We have our lot! I'm sketching a rough floorplan for our first design meeting with our builder. This is based on my previous home's floorplan, as I loved many aspects of it. I am open to comments on other aspects of the floorplan, but here are the primary areas I am hoping you veterans can help me with: bed/bath/laundry layout (basically anywhere you see a white/gray grid! -- no windows on 1st floor south wall due to building into the hill -- and the house doesn't have to fill the grid space or be boxy, that's just how the screenshot cropped kitchen island (I know the wedge shape is inefficient, but I'm not sure the best way to reconfigure it. I DO like the sink and dishwasher on the island.) a nook for my upright piano, outside of the main living area, but with sight-lines to it The upstairs will have a loft/landing w/ a window seat and some armchairs, two bedrooms, and a bathroom. PS I was formerly minneapolisite -- I just realized that when houzz and ths merged, they didn't merge my two accounts. Since I no longer live in Minneapolis, I thought I'd stick with this more generic name! :)

Not a fan of the angles limiting your space at all. The narrowest spacing is where the code measures, and I wouldn't be surprised if that toilet enclosure got red tagged in real life. I think you need to post a larger picture of the whole plan. You need to consider how this relates to it as a whole. Plus, if you've got issues here, you likely have them elsewhere as well. Much better to fix on paper than jackhammer the slab after the inspector shuts you down at trim out.

Sorry, been away! Mark - we presently have the master at the front of the house. Only because there is a very small view from there. I am going to look critically at your image though and see if some of the adjustments are an improvement on what we have if we were to flip it over. I did discuss the idea of adjusting the stairs with my husband, and he didn't like the idea despite the square footage potential. Most houses around us are set up like the ones in our version. Not sure why... He adamantly did not like the visual of a run of stairs when entering the house. Oh well! :)

pamal66, thanks for responding. We haven't used the existing tub ever, and there is another bathroom with a tub in the house. The current shower is a massive annoyance for both of us--it's one of those classic brass framed enclosures with rolling door and fiberglass pan. Relative to standing in it, it's only 30" wide and has no storage alcoves and no good place for my wife to shave her legs. It's 47" deep. If we leave the shower where it is we might be able to stretch it to ~34-36" wide and 56-58" deep. That probably isn't going to be enough to make us happy, especially in the width direction. If the shower moves to where the tub is now it can be quite wide. It needs to be pretty long (roughly 58" or more) along the left (outside) wall to look right with the window opening. So if the shower is in the corner as in the new layout, putting the vanity on the outside wall instead of the linen/storage closets allows adding the transom window for more natural light, which is a major goal of ours. Also, keeping the vanity along the garage wall -- especially if the w/c is the current size or near it -- means there's not enough space for a decent size (7' minimum) vanity to be floating. Vanity along the garage would also mean the shower door was on the bottom, ie, opposite the shower head and sprayer. That might not be a huge issue due to the size of the shower? Presumably we could put the Moen U digital controller on the outside wall just inside the door. The current door to the w/c is only 24", so it's not even close to the 36" ADA/wheelchair requirement.
