Musty smell in laundry room after installing freezer... help!

Ok, I've tried everything, now it's time to ask for some help!

I have a new home that's 4 yrs old... in Austin TX.

I have a laundry room that holds a washer/dryer, shelving and has extra space behind the door. I decided to install a front-opening freezer... new from Sears. I'm adding this because I don't know if it's related or not, but it's the only recent "change" in that room.

I started smelling a very strong musty, moldy odor in this room a few weeks after putting the freezer in. Trying a process of elimination, I've removed EVERYTHING from room: freezer, washer/dryer, all items on floor including rug and garbage basket, clothing, stuff on shelves. The room is now bare (and echoes!).

The smell remains.

I resealed the clean-out pipe with plumbers tape. Last night I sealed all "holes" with duct tape: all the power outlets, washer drainage hole, dryer outlet, ceiling fan vent, A/C vent... sealed up tight. Then I left the door open all night to air it out.

Closed the door this morning and within a few hours the smell was back.

There is no indication of mold on the walls, the vinyl flooring doesn't have any defects indicating water damage. No damage on the ceiling. No apparent mold in the attic or attic insulation. There was no liquid spillage from the washer or the freezer or anything else. There is no smell anywhere else. A closet and bedroom behind the laundry room have no smell.

So, any ideas would be greatly appreciated! The next step is calling out the "mold experts" but I'd like to solve this myself and avoid the high cost of that!

Is there a crawl space under the laundry room?

I was thinking of all the rain you've had in TX this past month or two and thinking maybe the crawl space got wet....

No crawl space, we're on a slab. No other rooms have this smell either... oy!

I like the stand alone dehumidifers better than ones incorprated in to hvac system. When you place the dehumidiferes in the conditioned space they sense the RH in that space, many central dehumidifiers sense the RH in the area they are located in and do not dehumidify the conditioned space as well. Where are you located? Where are central units located? Have you talked to hvac company about adjusting dip switch settings? Many times they are installed with factory settings and need to be adjusted for your climate. ERV's are usually not for cold climates..that would be an HRV, so I wonder about your location. Also ERV's are for 'tight' houses..with less than .25 air changes per hour. If your house is not at this level of air tightness the ERV can bring in moisture adding to the dehumidification load of hvac. Was the house tested for air tightness with a blower door? To 'see' what is happening behind the walls and between floors of your home would require a thermal scan of your home. This will show you moisture intrustion sites and moisture in walls, ceilings and floors. IMO this will be the way to go to actually KNOW what is happening. Then whatever the IR scan shows will be on you to address. Around here (Louisiana) thermal scan (InfraRed) scans are used often when home owners and builders are seeking solutions. I've even seen them used in court cases. But hopefully...it won't come to that! best of luck.

Ladypat, as your finding out moldy smelling textiles can be difficult to remove. First examine the clothing making sure there is no mold on them...if they have only absorbed the scent than what I would do is....do a cool to warmish prewash. Than do a main wash using the longest cycle and hottest water garment can tolorate using a good top of the line detergent and a good helping of ammonia. Be sure to rinse well. Don't use fabric softener as if the scent of mold remains the softener will trap it making it harder to remove. As Vicsgirl says turn to the sun which is your friend in situations like this. Only problem with the sun is it can fade/bleach out darks so be prepared if that happens and turn darks inside out before hanging on the line or laying in the grass. Vicsgirl you grandmother knew well the benefits of the sun. Many many moons ago before washers and synthetic detergent you can imagine laundry was a major chore. Most folks used soda ash (washing soda) and soap (not detergent) a brush, boiling water, lots of elbow grease and the sun. Table linen especially in influential households generally received the most attention during laundry day because a family could and was judged by their table linen. No influential household would ever use linen that was dingy or had stains so after washing it was often spread out in the fields upon the grass so the sun could work it magic by bleaching. It worked. Remember white in those days were not the white of modern day. Today our whites are treated with OB's to give it that blinding white which is why our detergents contain OB' to maintain that whiter than white. There I go again LOL Ladypat let me mention... if you use the ammonia which is safe to use do not use chlorine bleach...ammonia and chlorine bleach together creates a toxic gas.

So it might be getting better. ServPro came out and noticed that they didn't cover the sewer hole. They covered it and the smell dropped about 70%. But I would have thought that the sewer would have had a whole different rank smell, not so musty. I asked them if they treated any mold and they said no because the amount of mold was not significant enough to warrant calling in the mold team. If it still smells when they come back, I'm going to demand that they treat the mold. I had a mega moldy wall in our laundry room/garage that was covered in mold to at least 4 feet high. I removed the drywall and saturated the remaining studs (which also had visible mold) with hydrogen peroxide. I did it about 3-4 times over a few days and now our laundry room smells great. No musty smell at all. Literally, the laundry room is the best smelling place in the house right now.

The Lysol product's active ingredients are quaternary disinfectants. You could buy a gallon jug of quats at Menard's, etc., to treat the laundry--in a top loader. I would soak for the requisite time, spin out and then run the laundry in a regular cycle with detergent. Since the objective is to kill odors & bacteria & virus, just kill them at the get-go, then launder to avoid having residual product left on your clothing. I'm going to guess that buying a gallon jug of quaternary disinfectant is going to be a lot cheaper in the long run. I have a couple of gallons of it around that I've found at garage sales. Useful stuff to have around for exterior use if you live where you have lots of rain/ humidity.

Does the freezer have a drip pan for condensate underneath, or a drain hose? The hoses often have a plug in them. Check the owner's manual or pull off the kick plate and look underneath. Maybe there is water under there somewhere.

Or, it could be totally unrelated to the freezer. Walls, ceilings or floors could have mold inside them. I think TX is a hotbed for this sort of thing.

Recently we had a moldy smell in a few isolated areas of the house--finally called the furnace folks and they said if just a little piece of moldy stuff gets in your vent it can make that area smell for a long time and it can help to have the ducts cleaned. we did not and after just a few weeks the smell stopped but i was never convinced that this advice made any sense either -still cost me $100

I would recommend getting a mold expert in there - it's nothing to mess around with. Too many builders take shortcuts with flashing and drainage planes. Your house is just about the right age for these things to start rearing their ugly heads.

We had to tear the entire exterior of our house off due to water intrusion - and it wasn't even done being built! What we found under the siding was lots of mold trapped between the Tyvek and the sheathing and dry rotted studs.

A mold expert can help you figure it out. Don't delay - if let go too long it could end up costing more than the house is worth to fix. I know many people who have had to move out of their homes due to mold. It was even recommended to us that we burn our house down (we got a second opinion on that one).
