I totally agree with you on the shower curtain choice. Regardless of whether I have the money to spare or not, keeping those suckers clean is a nuisance over time. We have a glass shower door that was installed back in 2003 and I can't tell you how much I hate cleaning it. Not that the door is all that dirty, but a shower curtain is way easier, and you can change the look/style whenever you feel like it. Can't do that with a pricey shower door. Anyway, everything looks lovely as usual, including the "prom" dress :-) Love, love those circular tiles, and the floor tiles that look like fabric. Gorgeous. What colour is that again? It looks greyish on my monitor.

I am a firm believer in oomph-y baseboards - I have come to detest skimpy baseboards (and other moldings), they just look cheap IMO unless it's a very modern house with minimalist moldings everywhere. Our current house has 6 1/2"-ish (just a 1x6" - which is really only 5 1/2" - with a 1" cap molding on top, cheap, simple, and snazzy looking) baseboards in the master suite but we never got to fixing the builder-blecch 3 1/2" "phony Colonial" ones in the rest of the house and I think they look so chintzy. Is the baseboard going to be painted? You should be able to rout a nice edge around the cutout for the AC vent, or use a bit of 1x1 stock (for example, I don't know what your vent cover looks like) to bump out the vent hole so that the front of the vent will be flush with the baseboard. Trim it out with a nice piece of molding that goes prettily with the top profile of the baseboard. If the baseboard's going to be painted, the toilet supply issue is easy-peasy! Just cut the baseboard in two sections, each with half the cutout for the toilet supply which I'm sure can be done with a hole saw that costs about 10 bucks at HD and goes on any electric drill. Fit them together around the supply, smooth out the seam with paintable caulk or wood filler, paint and tah-daaah! Put a nice cover plate, aka an escutcheon, around the pipe to cover the hole.

thanks to all who have posted so far, especially Eric. We can probably save/budget down the road for a kitchen redo, or do part of it ourselves. Additions would be a little harder for us except finish work (floors, tile, etc. Can do drywall even but would need to find time to do it). What that kitchen has is a U shaped layout, not too bad except there are overhanging cabinets between a small dining/family space and the kitchen. It's a counter/pass through kind of setup where someone can sit at stools and talk with the person in the kitchen....except the cabinets hang down so the person in the kitchen has to look under them. We would likely tear those out and relocate the stovetop to the perimeter wall and make that pass through an island. Then that entire space could become kitchen/dining. It is possible we could still move out a wall on that (kitchen) side of the house down the road too, we are in Hawaii so all the construction costs are much, much higher than mainland. So jealous of all the posters here who can put on a large extension for less than 50K. Plan A or Plan B will cost us about the same. We don't plan to sell and move anytime soon, but should we need to we're leaning toward sq. footage instead of just extending current bath and upgrading the kitchen. Our neighborhood is about 20 years old so people are beginning to redo those rooms as the fixtures and appliances are ageing. We redid all the appliances about three years ago with stainless finishes, new faucet/sink, and redid the countertop Corian, so the kitchen is livable - just need to clear out some clutter and make smarter usage on available storage space. We could paint or restain the cabinet doors to freshen it up. A few neighbors are creating the "big bang" kitchen now but I'm not certain a 70K upgrade will improve the value that much as a new neighborhood is planned about 5 miles away within the next couple of years. Would we love to live in a "WOW" kitchen, of course. But as with most people we have to make a decision on where it is best to spend the money for now. We could feasibly also add on a 2nd story in future years, but we prefer the single story and if we age-in-place as planned, the new bath will include wide accesses and no-curb shower.

We have a 36x42 inch fiber fab shower stall. The shower head is on the side and there's a two inch built in shelf across the back wall. It also has a built in curtain rod that is handy-er than I thought it would be. I think it was in the $650 range and we're very pleased with it. Combined with a delta shower head/ slide bar combo it's perfect for my family from the three year old to my 6'+, 300#+ husband.
