Master bedroom input wanted.
Comments (13)We have looked at over 75 houses and lots. We have $150000.00 to make changes. The house being on a lot with one of the most popular fly fishing spots around make it worth the headache of a remodel. A builder has looked at the house and says the bump outs aren't really structural as long as they stay under 4 feet extended out. Basically like adding a box bay window. Not to go into overkill regarding our needs, but we have 10 dogs, we will still have 6-7 by the time we move. Finding an area that allows for us to build a kennel severely limits where we can live. We have to find areas with really mellow hoa rules. If it makes any difference, this is how the front will kind of function, minus the second story. The steps to the right are where visitors will enter. Bump outs are in red siding. Pretty much no one but me, DH and 2 kids will use the other steps as there will be a gate across the driveway. We will leave at least one dog loose in that area, deter intruders and but mostly to keep deer out of the garden area that wraps around the back....See MoreNeed help with exterior elevation of our modern home
Comments (50)The formal living room will not be used very often. I'd like to have it a bit separate from the rest of the business of the house for a few reasons: 1-my husband sometimes has informal board meetings for non-profit organizations at the house. 2-my MIL stays with us for around 6-7 months every year and it's a nice place for her to sit and have tea with her friends 3-dads usually retreat to the formal living during gatherings when they want to have their serious discussions (ie: sports, politics etc...) The dining room is used mostly for: 1-older kids HW 2-projects 3-formal dinner parties So I don't really mind if these 2 areas aren't well-integrated with the rest of the house. The major bustling will be from the garage to family room, kitchen, game room, stairs and bedrooms. I also wanted the kitchen to be in the corner of the house so that I could open windows and air out after cooking. Also, we have a 15' easement in our backyard so we needed to pull the pool into the building line so that we could build a pool enclosure around it. My 4 daughters will have the 2 bedrooms to the left of the house and my 3 sons will have the 2 bedrooms at the center front of the house, and our master bedroom tucked away in the corner back. Comments (27)Thanks Summit! Yes... I originally wanted that hallway there... but we were open to "conserving space" (to try to keep the house at/around 4000sf) if the architect had different ideas. I think he did a good job getting in what we need... but..... I feel like I want that hallway regardless of how much/little SF it adds to the house. I still feel like the laundry/craft room + mudroom + back pool bathroom needs reconfiguring still. Would a hall going from that back door connecting to the hall from the guest room (so the bathroom opens up into that hall) work? Comments (56)Our new house has an interior kitchen, and it is fine with me, but keep in mind our main floor is about a 1/3 of the size of yours, about 8 feet away from the windows in the dining room, and on a city lot that is about 0.14 acres with my neighbours about 9-10 ft on either side. You have a much different space - and a lot more land to work with. The model home shows how many lights you need to keep it bright (on side note, please do not turn your ceilings into Swiss cheese - pot lights have a purpose but at a cost in terms of a less “sealed home” - so use them sparingly for that AND aesthetics. Also, that laundry room is small for 6 people. And far away from where all the dirty laundry is generated and clean laundry is destined! We had a smaller one for a family of 6 growing up but again...entire house was about 2/3 of your main floor. And while there were more constraints in our case if you are building a house this size I assume you have budget to hire an architect and make a plan that really works for your family and works with - not against land. I am in no way someone who “architect only” (we are not using one - we went with a modified plan from a local “mid-sized” builder) but again with that land and a healthy budget - it is worth it to get an architect involved....See Morecarra
