Income and home value in 'your' town or city?

Below is a link to stats for median income and median house or condo value.

I find it interesting that a median home here is less than 3 years of one's median wages, compared to so many other places in the country....sorry, Canada is not included.

Here are the stats for my small rural town in IN.

Population in July 2007: 5,952. Population change since 2000: -1.1%

Estimated median household income in 2007: $33,607 (it was $30,687 in 2000)

Scottsburg: $33,607

Indiana: $47,448

Estimated median house or condo value in 2007: $91,954 (it was $70,600 in 2000)

Scottsburg: $91,954

Indiana: $122,900

Mean prices in 2007: All housing units: $99,569; Detached houses: $113,516; Townhouses or other attached units: $68,638; Mobile homes: $21,745

Bunches of interesting data, although I have to wonder about the accuracy of some of it.

My 2007 income was well above the median. 2008 has dropped considerably. :-(

Value of my house is also well above the median and mean.

Canadian banks are fairly heavily regulated and are more used to carrying their own mortgages, so we are told that our mortggage situation isn't nearly as troublesome as in the U.S.

There seems to have been a pause in house prices, even a slight drop in some areas, but not a serious issue at present.

There is a sagging in the economy, though ... and will be more so, as our economy is very closely linked to the U.S. one: we say that when the U.S. economy gets a sniffle ... ours gets pneumonia.

I've lived in about 22 locations during my 79 years ... have never owned a home.

Current 2 br. farmhouse costs under $500.00/mo., includes water, o.k. for washing, not for drinking or most cooking, but I pay for power to run the pump. Rent not including oil furnace heat and power.

Income from my three pensions has increased slightly, quarterly. I expect it to continue so.

I have some income from a small personal tax-deferred retirement plan: my enthusiasm for that system has decreased substantially in recent years. That income has increased annually, but the required percentage withdrawal increases annually, so soon it will begin to decline, annually. I'm not worried about that.

I live within my pension income, thus far can save some for other purposes.

My investment income has taken a hit - one substantial situation, our largest telco, known as a "widows' and orphans' stock", was to be sold, to be bought at a premium price by a large pension plan and taken private ... the deal set up just before the U.S. financial debacle ... and completion has been postponed several times.

During that time ... they stopped paying dividends!

Then last month their auditors told them that the deal isn't viable ... would put them too deep into debt. Share price dropped from $38.35 close the day before the announcement to $25.25 next day.

I fully expect them to reinstate dividend, and soon, maybe even paying the omitted ones. But it'll be a long time till I recover the price that I paid for some of the stock.

Another company, a base metal miner and processor that I bought early this year had share price go up over 1/3 by May ... then slid back to purchase price by about Sept.

They'd bought a major coal co. for possibly a high price, with short-term bridge financing, are worried that recession may cut metallurgical coal shipments, they may have trouble financing. They've stopped paying dividends, as well.

Stock price closed last week at slightly over 1-10th the amount that I paid in Jan. I'd bought more a month ago for nearly double the current price per share.

Thinking of buying more, now, though.

I don't think that the company will die, but will recover.

A Canadian bank stock whose price at $107.00 was high in May '07 raised dividend from $3.08 in fall '07 to $3.48 ... and have maintained it, thus far.

But they had substantial exposure to the U.S. financial problems ... the share price dropped to a low of $42.36 or so, last month ... now $50.00 ... a long way down from that $107. a year and a half ago: but they continue to pay the dividend, at the rate established last fall.

A slight ray of satisfaction can be gained from the realization that at a share price of about $90.00 a year ago, the rate of return was 3.87% (tax-advantaged) ...

... and now, at share price of $50.00, is 6.96% (tax-advantaged) ... rather unusually high, for a bank!

P.S. I'm digging up some more stock and mutual fund certificates, these days, to take to my lender to increase the limit on my Line of Credit.

I'd thought that I'd have had some funds available from the forced sale of the telco, several months ago. Then deferred ... was to complete on Thursday, this week.

Now, those funds are not available.

But stocks are on sale.

So I want to buy some.

That's what that currently unused Line of Credit is for!

We don't have a master bath - just a rather large hall bath, and I have no doubt that we will have overimproved for the neighborhood. We live in a working class area with a mix of single and multi-family housing. We love the area though and have no plans to leave it. We did splurge on some areas (fixtures mostly) and went super low budget on other areas (tile). What we could have gotten on the $15k for a 100+ sf bath (a huge luxury in this area to begin with) would have been a lot of fiberglass and home depot grade faucets and wasted space. To me it wouldn't have been worth the bother/hassle to end up with crap for $15k. Instead we have a cast iron clawfoot tub, a nice walk in shower and a pair of sinks with granite remnant countertops and a bathroom in a classic style that will last the rest of our lives. For the extra $10k (half the price of a mid-grade car) will have a bathroom that is beautiful, classic, functional and durable. I'd rather share my almost 7 year old honda accord with my husband than have a new car and a cruddy bath.

Values here have gone down some, but not a lot. That's particularly true in this development. We have a community newsletter & a realtor lists properties in the development that have sold, what the sale price was & how long they were on the market. We were in the first neighborhood of the development, so we pretty much know what the build price was on each home & can tell how values are holding up from that. We closed on our loan in June 06, construction was complete in Aug. 07. We refinanced in March 08 because rates had been steadily dropping. We managed to shave off a full point then. At that time the house appraised with a decent appreciation over the build price. I'm looking into refinancing again but it'll depend on how well values have held up. We're at 5.875% fixed now. While we'd like to get that lower, we won't complain too much if we can't.

My fiance and I have been looking to buy our first home for almost a year now. We have been looking for an older home (pre 1930's), because we love the historical feel, especially victorian architecture. A lot of us have that same dream. When I was a teen, I was dating a guy that was in a fraternity that was out of a beautiful Victorian. I remember the stairway, the flowers that were engraved in the wood. I remember the "dome room" and while it was a PITA to put furniture in, amazed me every time I went into it. I remember beautiful moldings, everything was etched and 3 or 4 fireplaces. It had a decent sized kitchen from what I remember, also had a servant room. Man I loved that house and swore that one day, if I could afford to have the house moved I would. The house was located in one of the worst neighborhoods. You had to lock your doors to drive there and run in the house. I bet that in it's day, it was one of the grandest houses. They ended up knocking it down, don't know when but I drove by about 16 years ago, there was nothing on the lot. Anyway, a lot of us have the same dream, to own a beautiful, grand house. Reality is the lack of things needed to live in it in today's world as Tricia said. Since you are not married with kids yet, it wouldn't really matter much, you would probably get by fine. Once you have kids and they start getting older is when you will notice how hard it is to raise a family there unless you luck out and get a house that has larger rooms where you can make closets, or one that has a decent kitchen. I wonder then if my fiance and I should actually change our dream to accomodate the current economy and the deals available? IMO, this might be a good idea, at least for now. Being newly married can be stressful. Unless the 2 of you are currently living together, you have to learn to live with your partner. How do both of you handle stress? Buying a house that you are working on all of the time is very stressful and could eventually start pulling you apart. You'll come home from work some days so tired but you have to sand & throw another coat of spackle on, or paint, or run out to the home store to buy supplies. Hubby & I worked on our last house starting 2 years after I moved in. We removed paneling, faux brick, painted, put in floors as well as putting a new floor frame on a concrete slab in the laundry area to build it up so that we could put a floor down. By the time we sold we were tired & cranky. Add to this a roof, electric upgrade, plumbing, which was a job in itself since there was only 1 shutoff valve, which meant we lost water for the day. We also did central air, a hot water heater as well as new furnace, and had planned to redo all of the baseboards as well. Are there any houses that are in between the old house and new construction for a compromise? You might be able to live a little bit more comfortably and not have to work as hard. It will also give you an idea of how the 2 of you work together as a team (or not). You can save the Victorian house for later on

@ Shari I will for sure. I just picked up a bag of mortar mix and hope it did not get trashed last night during the thunder shower. Should have that test patch wrapped up on the weekend. The opposite corner is going to be a bear to finish since I did not do a great job forming the foundation years back. When the guys poured and vibrated my form split open and had to be kicked back in. Since this happened the foundation wall is all out of wack. I'm going to free hand cut the bricks to different sizes but need to address the outside corner as well. Going to be a challenge but hey if it was easy anyone could do it!
