Request your opinion of this house plan (please)

Hi,

We are planning to build our retirement home this summer (presently own 10 acres of wooded/riverfront property) and have been reviewing countless house plans for the past year. We really, REALLY like this particular one, it appears to have everything that's important to us, but we're worried that there's something we're overlooking with it...

It's around 1400 sq ft - a smallish plan compared to alot, but we're in our late forties with no children.

Below is a revised version of the floor plan:

(I added 2 ft to the kitchen/mudroom end of the house, and relocated the basement stairs from the LR to the mudroom (for those dirty barn boots). I also moved the back door entrance from the kitchen to the mudroom. Bathroom was extended into the former stairwell, making it larger. Also added a corner sink/window as there are no windows on this side.

Here is the original plan for comparison:

What we're looking for in a plan:

- 1400-1500 sq ft - one story

- 3 bedroom (one for an office)

- a fairly simple plan but one with also a bit of "interest" (in this case it's the angled front entrance and built out dining area)

- LR, DR & Kitchen all facing the same direction (in our case, east - it's the only view)

- one large main bathroom with a powder room either in the mud room or in the basement (no ensuite)

- flow from garage to mud room to kitchen

- basement stairs located in mud room (this seems to be the one problem with this plan - the stairs don't fit?)

- just a great room and one dining area (ie: no extra family room and no breakfast nook)

What do you think?

It's so hard to visualize on paper and I've never seen a house similiar to this particular plan.
