Question: Roof/Shingle Flashing

I am not sure what to think about this flashing. First I don't' care for the color and second it seems a bit messy. This particular section is on the front of our house and is visible from our front deck. Am I just being picky?

The roofers still need to return to finish up and I would like to get some opinions before I talk to the GC. We picked out the shingles and were told that the flashing would match. We did not pick the flashing so we may not be able to change the color. Either way I am trying to decide if I should ask that the flashing be redone. TIA.

Correct install, sloppy work.I would ask them to use bitumen over the flashing before siding, especially on the corners.

You might ask them to address the corners where the flashing is buckled up as water can travel upwards with winds pushing it up and under that area causing a seeping into that part of your bumpout.Obviously you are not in snow country as there is no evidence of ice damming material.

I'm a long-time builder. You have been scammed, unfortunately. Make complaints with anybody who will listen about that outfit. The situation in your photo will leak unless: the original situation was watertight; or, the wind never blows rain toward the cheek-wall, but always the other way (of course, in both cases nothing needed to be done). The most amazingly crazy arrangements will stay dry if the wind cannot blow water into it, OTOH things done more-or-less correctly can and do leak when exposed to more than usual wind. The old saying is "think like a water-drop". If you are a drop of water being blown along the roof shingles toward that flashing, if you are propelled with much velocity, of course you will go under the flashing. Hence the reason for step-flashing - each piece is under it's corresponding roof shingle course and on top of the flashing piece below it. Doing that situation correctly would be a big job, which is why whomever installed that roof didn't do it then, because the steps on the wall need to be re-stuccoed - IOW not only pulling off roofing (at this point) but also new stucco on the cheek wall. It's a big deal.

It appears to be where a piece of a shingle was glued down with not enough roofer's mastic to camouflage the flashing. It's cosmetic. If you can't reuse the piece you found on the ground, you might find a scrap of a similar color to use. I wouldn't buy a whole bundle.

That flashing "detail" looks awful to me and I would not be happy about it personally but the garage roof should have been tied in to the existing valley not just "joined" together. The shingles should have been at least partially removed on the existing house so the valley could be properly built and flashed. I say partially however the may be impossible with 3 layers of roof shingles. The house should have been reroofed at the same time as the garage was roofed

Ice & Water Shield should have been placed under the flashing and roofing against the sheathing. It's very cheap insurance in snow country.

Any flashing against a side wall should be stepped.

The use of a light colored flashing on a dark roof is a silly mistake IMHO.

The sloppy cuts and bends looks like the installer was in a hurry.

I suspect it will be difficult to get it replaced for free if the original specification didn't call for a higher level of care and detailing. You'll probably get the old "this is the way we do it around here" response.

The flashing used on our house was a shiny silver color. Our shingles were a dark gray. The builder had the flashing painted to match the shingles. It has held up well.

The builder rolled his eyes when I complained about how the silver flashing stood out and looked ugly. I have since noticed many homes in my area have ugly silver flashing against dark shingles. I agree with mightyanvil. You will probably get the "that is the way we do it here" response. I heard that so many times during our build.

That is right up there with the white pvc vent pipes that exit a roof. It is a pet peeve of mine to see white vent pipes on a dark shingled roof. I mentioned to my builder before construction started I wanted the pipes painted black. It practically took an act of congress to get the pipes spray painted black. It is a bigger pet peeve to see the pipes vented on the front house side of the roof. Sorry to get off topic....

Thank you all for your responses. My gut feeling told me that it was a crappy job. I am going to talk with the GC tomorrow and request that the work be corrected. We will also have a look at the house we viewed to see the standard of quality for the roofers work to see if it is the same as what has been done on ours. I think it was due to the fact that the roofer that was working in that area was a bit lazy. I was up at the house the morning they started and he sat on his butt almost the whole time I was there. I commented to the GC that I was sure glad I wasn't paying him by the hour!

That same morning I was meeting with the kitchen designer and the same guy walked right through us while we were talking with a ghettoblaster on his shoulder that was cranked. I just shook my head. Luckily his level of enthusiasm was not the same as the rest of the crew!

sierra - We are not in snow country so lack of ice and water shield isn't a problem.

I am still disappointed with the color but since we weren't specific about it I will either pay to have it replaced or paint it. This is the only spot on the house where the flashing is visible.

lsst - I was considering just painting it so I am glad to hear that it held up well for you. Do you recall which paint you used?

Yes, that is stepped flashing. The job isn't so bad and there is no reason to think it will leak from looking at the photos. At least the color isn't bright white or bare aluminum. I'm surprised that Ice & Water Shield is not used as a base flashing if you are in Canada.

Sloppy is a compliment. Also, they make a much darker flashing. We used copper for all of our permanent flashing and regular/dark brown valley tin in the valleys (easy to replace when re-roofing).

The roofers used a basic can of black rustoleum.
