Hi, I am building a 4K sqft home and have done all the automation in my last house (by myself). During that time I worked for a company that owned a division that sold home and industrial automation and I could get anything for 50% below cost. Having said that we just broke ground on our second home and I am doing all the design install and automation for this home and here is what I am putting in from what I have learned in the past. #1 - Lighting System. It was my favorite thing in the last house (a Leviton system). This time I am using Insteon for many reasons but it can be programed by a small box you instruct - plug into an outlet and let it do it's thing. Custom printed buttons, complex scenes - timers whatever. It is the most flexible system out there and goes from standard configuration to super complex and everything in between. It is also cost effective. #2. You can get Insteon Thermostats that do a lot of goofy stuff - but I am going with 2 Nest units for each zone. Easy Simple. #3. A Cat6 Camera system from Samsung (16 cameras - only putting in 8 to start). I really like the fact that I can see the house and the sump pump etc. when I am out of state. #4. An ELK alarm system. This is the "brain" of the house and it talks to the lighting system and Insteon thermostats. You can hit the "Vacation" button and it will set the HVAC and even turn on and off random lights at night if you want. #5. I am wiring for Somfy drapes and shades. Simply putting in the 16/2 DC wires in locations for now. The bedroom will be all blackout shades. Roll over and hit a switch and you are in a 1000 a night hotel. I am not putting in any music systems. Never used them. I had a fancy Russsound AV distribution system as well and won't be doing that either. Simply doing Cat 6 everywhere, DirecTv, and will use wireless Apple products for music at patries. You will NEVER use a computer to control these devices. You will never get up and use a wall touch screen. That being said this is a hobby and should be treated as such. You won't get your money out of it. Your friends won't understand it. Friends at parties won't understand it. But if it is something you like then go for it. It takes 10,000 times more effort, time, frustration, and money to do these things with an automation system than it is to get up and hit the light switch or pull the drape cord. But to me it is something I can't seem to live without. Wife hates it - can't seem to understand how it all works - or the need for any of it. Even with custom labeled buttons that say "party" or "clean up" on the lights she still uses the switch instead of the scene button. It is nice to turn off every light in the house from your bedside - and then to have the alarm to arm automatically at 11:00 at night with no need to do anything. To have the lights come on and light the house when it detects motion etc. That being said it is a very slippery slope. Don't listen to the salesmen - they want to sell you what they want to sell. Best advice is to do as much as you can and bring in a pro for the things you don't understand (alarm for me)... Good luck!

It appears that anyone who spends (or apparently capable of spending) more than what you think is a reasonable amount is immoral - and that you feel the need to tell others that their are needy people in the world. I'm not sure it has to do with environmental footprint either as you don't really know his environmental/carbon foot print and/or otherwise. But seriously I don't see your concern for environmental footprint as you don't mention it anywhere. You started off as you did before over the fact that someone else spent more than what YOU consider acceptable and called it immoral. "If he'd added a paragraph or so about using ICF construction (do you know what that is?) I'm quite familiar with ICF. ICF works really well for "simpler" houses and is a nightmare with more complex houses. Complex houses might be immoral to you, so that would preclude that issue for you though, right? Besides there are quite a few diverging opinions on using concrete and by extension ICF. While less wood is used, it isn't any more energy efficient than a well built/insulated house. I think the discussion of "green" revolves more around energy efficiency than the actual material being used. It's just that people choose to use insulated concrete forms because its cheaper to attain the same level of energy efficiency than its counterpart - but again with significant drawbacks (especially when it comes to flexibility or automation, which the original poster did do (or attempt to do)). "low VOC finishes" low-voc is definitely human healthier, but it remains to be seen if it has any real relevance to environmentally healthier. The majority of low or no voc paint has enough enviro-unfriendly ingredients that no matter what you do it isn't environmentally better. It's just less voc's being emitted into the household. "or even...energy star appliances" I don't know his appliances or items, but usually anyone who is into automation is going to have fairly high-end appliances which almost certainly are "energy star" appliances. By the way, energy star is a MINIMUM standard. It's such a poor standard that I am not even going to get into it. It's meant to establish a minimum standard so that the average consume shopping for a refrigerator isn't going to be ripped off by an energy inefficient refrigerator. Most anyone who spends big bucks on autmation is going to be buying in the subzero, viking, GE monogram, Liebherr type of level which are all well beyond energy star minimum ratings.. . . And that gets back to the basic question - Why does someone doing beyond YOUR levels dictate them being immoral ? People can spend what they want. If you haven't walked a day in their shoes - why are you calling them immoral for building their house ? Hey, you only need one toilet in a house. How many do you have ? Is it immoral for you to put more than one in your house ? It's all relative depending upon where you are coming from. I just don't get where you think everyone who does a bit more than you, or spends more than you, or is less energy efficient as you is "immoral". Probably this subconscious thought prompted my comment about the poor and downtrodden." I really doubt it in our lifetimes or the next. Most of these won't last beyond a generation or two. And even then, it gets much more complicated with property lines. You're more likely to see teardowns than you will of change of use. The reason you see "mansions" (true sense of the word) in the past being used for multi-tenant is in high-density areas. You don't see today's megamansions in high-density areas. you might call them high-density, but even if everyone bred like rabbits and doubled the current population - it wouldn't change suburban america. Perhaps if you increased the population 10 fold, but we're talking many more generations beyond now.

Hi Karen Good question - it's not that I prefer the Lutron Smart Bridge over Samsung, it was just my recommendation for the initial inquiry regarding integrating climate control, lighting and music from one App and in my opinion the Lutron Caseta Bridge seemed to fit all of the requirements. Having said that - the Samsung Hub can do some pretty cool things as well and can work in parallel with the Lutron Smart Bridge. Example, you can use Samsung Smart-Things water sensors to work with Z-wave water shut-off valves (like "Leak Gopher") to shut off your water supply in case of a problem with plumbing, water heater or leaks around the house. So in general, it was just my personal preference since most home media integrators are Lutron Pros. Check out FAQ at Lutron below... trashcanman, I meant cat 6 obviously. I've had this argument further up on this thread (where I did say cat 6), but you just can't convince some people that technology improves/changes. "If you have neighbors close by, you are sharing that wireless space with them, and as they add more devices, your speed and reliability will trend downward". Just to reiterate, this is a dated way of thinking... there is very little to no interference with modern 5G routers. Anecdotal proof: I am sitting in my tiny temporary city apartment where there are 28 other wifi networks available, and I can still watch perfect 4K TV through my wifi and my internet is super fast. In 10-15 years, those of you running cat 6 will have to tell stories about the old days when the internet ran through wires and devices had these strange "ethernet ports" every time a kid asks about the strange useless outlets on your walls. artemis_ma, I did run audio wire for speakers.... even though Apple is convinced that wireless sound is ready for prime time, I don't think we are quite there yet. I think we will be soon, but I am not willing to wait a few years to listen to music (also speakers in the ceiling do need power some how). I am pretty happy with Spotify for what you are describing, but that is an entirely different conversation.
