I haven't done any of this yet but have been studying since last winter because I would eventually like to go into the nursery business. Some people do well starting out by selling at a local farmers market. Contact the people who run the one near you to see what it takes to get a booth. Above some level of income you'll have to deal with dept of revenue for state or local sales tax so check into that too (applies whether you sell at home or some other venue). Then pot some up and head to the market. Plants that are not in bloom will sell better if they have pictures. I suppose you could also sell bare root there if you figure out a good packaging method that keeps the roots hydrated. Would save on expense of potting soil & pots. Like I suppose you could put them in a large cooler or 5 gal buckets for each variety filled with water. Then when you sell a couple fans wrap the roots with damp newspaper & put in a platic shopping bag. Heal any leftovers into your garden between market days. Another option is to sell them mail-order through something like the LA or ebay. Again, nice pictures of the bloom is an important part of success here, as is learning good packaging & shipping practices. Try buying a few from those sites to see how others processes work.

Here's a tip I learned with my rental home that could apply to getting auction payments (smaller scale I know). I had renters who were consistently late making their monthly rent. My contract was written stating rent was due on the 1st but late payment penalties would take affect for payments received after the 15th. The check always arrived on the 15th. The next rent increase & update on the contract I left those dates alone but gave a $50 credit if payment was deposited to my account on or before the 1st. I bumped the base rent up enough so that giving the credit was no impact to my bottom line. Plus, since they didn't use checking accounts and I am in a different state, part of their issue had been finding time to get a money order to send payment to me thru the mail. But I still bank local to them so I made arrangements for my bank to accept their payments deposited directly to my account (w/o disclosing my account info). Now they could stop to make payment on their way home from work or shopping. They were never late again! Lessons learned- 1. make it convenient to pay 2. make it more worth while to be on time. I've seen a few sellers on the auction use bonus' for fast pay, others offering credit card payments. I'm sure there are other creative ways to offer rewards for being fast pay. Of course technology problems always get in there with e:mail and such- maybe listing a good ole fashioned phone number and times you accept calls. For hobbyists who don't want to list their personal phone number on the net there are some tools like inexpensive online call forwarding services (example: accessline.com) that can be used to protect your personal number from view.

Collect your own. (Of course it's kinda late now to sell them for this season, as you've missed the harvest time) But for next season,... I always harvest my own garden's seeds (More profit for ME) print out some nice seed templates with pretty pictures, fill them, seal them and arrange them in a vintage wicker basket on a market table for 2.00 a pack. They FLY in the Fall! ALL profit except the paper & ink for the seed packets, (Oh yeah, and your time) You can easily harvest your own herb seeds, and as long as you don't grow hybrid veggies, could even harvest their seeds. Even if you only did it that way the FIRST year to see if they'd move, without wasting any of your own $$ buying bulk and maybe have it sit. At any rate,..Whever you get your seeds, don't forget about the PACKAGING. Make your seed packages pretty!

We sold my father's 1880 Victorian pretty much "as is," but "as is" never appeared in the ads and listing. The house was structurally sound, the electric and plumbing had been updated 20 years prior, the furnace was 2 years old, the roof was original to the house (good old slate roof that hadn't leaked yet). Dad was a huge believer in constant maintenance. The kitchen was from the 1950s, the bathrooms from the 1960s--Mom and Dad bought the house with them and since everything worked, saw no need to replace anything unless it was broken. The kitchen appliances had been replaced as they aged and died. Some carpet and wall paper had been replaced. There was wall paper in almost every room. Everything worked. Everything was clean and spotless. Some things were outdated. And certainly cosmetic changes would be necessary in some rooms. The house was under contract in a month. Mostly because it was priced lower than the Victorians in the area that had been completely upgraded to allow for the cosmetic changes any new owner would likely make, and because the agent we picked marketed it well.
