how to get idea of cost of adding second story
Comments (15)I live in the DC area and I moved here from SoCal about 4years ago. I am in the process of a remodel (drawing and permit approval stage). The going price in this area for a remodel is anywhere from $180-$250/sq.ft. I disagree with marge727 on this. Many homes that I found in the area were built very poorly in terms of layout. Size was another issue, many homes were just too big but so poorly designed that you would drive yourself crazy trying to stay organized or even heat and cool these beasts. Living in the DC area, you will find a variety of homes from 100+ year old homes to new construction. I suggest you pick a great neighborhood and work with an architect. Sometimes, you think you need more space than is really necessary. My home is a ranch style house and has about 1700 sq.ft and my new addition will add 160sq.ft. The house is missing an entry way that is important for storage and transitions through the space. Good luck!...See Moreadding a second story to a shed roof addition
Comments (2)i do have elevations. the design and asthetic are both very pleasing. my architect is a young lady who recently graduated with honors from architect school, but without her apprenticeship fulfilled yet. she's doing the drafting work, based on my wish list and ideas. the builder is creative and experienced, i like his ideas and cost savings suggestions. plus dh is a retired plumber and building code official, so i think i'm in good hands all around. but i'm still nervous and i keep counting and counting and worrying about being on budget. no way can i pull this off if we go over by double or triple the budget, which is what everyone tells me to plan for! guess i'll be sheetrocking and painting myself if necessary....See MoreSecond story addition cost? any ideas on curb appeal?
Comments (6)IN your area the average cost per sq ft to buy is 115 while the listed average cost to add on with premimium grade finishes is 170 per sq ft. before living expense are taken into account. And talking from experience, expected square foot cost are up to 400 dollars off. So it is most likely easier and less expensive to move....See Moretiny backyard privacy jeopardized by neighbor’s second story addition
Comments (9)I feel your pain. I live near the ocean in a tract of smaller single family homes that are all one story. Our neighbor behind us built into their entire backyard and then added a huge second story with a balcony off their upstairs master bedroom that looks right down on our home and yard. Their purpose was to have a (very distant) ocean view, but they completely blocked our very nice mountain view and took away our privacy. The lack of privacy bothered me the most. We planted bamboo at the fence line and have been waiting for it to fill in. It is not perfect (or for everyone) but each year we get a little privacy back. We did our research first and built in a barrier to keep it from going everywhere. We also are proactive and maintain it to make sure it stays in its lane, because the barrier isn't perfect. I think grape vines or bougainvillea would also give you some privacy, be easier to maintain, and grow nicely in your area....See MoreRelated Professionals
