Hardwood floor issues

We recently had our hardwood floors refinsihed. We have boards that appear "dry" compared to surrounding boards in several areas. Our floor guy says this is normal, is it? We think another coat of poly would solve this issue. Also, we have a large area of poly that looks as if its puddled, simply not spread out to the wall. Can this be repaired without a complete re-do of poly? Our foyer, dining room, and kitchen are all connected. Doing the simple "fix" of a rug won't work based on where the issue is. Thanks for your thoughts!

The dryiness issue can or cannot be an issue. Its tough to say without a picture. Everyones definition of dry is a bit different. A picture would be helpful. But generally speaking if an area looks dry it needs another coat.

The puddle issue is just sloppy finishing. IF it is a puddle and not something else.

Depending the size it can be addressed abd a good pro can make it blend.
But sometimes the puddle needs to be sanded out. And depending on the location and the layout it may or may not need to have the entire room recoated.

Sorry for generalizing but without more info (ie PICS) thats the best i can do

The "puddling" can be seen just above the quarter round on the left side of the picture.

Folks: The hardwood floor sub did a dark custom stain (80% Ebony and 20% Mahogany) and 4 coats of poly. The end result is beautiful..however, there seem to be scuff marks and dust in the cracks which are not going away. Sub is saying they will go away over time. Would appreciate your thoughts? I find it hard to believe that they cannot be fixed...and also wonder if the scuff marks are poly on the installer's shoes what is the best solution to solve this. Thanks for your help. I would love to post pictures but cannot figure out how. tks

Hardwood floor issues -- questions re: patching

UPDATE: I've just met with my GC and the lead floor guy (owner). The lead floor guy admits the patches were not what he directed, but his guys thought they were being helpful by patching. Both GC and floor guy agree the patches are visible. They said there are 3 possible courses: 1.) Try to touch up the patches to get a better match of the sheen. Risk is that it compounds the existing problem that they don't fully blend in with the rest. The floor guy also noted that each time they sand a piece, the grain on the wood is affected/sanded down, so that is not ideal. 2.) Let the patches go for now. The floor guy said in his experience, the finish actually gets a bit shinier over time -- and it's possible the patches would shine up a bit to better blend with the rest of the floors. My GC offered that if I go with this option, we could hold out $$$ and if in 6 months or so, I still see the patches, they would come back and fix (either patch and/or re-coat the whole area). Does anyone have thoughts on this idea that the floors will gain in shine over time? Obvious downside to this is that it's a bigger hassle to move everything out in 6 months, if that becomes necessary. Also a bummer (for me) to not start out with a fresh floor as I would have expected from this major addition. 3.) Go ahead and re-coat the affected rooms now. Plus is this gets done and over with, fresh start and no need to move things later. Downside to this, in addition to more time for the floor guys, is always the chance that new issues are introduced in the re-coat. I know it shouldn't be the case but I guess it's always possible. Thoughts welcome!

I'm no flooring expert, but that's plain horrible. If you haven't paid in full for this, don't. I'd not even trust the same installer to re-do. I'd completely start over with a new flooring company. Your GC should be embarrassed to not be backing you up on something this obvious.

Ok i see it.
Yep thats a puddle. Not a bad one. But definitely something i would br upset about if i paid someone to finish my floors.

That can be fixed without having to recoat the entire floor.
Is your floor guy going to fix it?

If he insists on recoating the entire floor ( which i dont think he needs to) dont let him charge you to do it. This is his fault he should fix it free of charge.

If you are doing it yourself let me know and ill give you some basic steps to go about fixing it.

My floor guy is coming tomorrow. I wanted to know what some of my options may be before talking to him. If he feels a recoat is needed, between the dry areas and puddling, can that be done without having to sand everything down and start from scratch? Surely...
If he feels it can be fixed without recoating the whole floor, how would he do that?

He wont need to sand down to bare wood. If he does add another coat he will just lightly sand the top layer of finish and the apply the coat.

When i told you ge could fix the puddle i didnt take into consideration of the dry spots i was simply refering to fixing only the puddle.

The puddle just needs some precision sanding. If hes good he can make it work work without recoating everything.

The dry spots could possibly be done the same way although depending on the degree of dryness he may just opt to recoat the whole floor.

Thanks so much! At least I won't meet with him today and not be prepared. It's a shame, that at least in our area, you never know if you're getting an honest answer, or just simply hearing what will be the cheapest and easiest for them.
