In a typical landlord/tenant situation, the landlord holds the homeowner's insurance policy, covering any damage to the structure and its fittings. Rental insurance covers only the renter's personal property - it is not for the homeowner's (landlord) protection but for their own. Should a fire occur, the homeowner's insurance will pay for the reconstruction of the home but unless the tenant has rental insurance, none of their furniture, goods, personal property, etc. are covered. I'm glad the damage will be covered by the appliance mfg. And given the situation, seems like you assuming the homeowner's insurance coverage is a good idea. Until more complete repairs can be made, the humidifier is also good idea. Won't get rid of any mold that may already be there but will prevent its spread.

Airqual guy, many of those problems have lessened since insurance companies have limited mold coverage. The coverage for mold is usually capped at $5,000.00 now so those large insurance exposures have been severely averted. I have heard of people getting dropped for multiple water claims but there were other factors involved such as the condition of the house. I have never heard of insuredÂs being dropped for inquiring about a claim. If a person was dropped without a claim; it was because the homeowner did turn in a claim and the claim was denied. If the water problem was caused by a plumber or builder, I would call them to see if they would cover it. Your insurance will at least subrogate against another party if they were at fault. In short, if you can afford not to turn in a claim, DONÂT. If you have no choice, I wouldnÂt worry about turning in a claim for this issue unless you have a bad claim history.

I am in the middle of a large loss fire claim. My sentiments pretty much echo juliatallmadge's (wish I could reach her to find out how it all turned out). Mine was a high-end single family residential rental. The renter was at fault, so not only do I have the experience of dealing with my own insurance company (State Farm), I will be getting experience dealing with the renter's TWO insurance companies (one is for the general renter's policy and the other is for a general liability umbrella policy). All I can say is, it has almost been one year and the house is still standing unoccupied and untouched. The inside of the home was completely smoked out and partially structurally damaged. Only now is the claim being subrogated by my insurance company, which has paid to term limits, to the tenant's insurance company. As juliatallmadge stated, it looks like the tenant's insurance companies will try to micro-negotiate everything, so I am in the process of shopping attorneys. Since the fire was the fault of the tenant's, I deserve to be compensated for my loss. But I get the distinct feeling at this stage this will not happen without legal representation and quite possibly a legal battle that may go all the way to court. I will know more as this situation unfolds in the next 2-6 months. I can only say that State Farm has been wonderful. But be very certain to read your policy thoroughly, because even your claims adjuster can make big mistakes that you might catch. We caught a 90K mistake in our favor. Also, DO NOT make the very common mistake of being underinsured. If we had not been underinsured, we would already be started on the construction while waiting for the tenant's insurance companies to settle with us. Take pictures and videos of EVERYTHING. Open your drawers and cabinets and shoot pictures. Shoot every single feature in your house. And then store those someplace safe outside of your own home. Also, because I saw it happen, keep your computer backed up on a hard drive and store it outside of your home or in a fire/flood proof vault, as well. In my opinion, $1,200 a year for homeowner's insurance is chump change. I was paying more than that and was still underinsured.

(I haven't been on here in a long time, sorry) Where I live we have long winters, so I use the cold chilly nights to catalog purchases I overlooked, but almost everything! I keep my camera handy, my laptop and once you start doing this I swear you will be obsessed. Take pics, general pics, immediately put them on the computer. Don't wait because it gets overwhelming. Create a photograph folder for each room in your house. Add photographs of each room with general description. Because it can be overwhelming, first take general pics of your living room, dining room, kitchen, etc. And you really should catalog everything. I have a large 3-ring binder with sheet protectors. I keep a photocopy of my receipts in here. Anything major of value that you purchase keep in here. Washers, dryers, artwork, appliances, etc. Keep the warranties in here along with receipts. Great when you need to have something repaired. I keep a disk with photograph details, original receipts in my husband's office as my backup. Why you should do this: for example, if there is a fire, flood or major damage in your home, you can't make an insurance claim by verbally saying I know there was two pearl necklaces and one blue sapphire necklace and two waterford bowls and I bought decorator drapes with the most expensive fabric and the best expensive paint with molding that was $200 sf, and I had 30 Ralph Lauren shirts at full price, etc., You really do have to prove it. We have an old victorian and during a snowstorm our chimneys fell - we had to fight insurance company to prove we wanted historic bricks, custom brickwork pointed a certain way at a certain height and replacement of the fence that the chimney damaged, etc. Anyways, Sometimes that means digging the stuff out of the fire and proving it if it is not recovered (voice of experience) We had photographs and documentation. So this is a fun lifetime project. Once you get it going it's fairly easy. First way to start, starting today every single item you purchase of value, start documenting those items. Years ago I created my own Excel spreadsheet. Because of sheer volume, I purchased a program which is very detailed. My husband is like me, too. For thirty years he has been documenting his items (detailed tool list right down to the values) so combined with the two of us it really called for pics and more organization. I started doing this years ago. Here's my excel spreadsheet which I still keep as a reference. Program I use is called Home Manage by Liberty Street. There is a free trial for it after a xxx amount of days you can no longer access it so don't get carried away playing with it cause you will waste your time if you don't want to pay for it.
