It sounds like you still have some of the "stain" left in the pad and it is wicking back up into the carpet when it gets wet. Your puppy might have gone a few more times than you thought. Or your carpet cleaner left residue on the carpet. Soaps are natural dirt attractors! Water based stains tend to spread with SmartStrand so the little spot becomes a big spot. If you don't have a moisture proof pad - it can exacerbate the issue. My recommendation is to get yourself a small handheld extractor from Walmart (Bissel makes one that I have used) and hit the spot when it comes back. Do not use soap! Water only. It is going to keep happening until you have removed the pee from the pad - so having a cleaner come every time is not practical.

rufinorox- They are actually Whirlpool appliances! I would have preferred Kitchen Aid or Frigidaire, but the builder (it's a new build) doesn't offer. Thanks! jsweenc- I figured out that I am fine choosing as things go along. Choosing floors, having those down, choosing what comes next, having that in.... Hi, Jon1270, we are not planning on reroofing the 2 yr old roof. Just the part we couldn't afford to do 2 yrs. ago. we want to do the rest of the roof now since we are doing an addition. but the gc recommends just putting a second layer on top of the old roof instead of a tear off. we did a tear off 2yrs ago that's what was recommended at the time. Ron6519, you can see all roofs at the same time. but i'm concerned a second layer on some parts and one layer on the other will look funny?

NatalieG: Speaking with a realtor is good advice, but I'd suggest touring some new homes also. Builders build what buyers want to buy so the more you emulate the latest in houses, the more you can compete when you go to sell. Despite the claims of retrofit window salesmen, the payback on windows is something like 40 years and probably longer now that energy prices are coming down. People expect the home they buy to have windows and a roof that doesn't leak. I told my sister-in-law that she was going to put a roof on the house she inherited from her mother, either out-of-pocket now or let the buyer take it out of her hide on the sale. She chose the latter.
