Just the first of MANY stresses for you I am afraid. That's why I am building my own house. I am paying as I go and there is no bank or contractor involved. I don't like stress, especially when it comes to money. I am sorry you are having this problem.

We had a survey of our land and were told of the required set backs. Then, on a different day, we staked out where the foundation was suppose to go while the surveyor was there. $800.00 seems steep to me.

Yeah $800 seems steep. I'm in TX. It seems even more steep as they already have the other surveys so not as much work to make sure the foundation is outside set-backs and easements.

I think this is correct- We had a separate survey when they staked the foundation, and then the county inspector checked the corners when the foundation was poured. $800 seems high to me also. Check your loan documents...there is generally a set of documents that address the information that the bank needs, ie, surveys, building permit, construction contract, etc.

Our gc took care of all of that, so I am of no help with this, but just wanted to throw out some support. Think of this as the first "up" hill on a very long and hilly rollercoaster. It's a marathon, not a sprint. Breathe in, breathe out. OK, I'm out of cliche's now. Hang in there. (Ooh, I had one left!)

This is pretty normal to require a form board/slab survey, before funds are paid. I'm surprised that your gc did not know this and that your loan office said that it was not required This really protects you and the bank. There have been numerous occasions that slabs have been poured on easements, or worst, on part of the neighbor's property.

I would call another survey companies and get a better price. Good Luck!

Thanks everyone! Amy you are so funny! I just got off the phone with the survey company and of course the lady I spoke with a few weeks back was new and gave me the wrong price. She told me $750 and the owner told me $300! He told me she gave me the price for a re-survey. I told him that is a big difference and if I had been told the correct price in the first place I would have just done it and not even have asked the bank if we needed it. He did tell me the bank should have made it clear that they needed the form boundary survey. I guess the thing that makes me so angry is the fact that the assistant at Colonial Bank told me it was not needed and now is saying it needed. I probably would have paid the $750 and been none the wiser. That is the most frustrating thing. When I talked to our loan officer she told me it should not be required because we are on 7 acres. Go figure. I am not worried we are in any easements I am more concerned about our GC not getting his money Friday. The wood for the framing was to be delivered today but he moved it to Monday because of yet MORE rain! LOL! I have to say that I adore my GC. He is putting his 5 wheel out at our place while we are framing and going to stay out there. Seems like the only problems I have had to date is with the bank. Oh I sooo loggin' onto Lendingtree.com when this is all said and done!!! :-)

Oh the bank called, we have to have it done so I am off to call the survey company! I would much rather being stressin' over the darn paint! HEE HEE!

rarl - the builder said he has never had to do the form survey before but our loan officer said with the way things are going now the banks are requiring a lot more to protect them. I understand that and I agree. I guess it just makes me mad because the assistant said there was no need. I guess it all comes down to me, I should have pushed it a bit more and called the loan officer myself. Funny thing is she just asked for a copy of the boundary survey. I told her they should have it as I gave them a copie and she said they didn't. They have called and emailed me at least 5 times already. They needed a copy of the drivers license, they forgot to have Darrin sign the truth and lending statement, they lost the check for the insurance company! It is one thing after another! LOL!

So the survey company is going out first thing tomorrow morning and faxing it over to the bank. I asked him if I got a discount for all this! He just laughed!!

Our town required that the foundation corners be laid out by a surveyor, which we did. The bank never told us that we needed to have the foundation put on a plot plan after it was poured. I learned when they wouldn't release funds. It was no big deal, I just called the surveyor. He swung by, saw we put the foundation where they marked it, they did it on the computer that day and emailed it to me. The bank should have told us, but they should have told us a lot of things they didn't. This gives me another change to chime in that Wells Fargo is horrible.

Yeah, after all that drama all be ok in the land! It is funny how the bank blames the builder and he blames the bank. DH said as long as no one is blaming us he is happy! LOL!

I had a terrible experience with ETrade and now do business only with local banks. If necessary, I can reach across the desk, grasp a lapel in each hand and pull the person close so that they clearly hear what I am saying. Lending Tree may have you with distant banks.

I had $300K with ETrade. They screwed up on a $10K transaction and sent only $1K for me. They did not even apologize for the problems and expenses I incurred as a result. They even charged me a penalty fee for the problems it caused within their system. Making an error is one thing, the response to the error reveals quite a lot.

We had a boundary survey before and after they poured our foundation. Paid big bucks for so many surveys...We've had so many surveys it's unbelieveable! The one after pouring was called the "As built" survey which I thought was an interesting name.

I have the surveyor set the pins for the footings at the building corners. Then he surveys the finished foundation, so that the city is assured we have maintained our setbacks and overall size.

A form survey and a final survey are required here if the property is within a recorded subdivision. The surveyors normally charge about $200-300 for the first trip out and an additional $200 for the second trip.

Will the bank accept the survey now? I've had too many of these sort of things come up during the build...I used to get upset then try to calm down and take action. I've learned to gather facts and save the getting upset for later; it may be unnecessary. Good luck.

txgal - I am thinking that everyone involved with this had no clue of what was going on! We are in Hays County here in Texas and the builder has never had to do a form survey before so I'm not sure what to say there. As far as the bank goes, the loan officer immediately gave me the impression this morning we would not need one because of building on 7 acres. But, they are taking the survey with the foundation poured (not sure how they could not since it is a done deal!) and she told me once the outside of the house is done, driveway and sidewalks we would need the final survey. My thing is we are not having the builder put in our sidewalks. We plan on doing that ourself so we will see if that turns up as a problem!
Gee, wish I had your surveyor! I paid $860 for the boundary survey and the foundation survey will be about $300 or so. Not sure what the final survey will be. I would think not much more since they have almost everything surveyed! LOL!

I guess we will see how it all turns out once they out there tomorrow. I am just keeping my fingers crossed everything is ok!
