Buiding a house - how and where to shop
Comments (8)The Internet is your friend. You first have to decide what you want, or think you want, then start searching. It's amazing how much cheaper you can buy things on-line if you are willing to do the leg work (finger work?) As an example- When we redid our kitchen, I found hardware I liked at a local big box store. I then did a google search, and found the exact same brand and model for less than half the price. Even better, there was no shipping cost or sales tax. I've bought everything from tools to nails to hardware, all at considerable discount. For things that are too big to ship easily, my contractor has been a great source of information. I am building my own house, with the contractor just doing the excavation and concrete work. He knows the best local places to buy construction materials at the best prices, and is willing to pass along this information. I have found good deals on craigslist and ebay as well. Here in FL, the building industry is very depressed, so you can find bargains if you do enough looking and act quickly. I bought my Nichiha siding for 25 cents on the dollar, and the trim for 34 cents on the dollar. I was recently researching kitchen hoods, and found great prices on ebay. Pretty much everything is available much cheaper than local retail. I am shopping ebay for vintage lighting fixtures to use in key areas. I bought a pair of antique porcelain light fixtures for the bathroom for $60. Reproduction ones that are similar run $160 each, or $320 for a pair! I plan to replace the 'guts' of the fixtures to ensure they are safe and up to code. Comments (21)I'm redecorating my MBR this spring, and the focal point will be an antique french country armoir. I dropped into get the local Salvation Army on Saturday to get me weekly "fix" and found this reproduction french commode/dresser. It's oak, very well made, drawers work great and in excellent structural shape. Finish needs work. It was marked down to $35, so I hesitantly decided to buy it. (The reason I hesitated is because I now have three vintage dressers at home needing cosmetic uplifts, and DH does not appreciate seeing more strays coming in the door!). But here's the best part, as I was waiting in line to pay for the dresser and a couple other items, a rather cool looking leather bound cookbook near the cashier caught my eye. It had copper edged pages, a silk cord, and contained menus from famous restaurants around the world, along with lots of recipes and photos. Well, even though I hardly cook at all anymore, something about this book was begging me to take it home. I paid $2.99 for it. As it turns out, it's a first edition collectible cookbook, and is listed on the internet for between $50-$175 depending on condition. Comments (36)Hoo boy, are we going to start up this debate again? :-) First of all, note that my response above was to Sylvia's assertion that seller's agents work extra hard when they play dual agent because of all the paperwork. To that, I say "poppycock." That said, I'll answer NC's question. I intend to post a retrospective thread, after we close, on the whole experience and learnings. BTW, we weren't on the market for 2 years, we went under contract ~8 months after listing with a realtor, ~14 months after we listed FSBO. With the 4 month closing period (buyer's request), that's a total of 18 months from first FSBO list to cash in the bank. What our agents brought to the table that we couldn't do ourselves: -Listing in the MLS (no flat fee available here). -Access to MLS data in a way it could be analyzed and used more than I could get from county property records and realtor.com. Things like which realtors had clients looking in our price range. Or watching a buyer's agent's sales to see if the buyer that looked at our house had bought something yet. -Networking with other realtors, which provided us better feedback from showings than we got FSBOing. Our agents could follow up again with the agent later when they saw them, to see if the buyer had bought something else, etc. They also typically got more info about the buyers from their agents than we would have gotten. What they didn't do better than us: photos, website, write-ups. And it was a bit frustrating/slow at times in the process because we had 2 middlemen passing messages back and forth without adding value. And keep in mind, I don't think realtors add no value. I just think they're overpriced. The local cartels they form keep the prices up. And I abhor markets that are economically inefficient. Education and health care are 2 other examples that rankle, but I'll find more appropriate forums to whine about those. :-)...See Morewhat are your 3 best meals while in limbo?

Seriously though, my son camps out every month for a couple nights, and the guys have cooked everything from turkey dinners to choc chip cookies using a firepit with a dutch oven & camping stove. Foil packs are an easy one & very versatile - chop up chunks of whatever you want e.g. potatoes, onions, carrots, seasonings, meat - wrap in heavy duty foil & heat on the grill. Baked apples taste great that way too with a little brown sugar, cinnamon, raisins, butter, etc. I'm thinking of getting a single induction burner that I could use in the future while grilling outside anyway. I'll also buy or borrow and electric skillet. Thinking I'll be able to make many things I usually do, modifying mostly to simplify clean up....See Morecaben15
