eBay sellers: How do you handle pictures?
Comments (14)Susan, glad I could be of help. In the description of the classes I teach, I make mention of the material I cover and the things I don't....taking digital photos being one of those things. If they don't have a digital camera I suggest they take regular pictures and have them developed on a CD. I also suggest you have a list of computer skills a student must have before enrolling for your class. It has made my life a lot easier by screening the students beforehand. I do tell my students to use the software that comes with the camera to download the photos and I ask them to create a MY EBAY PHOTOS folder in MY PICTURES and save all of their pics in that folder, being sure to give them descriptive names rather than the generic #'s. I simply insert my photos by Browsing to the folder they're saved in and inserting from there. I can do several at a time quite easily this way. Comments (12)I lived in my former house for 15 years and put my heart and soul into making it exactly what I wanted. I said many, many times that I would have to be carried out and would never, ever be able to leave it. I knew I would be absolutely heartbroken to have to walk away from 15 years of plants that I nurtured and fussed over. Then we decided to move, for several reasons. Let me tell you- the stress of prepping that home for sale, de-personalizing everything we had designed for our own specific uses, and trying to sell it in a dead market just about did me in. I was ecstatic to walk away and never once looked back, nor did I shed even the first tear. I felt as if I had escaped to be honest. Emotionally divorcing happened during the decluttering, POD loading, and staging with neutral objects. Most of the things I loved were in storage and my attachment to the gardens just sort of ... waned... in the face of all else I was having to deal with. Once you make the decision to sell move forward and don't look back. It can be a huge and daunting task and you need all your focus just to get through it. Future projects are always more interesting than former projects anyway, and a new house is the most interesting project of all. I will always love that garden and I have tons of photos and memories to reflect on when I feel the need. I know it is not being looked after properly (no one else could ever do it as well as me!) but I got good money out of the sale and it has enabled me to move on to the next phase of my life, so in that respect served me very well. Life is a journey, not a destination, and to have new things you must give up the old. It's the circle of life.... and I'm rambling terribly. Comments (8)I used to sell real estate myself so knew some of what to look (and look out) for. We sold our house last year and I had a wonderful experience with a seller's agent but you have to do your homework. We almost went with the buyer's agent that we had for our new purchase (we owned two homes for awhile) as he worked out well for that purpose BUT when it came to us selling, it wasn't going well from the get go. It was a difficult decision as we had developed a more personal relationship but we ended up going with someone else just prior to us listing. Remember this is a business transaction. We interviewed several applicants (they were getting a hefty commision off of $500,000). Knowing that the MLS is in their favor, we talked commissions and what they would do. The realtor that I found was one in which I had posted directly to where we would be the selling agent and they would be the buyer's agent in which we would save on a commission. He called and it was his energy over the phone that I allowed him some time to come over and talk with us (ask anyone that knows me, I'm not an easy sale). Though he was young, his hungriness to get the listing was unmistakable. I called up his referrals and I asked what made him stand out (which proved very true for us too). We hired him. When filling out the contract he actually talked us into a higher sales price then we thought we should go (which we leveraged with giving him a higher commission if he pulled it off. By the way the other realtors that gave us estimates didn't think they could go quite that high. All this was AFTER we had decided on him not before (some people get swood by someone that can get more for their house). He was so adamant though, we figured we'd try it at the higher price. End result, we had a bidding war over the house and sold it within a week for basically the full price! Throughout the week, he emailed us a few times a day and talked to us as appropriate. We were informed at ever turn. In fact his son was born the day the 3 offers came in and you wouldn't have thought he missed a beat (though we felt a bit guilty). Though we had others that were more seasoned realtors, they seemed tired and mechanical. Go with a true salesman but make sure you follow up with their references. Comments (29)Thank you. We have been so pleased at the traffic and all the offers and the wonderful feedback on our farm, but it has not been a good experience with our agent. She has been dishonest and we don't feel she's been working on our behalf. On this deal, we sent a counter to buyer's agent, our agent called and said they want the contribution to as-built. I told her we will agree to pay half that, but do not want them coming back and picking our counter apart so please check with them to make sure that every thing else in our counter is acceptable if we agreed to half contribution. She called back and said yes they're fine with everything in your counter. Great! So I get their counter yesterday, expecting our last price, half contribution etc. and it came in with lower price. I asked for her advice because this was a lower price than they had agreed, and she told me that they never agreed to our counter, and we had discussed the lower price. Not! GRRR. So we signed at the lower price but needless to say are not happy with our agent. This is not the first time this has happened in our negotiations with three offers and it has made it so much more stressful. We just want to get through this one without giving up too much more, and if it doesn't close we'll be switching agents. I appreciate the opportunity to vent....See Morenicole__
