful.

these are my minimum specs for a new HP system. both outside and inside units should be replaced to have a properly matched system.

15 SEER, 12.5+ EER, 9 HSPF
best matching VS air handler
full BTUs in both cooling and heating for your rated size
R-410a refrigerant(same as Puron)
scroll compressor preferred
electronic demand defrost preferred
thermostat with "dehumidify on demand" feature
staged backup heat strips
new and correctly sized refrigerant lineset

you want a thorough inspection of your ductwork system. size, overall condition, supply and return lines, insulation qualities, leak test, etc.

any hot/cold spot issues in your home should be addressed.

I would only use authorized dealers for the various brands that provide quotes. see mfg websites.

I would look at Trane/AmStd,Rheem,Carrier/Bryant.

Dangar Just so you know, they don't build workhorses like that anymore. My personal favorites would be AmStd Heritage 15 or Trane XR15 with best var speed air handler Tam 7 series. Add a small heat strip. Are you in a coastal location/environment? Here is my personal checklist. Obviously correct sizing is important. A 23 yr old HP condenser is past its prime and should be replaced. Regarding the defrost cycle, you certainly have the time/temp method. Depending on your location, it should be set at 90 minutes. However, if and when you decide to upgrade, you should select a brand/condenser that has electronic demand defrost feature. This eliminates unnecessary, nuisance, and expensive defrost calls when they are not needed. Only a few brands have this feature like Trane/AmStd, Rudd/Rheem, and York. Definitely worth it especially since your oil heat comes on for a defrost call. IMO

Brickeyee, I have a hard time explaining the cold in AL. I've lived in North Dakota, Massachusetts, and some midwest states in between, and the South is nothing like that. But we are almost to the TN border and do get some chilly nights in the winter. Lows in the 20s and occasionally in the teens December through February are quite common, though snow is only seen maybe two or three times per year, rarely accumulating. But our house gets very uncomfortable if we aren't in the enclosed room(s) with the heater going. All things considered, natural gas and electric are pretty cheap down here. Propane is going up (and the range and hot water heater are gas), so that is leading us to think a gas furnace and a switch to NG would be a good thing over all. Energy Rater, thanks for the back up. As I mentioned, I feel pretty silly calling AL cold when I've lived in much more frigid conditions, but I'm not sure a heat pump would keep this drafty old house comfortable. I was also told the defrost cycle would use lots of electricity, and our bill is already $200+ these winter months for just lights, small appliances, and two-three electric heaters in enclosed rooms. Initially, we had much higher quotes for a gas furnace versus a heat pump for downstairs, but we have received one really good, highly efficient furnace quote. I think we are leaning toward that. We are also looking into a home energy audit because we could get some rebate money for improvements that we need anyway. The quote for the Carrier gas furnace that we like also includes duct mastic. Is there anything else we should ask for since the duct system is going in brand new?

A heat pump's purpose and design is to pull heat out of the outdoor air and place it indoors (heating operation in winter time). The problem is as it gets colder outside there is less heat in that air and this not only causes the heat pump to run longer it also causes the refrigerant pressure to drop below freezing. This in turn causes the coils of the heat pump condenser to frost and /or freeze. This in turn cause detrimental (heat) performance until eventually the coil must be defrosted. You can put any kind of fancy control on this to help with the process of defrosting the heat pump. But because of the freezing nature and (typical) poor performance in colder weather, I would not recommend a heat pump for a colder climate. (Below 32 degrees, natural gas and propane will always have their place in some locations.) As stated before EDD will never go far enough (for a colder climate) because you will also have to contend with snow fall / or ice encasing the heat pump (depending on location). With that said, EDD is over kill for a warmer climate. It may never be really needed in a warmer climate. In a colder climate a heat pump, while not a good choice for such a climate could be used as supplemental heat for when the climate is appropriate to use it. As long as the user understands the limitations, but in this world and to this day you have people who set 'a crazy number' on the thermostat thinking the magic box outside will do whatever you want. While Houston / Katy / Cypress is a perfect heat pump climate, they are quite rare here..... because people enjoy the occasional chill as opposed to spending the extra cost on a heat pump or the home has natural gas and a heat pump is unnecessary for such a short winter season in this location. Remember these functions /choices are part of the design of a system. The nature of this market is to sell you a 'gimmick' that will only work under a certain set of circumstances. google your home warranty company's name to see what their policy is. Many home warranties are almost worthless in a situation like this. Was this a bank-owned "as-is" purchase, or was there a disclosure statement filed? Many times the seller would be on the hook for a major defect like this...

BUT we did sign an "as-is" statement when closing... Probably screwed as the home warranty only covers "mechanical" repairs to unit. NO duct made from asbestos or fiberboard... live & learn...
