Ropel did not work for me. The day after I sprayed the lilies, they were chewed to the ground. What DOES work for keeping squirrels from digging in pots is lava rock. Since I started using this, they walk on top of the pots, but have not dug or chewed a single plant. (I don't grow lilies in pots however) Because squirrels always have their noses to the ground, a layer of lava rock seems to be too scratchy for them. My neighbor was having the same problem with them digging up her window boxes and since she started using the lava rock - problem solved. Kevin

You need to check your co-op bylaws and rules. There's usually something there about who is responsible for what with leaks--depending on where the leak is, the co-op could be responsible or the owner of the unit. The thing to know about water damage is that water runs along the path of least resistance. It also runs downhill. Frequently the first sign of trouble with bathroom plumbing is on the ceiling of the room below the bathroom. So it's not impossible that you had a leak that you never saw, and that the ceiling below your bathroom was damaged and needed to be repaired and repainted. If the leak was long-term, there may have been mold that needed to be treated. You need to get a neutral inspector in there to determine exactly where the leak is. Then you need to check the rules of the co-op and the laws of your state--those laws vary from state to state, so you need to seek guidance from someone familiar with your state's laws.

A couple more, the boys jacket was for another nephew. He's 6'4", I'm 5'5", had a real hard time finding a jacket long enough for him. Had to add a flap in the back, the sleeves had to be lengthened and because he's got massive arms had to add some leather down the undersides of the sleeves. I used a jean jacket, felted wool sweaters and hoodie plus the leather. Total cost for it was about $14 and this one took some time. The other one is a jean jacket and a hoodie sewn together. Sister in law loves this one.

If a uninsured car crashed into your lot and damaged the sidewalk and silt fence, you would be responsible for repairing that, and roping it off until made safe again. Car crashes are not the responsibility of the builder just because he is doing work on your property. Nor are other non construction related accidents, or acts of god. Snow is an act of god. The builder didn’t order it, and he isn’t the one responsible for the conditions it creates on your property. You are always ultimately responsible for the property conditions. And for the safety of your workers on your property. You are ultimately responsible everything that happens on your property. If you want to pay him extra to deal with it so you don’t have to get out of a warm bed and travel over there, then do so. Then remember that these guys who do that every day, working on your cold job site, deserve the same care and concern that you show your own family’s safety. And carry them some hot coffee and donuts, say Thank You, and pay them a bonus for showing up at all in those conditions.
