Nervous about returning items if there is something wrong...
Comments (5)I suggest you get out your receipts and read the return policy that is usually printed on them. Most major retailers, including the big boxes, have a 90 day limit on returns, and anything after that, even with a receipt, is at the manager's discretion---and only at the lowest price that the merchandise sold for. If you bought a great facuet for $200, and waited 6 months to return it, and that faucet was now marked down to $100, that's all you would get (in store credit) even if you had a receipt--if they decided to return it at all. 90 days is all they promise. If the merchandise has a manufacturer's warranty, any service under than warranty would be through contacting the manufacturer. Some retailers have an even more limiting return policy, such as 30 days. All will impose some type of restocking fee IF they accept returns on any special order merchandise---and that would be if it was returned during the 90 days. Appliance manufacturer's warranties begin on the date of delivery and run for one year. If the installation occurs after the delivery date, some will honor that date as the beginning of the warranty period, some will not. But, the burden of proof would be on you to prove that the appliances were not installed until a later date (receipt from licensed plumber for a DW install, etc.). Putting the "excess" merchandise on Craig's List or Ebay would be an alternative to get some of your money back should the issue arise....See MoreExhausted, frustrated...doing something wrong...

Comments (68)The original agent did recommend several price reductions, it was a weekly thing. She started us too high in the first place. Reducing the price every week by $10K until you reach a magic number is not a good pricing strategy, and doesn't leave the seller or the market feeling good about the property. You hire an agent for their knowledge and expertise. Anybody can pick a price and drop it until it sells. We picked an agent who proved not to know the market well, and as a result did not price it or market it well. Cape Cod's are hard to photograph - even with full dormers and additions, they look small from the front. In this case what worked for us, was an agent who knew what the price should be to sell (now more quickly than when we started) and demonstrated it, got to know the strengths and weaknesses of the house, and then knew how to market it to buyer's agents. Your suggestions to order the photographs to show the house from all sides I think really helped. We ended up with more showing requests and offers in the last week than we had in 2 months! We learned an expensive lesson here - make sure you check the track record of your agent's actual sales for sellers and not buyers! Thanks again for all your help!! Comments (13)Hi, first of all your cabinets look very nice. You probsbly like colder undertones and SW Pure White has warm a little yellow undertone. Hint of cream. It is a very popular color but yes it is a little warm color in nature. I have seen so many pictures with this color and they have different creamy or not so creamy lookS. I suggest to check your ligthing to more white and also once you place the accessories it will all bend together. I am currently like you in line to get my cabinets painted white and i have been in the rabit hole with white colors for way too long. I learned a lot more I needed to know about white colors. Your wooden hood by the way looks very nice. Add some decor and watch it transform. I am guessing you like more cooler undertones like BM Oxford or if you need whiter without creamy Chantaly Lace. However, Add some decor and lighting and you will lose some of the yellow. I think your walls are gray so maybe gray makes the creamy pop out more. I am sure you can make it work without repainting the cabinets. By the way what kind of paint did you use? Oil paint can make white look yellow sometimes I think. What Brand is it? SW Emerald Urethane Trim or BM Advanced Waterborn Alkyd or lacquer type? these should be waterbased so curious what you used....See Moretired_boy_mike
