Emtek Hardware or cheapy brand?
Comments (10)You pretty much get what you pay for with door hardware. The cheap stuff works ok with lightly used doors. Not so well with daily use doors. I have learned that being frugal(tactful way of saying buying cheap stuff) usually winds up being more expensive in the long term. You buy the less expensive knobs, and two wear out/break in a year. If you can still get the same design, ok. If not, now you have to buy all new, or have mismatched knobs. Example. I used to live in a trailer(tin roof/sides is not a mobile home). The entry door knobs were junk when I bought it used. I bought cheap replacements(trailer, right?) Finally bought $60 sets(door latch/dead bolt) for each door. That was over 20 years ago. I'd bet they are still there(were two years ago when I left.)...See MoreSchlage vs. Baldwin Knobs
Comments (14)The Baldwin hardware costs much more than the typical consumer stuff, but is worth every penny. Not only is the quality and appearance of the hardware far superior, but Baldwin is a wonderful company to deal with. I recently purchased a home that is about 30 years old. Apparently there had been lots of angst in this house. Nearly every interior door showed signs of having been damaged in the past, and of 6 Baldwin privacy handsets, 5 had been forced, and the locks broken. At $125 per set, I was looking at giving up the beautiful hardware for lower grade stuff if I could not find a way to fix the locks. After searching on the internet for replacement parts, I finally ended up talking to Baldwin directly. In the course of the conversation, it had to be clear that I was not the original purchaser, and that I believed the locks had been deliberately forced. The only question I got from Baldwin was "Where do we send the replacement parts?" No charge. Not even for shipping. You can't ask for much more than that....See MoreSteel vs. Fiberglass Doors
Comments (55)Our house was built in 2001. We have a double front door and garage entry door, both fiberglass by Thermatru. The front door with full lite glass has had serious warping. The top and bottom both twist in. This is in a covered area facing East. The garage entry is fine, but the seal went out in the 1/2 glass. I sent claim to thermatru direct. Via email I was able to get replacement. But not what I wanted. They were willing to send me one new door slab and 3 new pieces of glass since our style was discontinued. That would have been a nightmare trying to get the new one to match both inside and outside with paint and stain. We compromised with 2 new front slabs and 1 new glass. They sent it immediately. We are just getting around to replacing with spring weather. I’m exasperated and haven’t even started. Seeing what they sent, it is going to be a huge hassle to change out the glass AND strip and repaint the surrounds, etc that didn’t get replaced. Now looking at steel doors from Menards, Mastercraft. I see the good and bad reviews, but honestly I’d be happy if that lasted 2/3 the time these did as these fiberglass doors are crap. I want durable fade free doors. I did buy a Home Depot door for garage to house, with glass, not fire rated, my concern in that. Our installer said it was the easiest door he’s ever put in and to this day it opens and closes perfectly. On at least its 5th year. Didn’t spend more than $500 for it....See MoreBrass hinges and doorknobs
Comments (16)I'm with you Tracy, change them out. I just put a house on the market today and changed all the brass out on the doors with brushed stainless. Will it make a difference? probably not but the brass was distracting to my eye and just didn't feel quite right, and nothing else is brass in the house. The pictures taken were fantastic on the listing and brass would of pulled your eyes right to the nobs like Jimmy Durante's nose, so I wanted to make people not want to leave and believe I accomplished this with $15K worth of changes down to the small things like hinges and knobs. So far there have been 30 showings scheduled and this morning I parked down the street and Timed the A.M. showings to see how long they stayed in the house (it's a small house). From 6 showings they averaged 25 minutes inside and I think I achieved my goal, no one left in a hurry and I want bids above asking. I noticed this trait when touring parade of homes, the bad ones had very short visit times from people while the good ones had longer visits. One from 2006 and another other from 2019 had people who didn't want to leave at all, me included and people congregated by the dozens. I even went back to the 2019 home a second time just to study why it had such a hold on people, it was the color selections selected down to the door knobs, It was $600K and I almost took the bait. A contractor buddy gave me about 200 new brass hinges because they replace them on new doors for the same reasons you stated. Change the brass, and I would also suggest changing the brown paint and losing the oval mirror. I received 4 additional showing notifications while typing this and know it was because of the new door knobs, lol. Oh no! A agent just notified me a showing was over and they only stayed 14 minutes, Ouch. Update: Friday night we learned there are 4 offers from the Thursday showing, 2 above list. Sunday we'll look at the offers and take the best dependent on any contingencies and price, and sometimes the highest offer may not be the best....See Morelsst
