One full bath vs 2 3/4 baths ?

We are thinking of converting our largish guest bath to 2 3/4 baths - i.e. each would only have showers and no tubs. We do have a tub in the master bath. Want to do this as we have 2 kids and grandpa visits most weekends and we only have 2 baths now. Wondering if this would be a deterrent to people buying the house if and when we sell ?

I definitely think it could deter prospective buyers. Anyone looking at your house that has small kids, will want a bathtub.

I would see it as a plus, since you do still have one bathtub in the house.

Jo- I am not a realtor, but my question would be...do you have a basement? If so, is it finished and can you have more bedrooms down there? My mom had a 3 bedroom, 1 bath, no basement home and we had a hard time selling it...back when the market was great! People with kids, want a family room/play area and were not happy that there was no basement. Older couples didn't like the single hall bathroom. We finally sold it, only because someone had to live in that particular area for work, and there was a limited availability. The rest of the house was nice, large living room with working fireplace, nice kitchen, dining area, large laundry/mud room and a huge garage. The small bath was our biggest obstacle. If you don't have a big basement, chances are that 3 bedrooms 1 bathroom is NOT going to appeal much to a growing family. An older couple or couple with no children, will like the guest room/office possibilities of the second bedroom...and really like the second bath. As mn-houses suggests, research what's popular in your area. However, I would think about updating your home and making it 2 bedroom 2 bath, if that's what YOU want and you think it will sell well (if/when the market ever bounces back). I know most new homes have at least two bathrooms and that's what I would want in my home :)

"The pull of that tub on the first floor for young families is a real selling point here. Any mom who has had to run up stairs constantly to stay with pre-schooled aged children in the tub, while trying to do laundry and get supper on the table can appreciate the usefulness of a main floor tub. " Yeah, um, no. As a mother with two little kids, I NEVER used the full bath on the main floor for bathing. If I'm making dinner and doing laundry, there's no way on God's green earth I've got kids in a tub as well. Kids in tubs need to be watched. If their bedrooms are upstairs, then that's where I bathe them. No slipping of wet feet going upstairs, no water tracked through the house to their bedrooms. However, my caveat to this is your house wouldn't be on my buyer's radar because I need a kid's bathroom with a tub upstairs, and if I could find a house in your price range where I didn't have to bathe my kids in the master bathroom, I'd take it every time.

Are you saying there is enough floor space for separate bath and shower in the original bathroom or is this a question of going shower only vs a tub/shower combo? As long as you have a tub elsewhere in the house, it shouldn't matter as far as resale, etc, (although I personally don't care for the only tub in the house to be the one in the master as I like the idea of a master being private from anyone else in the house at all times) so it will really boil down to what you prefer and how you plan on using the space. If its a bathroom that will only be used for guests, there is seldom ever need for a tub. If its for kids, how often will the kids be taking baths. For instance, one of mine likes to take baths from time to time and I really don't want him using the master to do it, so I would not consider replacing the tub/shower in the kids room with shower only any time soon. But some families have kids who will never be taking a bath and so its fine to go shower only.

(not a pro) When we did a big reno, we added a 2nd hall bath on the 2nd floor (so we have 2 halls baths and the master bath on that floor, serving 4 bedrooms.) I have one girl and one boy and when they were in middle and high school, it was very helpful that they each had their own bathroom, for expediency getting ready at the same time and for storage/privacy (they have different "stuff".) (They also learned how to clean their own bathrooms.) Also, I'm going on the market soon and having the second hall bath definitely helps differentiate my house from houses with only 1 hall bath upstairs. (I also have a full bath with guest room in the lower level for the occasional guest.)

It would be a plus for me too,,,but before making any changes check your local plumbing codes very carefully. Most plumbing codes require all residential structures to have a minimum of one bathtub, and showers are optional.

Plus for me as well. And since you still have the tub in the master bath, you're fine as far as any code or resale rules.

Here's one more vote for 2 baths and one tub. In fact, that's what we just did in the new house we're building.

Definitely a plus! As long as you have one bath you should be fine. I have two baths right now and am planning to remove one and turn it into a full shower for the convenience.

Last week I tripped over a cobblestone and fell on my knee and banged it up good. Next morning I had so much trouble stepping over the tub to get into the shower. I realized that for every person who was able to get step over the tub easily to get into the shower there was most likely another person out there who would have trouble stepping over the tub and would welcome a full shower. Resale is almost something you can't measure (a bath/shower combo is not necessarily a plus to some people). So, do what you want because you cannot predict who will like your house when you go to sell it.

One tub in the house is sufficient. rest can be all showers. I find tub/shower combo to be terribly dangerous, it is wonder they are not against code yet!

Thanks for the input - looks like for most people 3/4 baths would not be a major issue. We are going to wait until spring to get working on this.

It's going to be a plus for some, a negative for others. While you get an additional bathroom, some people, esp. families with small kids, will likely want a bathtub somewhere besides the master.
