Comments (18)How to Post Pics on GardenWeb: Setup: 1) Go to photobucket.com and open a free account. 2) Follow their instructions for uploading your pics to their site. 3) To enable sharing of the pics and posting on sites like GW, click 'Share' from the menu right below the pic you want. A new window will open. 4) Click 'Get Link Code' 5) Select the first box next to 'HTML for websites and blogs'. Make sure it is the only box selected and click 'save'. (You can also choose to apply this setting to all pics in your album with a link in your album). Now your pics are enabled for posting on sites like GW! Posting pic in GW message: 1) Begin the written portion of your posting on GW. 2) When you are ready to add the pics you desire, open a new browser window and log into your photobucket account. 3) Copy the contents of 'html code' box below the desired pic. 4) Go back to your GW posting on your other browser window, place the cursor where you want to pic to appear, right click and select 'paste'. Your pics will appear in the preview so you can ensure they appear properly before the final submission.(I know, this looks like a lot of potentially confusing steps, but trust me, once you copy the pics into your posts once or twice it's a piece of cake!) The Frank Betz Stillbrooke is also a very nice plan. The layout is similar to the Blenheim plan I mentioned above. It was on our list as well until we decided to 86 the formal living room. I like the size of the family room of the EastHaven. Like you, we have had such a hard time finding a houseplan we liked when our Plan A of building our ultimate dreamhome fell apart with this national mortgage mess. I think I looked at every ready to build plan on the internet. We ended up going to a designer in our area who was an accomplished framer before he got into designing. He took our ideas & square footage requirements and came up with a very efficient yet spacious plan that meets our needs and includes our desires. I've attached our floorplan & proposed front elevation. We are looking at adding a staircase for attic/future bonus room access &/or basement access. Summerfield Designs also did a couple excellent mockup floorplans for us which we loved, but we had to keep the square footage as low as possible. We are however using the exterior he designed minus the parapet walls on the garage & bedroom. The house is 2307 sq ft. The room sizes didn't show up very well in the photo--Master is 16' x 14', secondary bedrooms & dining room are all 14' x 12'3", family room is 19'7" x 21'8", kitchen is 12 x 21'8", Laundry is 8'6" x 8'6", foyer is 7' x 12', mud room area is 9' x 5'6"....See More"Rutherford" plan by Donald gardner

Comments (16)@Spottythecat and @sanctuarygirl: Thanks! I hope the budget will allow copper standing seam on the porch, but that's a want, not on my list of must haves. I just checked out your house on the Sept Build thread... you're right, it is very similar. I like yours a lot too, and looking forward to seeing your progress. The plan is based on the Richelieu, but I hated it's interior layout, especially the closed off kitchen. I used the rough exterior dimensions and front elevation to draw out a plan for our draftsman. My focus was on an efficient space that would carry us through until the kids leave for college, yet not be so bloated that we had unused space. Some people probably think I'm crazy to leave off a breakfast nook, but that represents who we are. We're not formal or fussy, but we like to eat together. The large island will serve that purpose. I kept the dining room for entertaining, but the reality is our friends are happier having drinks and chatting at the island. We all have things that fit in our lifestyle... the beauty of GW is that we can get great feedback that we may not have considered. @neroselover: You may have to click to get a link to the full-sized image on photobucket, but there is a pocket door between the sink and tub/toilet area. The kids assured me that will work... and if it doesn't, I'll be on the other end of the house where I can't hear the argument. ;-) @rrah: There are upper cabinets in the kitchen. If I get some time, I'll scan the rough sketch of the elevation. What am I missing about the refrigerator being near the sink? I'm trying to think about how I cook now, and I don't make many trips. I get all my ingredients together, then prep. Actually that was why the sink is across from the stove... mine isn't now, and I find it aggravating to cross over to it during prep. I put the ovens out of the way of traffic. It seemed like it would be annoying to have to wait for someone to pass before I could open the door. I thought I had considered prep, clean-up and baking zones, but it sounds like I'm missing something. Help me see what it may be. By the way, the storage side of the island will hold the things we don't use often: ice cream maker, deep fryer, holiday dishes, and that sort of thing. @lavender_lass: Excellent idea, but the hubby won't go for the extra bucks or the chance it would ruin our hardwoods. I guess I'll be getting some exercise. @live_wire_oak If you go to the link, you can enlarge the plan. An elevator isn't in the budget. The purpose of the basement is for our parents to continue independent living for as long as possible. When we pass that point, I will hire a live-in sitter, and there will be a room down there for her. Yes, that bath needs to be ADA. It currently marks the rough in locations. I'll definitely make sure we have plenty of room for a walker or wheelchair. The basement garage has to remain. My husband is a car collector and needs room for his toys. ;-) He's even building another 4 car garage/workshop on our property. Some might say he has a problem. I originally had the kid's bathroom separate, with a hall entrance, but this layout makes more sense for them since my son is sharing the space with a teenage girl. Speaking of boys, and dirt... he's trained to enter through the basement garage door (which hasn't been added to the version yet) and remove his dirty clothes/shoes. That floor can be sprayed down with a hose. There are harsh penalties for getting my floors dirty. Ha! Tell me more about what you're seeing with the stairs. The bonus room will be a crafting room for me, so I'm not worried about large furniture needing to go up. It's mostly shelves and a couple of desks and a cutting table. All of those things will easily fit. Anything going in and out of the basement will pass through the quad sliders. What do you mean by the stairs don't appear to work? The rough estimates are 500-700K. We start getting hard numbers this month. The garage under is actually a very cost effective way of gaining space, and worth every penny. Comments (24)Certain changes are a flat fee with DG. For example: basement, 2x6 instead of 2x4, flip the house. We are using some standard modifications (basement , 2x6) but also other modifications for their rate of 125 an hour. We paid the price of the plan in full and then 50% of the modifications up front. They gave us an initial estimate for the non standard modifications and we are still working within that. Maybe in total $4,000 including the initial plan of about $1,200 We chose the reproducable vellums. The major changes we made were: to enlarge the garage to 25 x26 - this was the largest we could do without changing it too much structurally/roof lines etc. We also made the dinning room12 x 16 and eliminated the breakfast room to enlarge the kitchen. We added a screened in porch 20x 20 off the kitchen. We adjusted the areas as you enter from the garage to include a coat closet and a pantry. On the second floor we added a fifth bedroom above the master and elimnated the tray ceiling to do so. We eliminated the tub and chose a larger shower and reconfigured the master bath. We also chose pocket doors for inside the upstairs kids bathroom and for the laundry. Also moved the pull down access for the attic stairs so it wasn't visible from the main staircase. The kitchen design and layout is our last hurdle but we won't use DG for this. Most cabinet/kitchen designers can assist with the layout as included in their services so it doesn't make sense to pay DG for this. DG doesn't do electrical or plumbing or HVAC so you'll need that from your subcontractors....See Moresunnyyellow
