How do I finish hardwood to a sunkin family room?

I am tearing up the old floors in my house and I have some questions.

First, here is what I have:

- Kitchen : Vinyl over luan over OSB. Vinyl is already removed

- Foyer : Bare OSB (tile already removed)

- Living & Dining : carpet over OSB (no problem here)

Here is what I will install:

- 3/4 inch solid hardwood floor (Brazilian Cherry most likely)

My questions:

1) I don't think I can remove the luan that was under the vinyl because it is stapled and glued to the OSB. So how can I transition smoothly to the OSB in the adjoining rooms so that I don't have that 1/4" step? Can I just use a belt sander to make a smooth transition over a few feet?

2) The kitchen joins a sunken family room that will remain carpeted. Because of the direction of my joists, it means that the hardwood planks will meet the bullnose transition at 90 degrees... how do I mate the bullnose to the edge of the planks? Do I still need an expansion gap on that end? The other wall where the hardwood will end will be 30 feet away in the worst case.

3) At one place, the hardwood planks will meet a marble bathroom threshold at 90 degrees... how do I handle this transition?
