Comments (31)i talked with the builder. we've got 16,000 off. he doesn't see how we can get another 14 off. we have to have a 2 car garage - required by the neighborhood. i personally prefer carports because they are easier to keep clean and you don't have to fool with a door, but the rules are the rules :( jennybc, that's a good idea about the surround sound. it is something that i'd really like to have in the future for music outside while entertaining. i asked about the ceilings and he said that they would end up having to build a separate knee wall or something (not sure i'm quoting him correctly) and that lumber comes in 12 feet anyway, so that it wouldn't be much of a savings. he didn't want to go down to 8 upstairs. we do have bunk beds, so I didn't fight him on that. all in all i think he wasn't comfortable with 10 downstairs because the standard in the neighborhood is 11. should i push him on this? what kind of savings are we talking about if i did 10 everywhere downstairs except the den. 3,000? 5,000? i think he's stuck on 11ft because he likes nice things - earlier in the process, he was trying to encourage me to use a big professional range when i'm just fine with a 32' KitchenAid architect series. a couple of months ago he was voted builder of the year from the local parade of homes, so he wants to keep his work impressive, i guess. i need to look at the plans to see about moving the garage. it might not be possible on our narrow lot. it's like a rubik's cube trying to fit everything. i know what i wanted to ask, and i forgot - air conditioning. in the house we live in now (built in 2006), we have only one AC little air vent thing in each room except for the den,kitchen, and master bedroom. those rooms each have 2 vents. i noticed on our plans for the new house that there are 2 vents in every room. even the super tiny kid's rooms. should we switch to one vent in those 3 rooms as well as the small formal dining room and small guest/study room? would that save money by eliminating the big octopus arms in the attic? these are the cabinets i have in my house now, and this is what i want in the new house, except with straight edge trim on top....See MoreWhich of these small cosmetic updates are worth it for selling?
Comments (34)xamsx, which part of "you deserve what you got" did you not see? I fail to see where I asked for *any* advice on my Realtor. If and when I want that kind of advice (and I have read lots of past threads on this forum), I'll ask for it. In the meantime, perhaps we could stick with what I *did* ask for help on. Thanks, graywings. If they were just cheap and outdated, I might throw some towels on and call it good, but these are loose (I took two down today that were barely clinging to the wall), dented, and stained. Yuck. I'm really pleased with what I've done thus far. Just a few perk ups are making a huge difference in the feel of the house. There's some "heavy lifting" type clean up work that I'll find someone to do, since I don't have time, but otherwise I am an updating master! :D I'm doing the blinds (amazing difference), towel bars/tp holders, etc., lighting, switch plate covers (just new almond ones, I'd have to change out switches and outlets themselves to change to white), new medicine cabs (cracked, stained ones are so not enticing), front door handle (if it fits the existing door), shower curtains, knobs (dang, those are more work than I thought -- I did all of four today), and taking out the tchotchkes for sure. A few other things, can't remember them all now! Not going to add any WTs (valances, etc.), just taking down some bits of leftover hardware from previous curtains, patching and painting. A good clean up and it will show sooo much better. I don't think it will all be done but I'll take new pictures tomorrow when most of it is done....See MoreGW vs RW--a bigger sampling.
Comments (114)I assume an outdated house in disrepair would only sell quickly and for over asking, if it was priced very low and/or in an area without much to choose from. My home was just a standard cookie-cutter 80s ranch, 1400 square feet on .20 acre lot. 5 houses were for sale on my street at the same time -- ouch...some the exact same model. The market is flooded and there is a ton to choose from in the price range. But almost everything comparable was outdated and didn't show well. There are also a ton of foreclosure's and short sales that are priced lower, giving buyers a chance to 'get a deal' that I had to compete with. I watched Designed To Sell, House Hunters, Property Virgins, and Unsellables constantly for months leading up to us putting our house on the market. I took what I learned and just made simple changes for paint, decor, etc. We did a cheap redo of our kitchen to get rid of the original cabs and we put in ***gasp*** Corian counters, haha. Buyers loved seeing solid surface after every other house in our range had laminate. Our Realtor is a top agent in the area for over 30 years and she was very concerned that it would not appraise for the offer that our buyer gave. There were no comparables in the area that were priced near as high. We priced a little high, knowing that we'd probably get lower offers -- never dreamed we'd get an offer for over asking. But every single person that saw our home wanted to buy it. Staging can make a huge difference. It did for us! Comments (14)I ordered my Blanco faucet through an online auction (HD in Canada used to have daily auctions...no longer...:>( When I had an issue with it several years later, I dealt directly with Blanco, and they sent me the parts. I think if it comes with a warranty, just make sure you fill it out (now most can be done online), and if you have any problems you will probably deal directly with the manufacturer anyways. During my kitchen reno, it was the first time I ordered anything online, I was quite pleased with the process and really loved saving the money! Have you tried local plumbing supply places? I was surprised to find out that they were cheaper than any of the online stores during my current bathroom reno, and they price matched if any items were more expensive. I wasn't aware that they do sell to the public, so that might be an avenue for you to explore. They had to order all my items anyways, so not sure if it would save you time, but it might make you feel more comfortable....See Moredavidro1
