Summerfield- need your input please?!?!

Summerfield, Can you take a look at this previous post and give your input? I did not have good dimensions when I first posted, but they are in this link now. I am still not sure about the lower level bedroom layout, and would appreciate any suggestions you would have on either level. Thanks!

WOW did I drop the ball here. In spite of my best efforts to provide all necessary info I left out alot of stuff, which I felt was unimportant to keep the post shorter, but it may change things. This 12 x 30 area was basically a sparse weed patch, to start off with, we had tried for several years to get grass to grow it simply would not. When I tilled this area for the first time I had to water it before I could till, and then I could only till several inches at a time. I repeated the water and till I had tilled as deep as the tiller would go. I took a Soil sample to the garden center before I started planting. There first suggestion was to make an 8-10" raised bed, over the existing soil with 100% new soil. Since that option was cost prohibitive, they recommended I put at least 3" of compost made up of different types for the next several years tilled into a depth of around 6", after I had already tilled the soil. I too questioned the 6" depth, what they told me was the you only need to go 6" as when you till next year the remaining will be tilled deeper, and in several years you will have a deep loom; Hope I explained it right. To get a depth of 3" on a 12 x 30 area you need 90 cubic feet, which I am close to. The peat is being added for water retention and will only be around 1/2". If this is still all wrong please tell me what I need to do so i can get my plants in.

Mimi, you gave me some wonderful advice before -- what goes around comes around. i agree with everyone else, don't give in. it's a shame though that your mom is in the middle. i guess your dear sister will have to look into respite care or maybe offer your mom's aide a bonus to look after your mom. i personally do not make any plans more than 2 days in advance, because from experience things change here from day to day and not to mention from hour to hour. right now it's your own health that you should be worried about, your are tired and stressed abd need to get yourself back on track. i know what it's like i do it all for 24/7 and while my mil has had this pace maker put in and has been at home for 2 weeks, she says she cannot plug in a kettle, or even open a jar, however she did go shopping the other day. Mimi, like you i am soooo tired so i do know how you feel right now, so stick to your guns! debbie

You can save some space with the claw foot tub by having no plumbing lines going through the tub itself, but just coming out on the wall. Then the spigot can splash its water into the tub itself. There would of course be a tub drain, and an overflow line above it, which go down through the floor, or maybe go into the wall as well. Our new 60 inch claw foot tub is by Restoria and it is I think acrylic, not cast iron. One person could pick it up and move it into the house once it is unpacked. And the finish makes it SELF CLEANING, have never had a ring around the tub. I do have a hand held "British" phone faucet set, which lets me wash my hair etc, while sitting in the tub. Such a tub is not really easy to stand in to shower, so having a separate shower stall, as you plan to do, is the way to go. Our tub is in an alcove and it has plenty of space. I did not realize the contractor could give me that much space, or I might have considered the 66 inch clawfoot tub. But with the back slope, I really love the 60 inch and find it quite long enough. Our walls are beadboard, and one of the beadboard walls is wainscoting height. That would be the one with the sink and the toilet. The tub, without a standup shower, can also be a wainscoted wall, wood like ours, or maybe a different material. But to keep an old fashioned look, the wainscoting out of boards with a painted (durable waterproofed) finish. If so, like our bath, there is no trouble with over spray. And we also got the 2" square unglazed mosaic porcelain tiles. Ours came from Lowes, Rialto Blanco, Italian, mounted on 12 x 12 mesh for easy installation. And it is non skid, and can be used on the walls, the floors, in the shower, and indoors/outdoors. Your plumbing lines can be handled from beneath the bathroom, which is one big plus for having a full basement down there. I cannot offer any ideas for positioning your fixtures, because my mind just will not wrap around where things are in your bath. So many alcoves, hard to visualize. Because you say it is 136 x 92, and that means it is 12'4" x 7'8", and I cannot even locate the door, or where the window is in that setup. I would think about having TWO medicine cabs, sunk into the wall, one over the other if possible. Does not have to be over the sink. Some bathroom walls are 4" thick, others are 6" thick, which can give you a lot of storage space. Make use of as many of these spaces as you can, and always always always, put a couple of extra GFCI plugs in. I recommend a gang of 4 plugs in one box to minimize the wires running through the walls. And remember that a single hairdryer pulls about 15 amps on high, so give yourself enough power to run a good vent fan, and maybe a little wall heater if you live where it's really cold. And, if you have the cash, think about heating the floor....that seems to be quite popular these days. Not for me down south, but where it is cold, your grandkids will love taking a bath...

stainless steel or black appliance?? Need your input please

I have stainless sink, fridge and double ovens; black cooktop on dark granite and black DW next to cherry cabinets.The ovens are on a separate wall; the fridge is at the end of a cabinet run and the dishwasher is in the middle of the cabinets. I didn't like the stainless DW from the PO and so went black on purpose. I really do like the mix. I don't think of them so much as "appliances" and so must all match, but rather how they look distributed in various parts of the room (a black fridge would suck the air out of my small kitchen and black double ovens would be on a painted brick wall and I didn't want a "black hole" there).

Wow! I am going over every part and having a hard time finding anything I don't like!! You really do have a knack for creating some great spaces!

Love the laundry room (and windows, yeah!!).

Only part I mayyyybe have a question on is the mud room. I'm fine with the hooks, but am wondering where our shoes will go. Plus, my teenage son has size 15 feet... makes for some big shoes! Do you think it is necessary to have access to the bath from the office? What if the toilet was switched to the office wall, and the closets in the office took up the entire wall (which I think I need for my samples)? It could be something that in the future, there would be space enough for a door between the toilet and vanity if someone wanted to take out part of the office closet? Then, a cubby space could be set in to the bathroom (between the tub and door) for access in the mudroom for a drop zone counter 12-15" deep with storage underneath for shoes (and a cabinet above)? The closets in the office would have sliding doors along the entire wall, and be around 28-30" deep. What do you think? I love everything else!! Thank you, thank you:)

Summerfield for the win, again!

One thing, if it were me; I'd change some of the kitchen appliance locations around (my Brother has size 16 feet, and he got that way by drinking lots of milk--or at least it didn't hurt). Anyway, I see lots of traffic through your kitchen to get to the fridge from the DR.

And, I see a difficult vent for the stove in that spot.

So, if it were me (and I think you have the room for this), I'd put the stove on the wall where the fridge is. Put sink where stove is in island (and DW on left wing). Put fridge on wall where DW currently is.

Or something like that. It might require that the island have a different (rectangle) shape in the end. Kitchen forum might be able to really help here--at least give you something to think about.

Thanks Kirkhall... we are on the same wavelength! I was thinking of changing the kitchen... I'm actually a kitchen designer;)I didn't want to bother Summerfield with that though- she's done so much already, and I can get that part. I'm probably going to do a large rectangular island with the sink, and then put the cooktop where the current window is (and move the windows to the left and right of the cooktop). I am also going to put the main media room where the pool table is downstairs, and have the family room be more of a sitting room (think cocktail lounge with a low round table and swivel chairs). Now if we could sell our house so we can get going on this! We have another showing tonight...

you're welcome , yet again ...

the layout for the kitchen was based on the one that you had on your previous post ... the sink at the window , the range in the island ...

it doesn't matter if i show a rectangular , or curved , or angled island ... they are all criticised ... but , curved or angled counters are more conducive to conversation , and in an open plan , like this , a rectangle will look like the lunch counter at a deli ...

I think you are right, when it comes to which one you put in. Islands, in particular, can be very personal preference.
I also agree that a straight rectangle isn't that conducive to conversation, but wasn't sure if it would have been necessitated with appliance rearrangement.

I have learned a lot from you, Summerfield, and your input on these forums is invaluable.

Summerfield, if you are still hanging around on this post...
Can you tell me the spread on the King size headboard wall windows in the Master?

We are very close to doing our remodel...will be sitting down with the contractor in the next 2 weeks to get things signed and ready to go. And, my master will be about 13'x 14' wide. I'd like to have a King (or CalKing) and want to know what a good window spread is to look right on the wall (and what "size" window to use).

Your thoughts would be greatly appreciated!

Summerfield, I actually don't mind the kitchen plan you drew at all... I realize when I said that I loved the first plan I posted, the kitchen was like this. I really was loving the look of the inspiration house great room with the beams and horizontal wainscoting.
For some reason I am thinking of a big rectangular island for my own space. It's funny- my fellow designers have always called me the "island queen" because I love to design unusual shaped islands. Now for my own I want a big rectangle.....go figure! I'm probably going to jazz it up with a light gray blue color for the cabinets and some great corbels and wainscoting.
Please don't take my comments as criticizing at all.... If anything, I just didn't want to bother you to change anything else.
