single-stage VS two-stage furnace for a house with basement

We have a 3800 sq two-story house with a basement in Seattle area. I plan to replace the furnace in the house. Three contractors came and gave estimates. However, one contractor recommended a single-stage furnace while the other two recommended a two-stage one.

The first contractor said two-stage furnaces are designed for smaller houses. The furnace will stay at the second stage for my house. Is this statement true?

If a two-stage furnace is the right choice, shall we go with the variable speed? It is $800 more expensive.

BTW, which brand is better among Lennox, Trane, and American Standard?
