Comments (4)You will have to break it down by each individual component to get a good idea. Also are you going to do any yourself?. A bunch of the components will be close to 50% material 50% Labor. That is what I am finding here in Kentucky, not sure about Canada. I would guess your insulation and HVAC will be considerably more than here both in Materials and labor. Comments (40)There is another factor that no one has touched upon. I am a Plumber and I have spent many years earning a reputation amongst the local builders and plumbing inspectors as being a stickler for detail, to the point that often an inspector comes on the job site and when he or she sees me standing there they barely go through the motions of an inspection, relying upon the fact that they know my work. In return, I can command top money amongst the builders and I am still in high demand because they know that I will get the job done on time, in budget and have no follow-up problems. Along comes Mr & Mrs gotlotz acting in the stead of a competent GC and they immediately begin giving me attitude. NO problem. The first thing out of their mouth is that they will not settle for the quality of work we do on tract homes. Fine with me, never let it be said that I cheated you out of your bragging rights, I just add an additional 10 or 15% aggravation fee for putting up with the attitude. Comments (15)Maybe your builder didn't change his prices. But what about the rest of them? In my area, new home prices are down at least 25%...maybe even 40%+ from a few years ago...for the same subdivision, same builder, same floor plan. Lot's of folks will choose new over a 3 year old home because they can pick their cabinets, colors, floor plan, lot, etc. So it makes if difficult to sell a 3 year old home. You have to make it a very attractive deal. Many buyers feel they are settling for your "picks" of carpet, colors, etc, and they want compensation for it. And they certainly don't want to pay for some upgrades that you have, but they wouldn't choose. (Maybe they don't need the nice barn or your garage apt and aren't willing to pay extra for those things, though they like the home and land) Resales in new subdivision is most always a problem up until the time that new subdivision is "built out". It's hard for a resale to compete against shiny and new - even when the resale has more upgrades....See Morebuilding costs vs day-to-day costs
Comments (12)When you orient your house, try to have it on a bit of an angle, so that no side faces dead north. The north side tends to be cold and uninviting, and the lack of sunshine encourages mold and algae growth on the siding. We rotated our house about 30 degrees, so the back gets morning sun, although in the winter, the sun just barely hits the back. Our view is directly north, so the temptation would have been to face the house that way, but we still have a great view, and a little sun on the back deck. Make sure your basement is properly detailed to keep moisture out. This includes waterproofing, drainage at the footing, gravel backfill, proper grading away from the foundation for drainage, and gutters to prevent large quantities of water from dumping directly at the top of the foundation. That way, the basement space will be usable and pleasant. Our basement in upstate SC is the exact same temperature range as Annie's, so we haven't added any HVAC, although we may add a mini-split should we use the space. Summer humidity is an issue here in the south, so we run a dehumidifier in the warmer months....See MoreOaktown
