Updated Pics of New Build...Just Starting

Hi there! My husband and I have been lurking around this particular board for the past 7 or 8 months! We live in Central Ohio and bought about 3 acres last year in August. We put our house on the market and it sold in November. So we decided to rent until we had decided on floor plans and things like that. Needless to say, we made our own floor plans (2500sq foot ranch with poured full basement, geothermal heating, Anderson Windows), we found a great GC and we just closed on our construction loan on July 31, 2009! We got a FHA Construction Loan with 3 1/2% Percent down and an interest rate of 5.75%, (We used Hungtington Mortgage-Local Bank here in town), it was a one time close and then it converts over to a regular FHA loan! We are in the beginning stages of having the land cleared and all, so I'm very excited to share the process along with you guys! Here's to a SUCCESSFUL AND ON BUDGET BUILD!! Ok I think I figured it how!
Here are two different pictures. The first picture is when we bought the land last year. It was very heavily wooded. The second picture is from August 7, 2009! We had some of the trees cleared, but we haven't decided if we were going to clear anymore at this point on! Enjoy!

As I understand it, FHA 203K loans are for rehab and renovation. I'm just curious how you are using it for new construction. Nice lot!

Nice group you have there, Andrew! The unknown tagalong is a Kalanchoe (previously Bryophyllum). Somewhat young to tell species, but could be delagoensis or x houghtonii. You might want to keep it separate from your other succulents as it grows or the plantlets from its leaf edges will drop in pots (or the ground), growing in unwanted spots. If your Pleiospilos spent bloom is mushy, it's most likely not going to make seeds. I'd remove it...also checking the soil, see if too wet. Do you keep all your plants in the house? If so, near a sunny window? They seem to be happy with the care you're giving them. :)

gavr6, Thanks, We bought the plan from DreamHomeSource. We were extremely lucky to have picked the best builder in our part of the country. He is a licensed structural engineer and a licensed plumber. I would say he is also an architect(but not licensed) since he can draw and build anything we ask for and have the ability to afford. Our builder has been at the job site every work day, all day long since we started in August. This includes many Saturdays. He is very passionate about what he does and I believe he is truly a gifted artist. drjoann, I'm looking forward to seeing my progress too. Anyway, I think the doors are 8 foot. The walls are 12', Im not sure how high the vault and tunnel are. If you look at the first picture of the front of the house, the whole central section has 12' walls(dining room, living room, and den). The master bath also has 12' walls. The rest of the first floor has 10' walls except for my theater room which has 11' walls(We lowered the floor one foot so the front row seats will be lower than the back row). I'll post some more pics next month.

Long day! I returned all the trial drapes and went to Linen and Things, Sears, JCPenney's, RH AND Pottery Barn!!! The first 4 stores - really carry mostly silky, shiny drapes - but I did see the ones lyban suggested - and I like them a lot. They are much darker than the cream, but I ordered them anyway - just to try. I really loved the leaf ones that Les suggested (from Penney's) but they don't carry them in any lengths longer then 95". I might as well get it right at this point! Looked at Pottery barn & Restoration hardware... Pottery barn is a LOT less expensive - but RH were nicer in feel and color, so I ordered them as well! I still have other fabric swatches coming in, including the other one Les suggested... THIS IS A LOT OF WORK!!! LOL DH doesn't like the cream... likes the darker gold better, but now that I have been staring and staring at it... here are my thoughts. The darker gold just wasn't doing it for me - guess that's why I painted over it in the first place! I Did/do still like the terra-cotta, but now that the cream is there, it is more an "airy", "lighter" feel, plus the accessories do look better. It's a keeper for me - and I'll be posting new pictures tomorrow. Found another console table lamp... it's different, and I paused for a long while before putting it in my shopping cart. I should have paused a bit longer and left it at the store - it's ugly and one of those "What was I thinking?". It's already back in the car to return. :( johnatemp, what a great idea - that could really add a lot... now just need the panels! annz, I moved and added a few things around. Still need to find some larger items.... which I was "I dream of Jeanie" and could nod my head a bit and have it done!! Oh well...

Hi again, Thanks so much for the measurements! I think we can work something like that in our smaller bedroom and still have enough floor for his bed.... I will have to measure tomorrow when I don't risk making noise near the bedrooms (our sons sleep with their door open). He still wants to sleep with his brother, but they have made a few comments about having their own rooms soon. We can relocate the computer and set up the room as originally intended for him. On our paperwork, it does not say anything about a FHA 203K loan! It is a TRUE FHA Construction Loan that turns into a FHA Loan once the house is built. We only had to finance for 29.75 years instead of 30 years since we have 9 months to build the house (which bank gave us that extra time cushion). Hope this answers your question. Again, it's not rehab or renovation. It is strictly NEW BUILD! Also, we called and spoke with Wells Fargo and they were they ones that tol us about the loan! Then we went to our loan officer that got us the loan for the land. Also, I searched the internet over and over trying to look for that loan as well when they told us about it, couldn't find it! Sometimes you just have to call and talk to the Loan Officers!

Glad to see you're getting started.. I'm here in Columbus as well and I designed two new homes for my girlfriend and her brother out on Buckeye Lake and helped them put all the numbers together and build.. We are now in drywall stage on one and interior trim on the other. Mind if I ask whereabouts you are building? . If I can be of any assistance on suppliers etc locally don't hesitate to contact me. I am assuming your GC has most of that covered but you never know... bigkahuna9@aol.com Good Luck You are building at a good time with materials and labor at lower costs and good weather !

bigkahuna, thank you for your post, I emailed you as well! Now is a great time to build while the building costs are down! We are building a 2500sq ft ranch for around $96.00 a sq ft. and take into account that it is has a 8/12 roof pitch, 9 foot ceilings throughout, Poured Full Basement, Amish Built Cabinets with Formica in kitchen (I had to sacrifice so my husband could get Geothermal), Geothermal heating, Cellulose Insulation and so forth. So I think we are doing it at a very fair price and with the interest rates, the time to build is now (granted, if you can)!
