seattlemamadrama ~Well my Wasauna story ended badly. The first tub was drained the wrong way for me. I shipped it back at their expense and received my replacement last week. The crate was in horrible condition, held together by plastic wrap about 2 times around it. The person who sent it to me must have received my tub and we just traded. I sent him one in perfect condition never removed from the crate. The tub he sent me was dirty, removed from the crate and damaged with scratches. I refused the delivery and call Alex for a refund. He tried to give me 300.00 off and get a new one sent to me but I just took my refund. I have not seen the credit on my card as yet, it has been 4 days. I would say stay away from them. Put a filter over the intake jets to trap any debris from getting into the pump and run it for a bit with some WhirlOut. Then have the pump cleaned out by a tech to make sure that no debris damaged it and you should be good to go. keep the WhirlOut handy, as whirlpools have a tendency to develop mold in their pipes and require cleaning on a regular basis to control this.

on the second page of the spec sheet it has a chart with one section labeled temperature raise. One module only does a 22 degree temp raise at 4 gpm. SO if your groundwater is 55 you will only be able to raise it to 77 at 4 gpm. I like my water at least 100 degrees, so if the water is 55 and you need a 45 degree raise, it will only do 2 gpm, that's with NO other water mixed in, so it will take a long long time to fill. You said its 110 gallons or so, at 4 gpm it will still take 25 minutes...so you need something that can put out enough hot water to fill it in about 10-15 minutes (so it doesn't get cold waiting to fill) . I know I like it warmer than 100 (maybe 105?) because back when I was pregnant I used to use a pool thermometer because they suggest pregnant women not bathe in over 100 degree. I was OK with 100, but wished it could be warmer! If you have gas, then price out a dedicated tankless for it. Its probably easier then running a special electric line assuming you have gas anyway. As far as the 75 gal tank. If it heats water to 130 and you use all 75 gal, that means you are mixing that 75 gal with cold water...how cold does your water get (didn't notice your location)? Try mixing 7 cups of your hottest water with 5 cups of your COLD water and see how it comes out. (I think that is the same proportions as 70 gal hot and 50 gal cold=120gal.

The overwhelming majority of demographics for your complex would prefer a great shower versus a mediocre tub/shower. Aging people who want to age in place need a shower - and as large as possible because stepping over a tub becomes increasingly problematic. Design with both function (bench and as many grab bars as possible to be reachable anywhere in the shower). While many older people are nimble up to a certain point, there are also periods when they might not be able to bathe and among my senior friends many have given up baths even if they previously enjoyed them because of difficulty of getting up from the tub. While you might lose a buyer who absolutely demands a tub in the master, the greater number will appreciate a great shower. And, if someone really wants a tub experience as critical, chances are they would prefer a larger soaking experience versus a tub/shower combo which doesn't provide the best experience for bathing or showering.
