If this was your bathroom....how would you do the layout?

I've posted a couple layouts in the past but I'm just not 100% sold on them. So here is the blank space. The measurements are inside dimensions.

The things we would like are two sinks, LARGE shower, and possibly a WC if we can squeeze it in. The window is my current nemesis in all my layouts. Window and door can not be moved. I've not posted where any of the plumbing because we already know we will have to move some if we use any of the current layouts.

Would you be able to have the closet door in the bedroom itself? Do you want a tub or just a nice large shower? Do you want the toilet hidden?

Here are a few other options. They're not great "as is" drawings, they're just to show how things might be able to be shifted and how space might be able to be utilized. We all place different levels of importance on certain bathroom features; toilet space, shower size, separate sinks, etc, so look at these you might be able to nip and tuck a usable design into the space. The first one moves the toilet to the immediate right of the entry door, and because of the depth of that space, it's an open toilet alcove. No door to close it off for it to be a true "water closet." The first sink is to the immediate left as you enter, and the other sink on the opposite wall. A basic shower is next to the toilet. A larger closet in the back right corner. Drawing #2: The existing bedroom-to-bathroom door sort of chokes down the path through the bathroom. So this this next one moves the bathroom entry door to the left. This gives enough depth for a true 60" water closet to the immediate right as you enter the bathroom. It also gives space for a larger shower and for a larger closet. The shower could be made a narrower and the closet wider. The last one tweaks the space just a little bit more to expand the depth of the shower, with the added depth the shower could be doorless for example. It also affords and even larger corner closet. #3: So just a few ideas. Moving the bathroom door to the left may sound daunting, but it does enhance the layout, especially if the owner wants a closed off water closet. FYI, water closet code minimum dimensions are 30" wide by 60" deep. Hope these help! Good luck.

I really appreciate all of the input, suggestions and questions. The room is a big, ugly shell right now so now is the time for all major design issues to be addressed! John, thanks for the info on the drains and the flood test. Waterproofing is definitely a priority since our project has been complicated by uncovering evidence of water leaks that were previously unknown. We're in Michigan, unfortunately, too far away to take you up on your kind offer! I know that our door situation isn't ideal but it's one that we feel we can live with. We had considered using a pocket door but we're not able to relocate electrical switches to allow for it. I didn't try too hard to work around that issue though because I'm not a big fan of pocket doors personally. I'm definitely going to plan for niches right away, before the framing and plumbing is done. Emknc, thanks for posting a photo... You have a very spa-like room and I love your accent tile! Jglassdude, thanks for your input. I know that a 3rd sink would seem to be overkill but we (ok, mostly my micro-biologist husband!) prefer to wash our hands inside the lav area, before opening a door to come out and use a sink. Originally, the water closet fit within the square outline of the room and once we realized that we could bump it out and orient the toilet in the new space, we then added the sink where the toilet was planned to go. It's funny that you mention a bidet because we just tore one out... I used to use it for in-home pedicures and as a mop-sink for the floor! Lol! I should have mentioned that the shower head and control were shown on our drawing prior to the decision to hinge the door on the right. She correctly put the showerhead on the little corner piece because we can't run plumbing on an exterior wall but, as you pointed out, it angles straight at the door. We were thinking of instead having the NE corner of the shower built to accommodate a shower head that could angle more straight across the shower, especially since the door would swing away from it. It would seem that our controls then would be best on the south wall of the shower. Could you explain what you mean by "double acting door intent"? I'm not planning to hang towels in the tub area but there are raised areas on each end of the tub where towels can be placed while we are bathing. We've designed towel niches on either end of the tub step for extra rolled towels. We're planning to put a Runtal Solea towel warmer on the wall between the water closet and the shower. This is pretty much what the room looks like now... You can look right down into my kitchen and my dining room(!) The bifold door to the left of the ladder is my old linen closet door and will be walled off.

It makes no sense to have a little used dining room with so much more space than the kitchen. Move the kitchen there, and connect it more with the current living room so that it's used more often. You'll get much better flow for the home. And I do like the idea of converting the bedroom or the current kitchen into the dining room. But none of what you are thinking about will be all that cheap. And since you live in a home that you really don't use the space it contains already, it makes zero sense to think about doing an extensive remodel that would involve any type of bump out or too much structural alterations until you've assessed selling the home and moving to a smaller home that would suit your needs more. There's no point in paying for space that isn't used. You've got to develop a whole house master plan for allocating use, and you've got to develop a budget plan for that. Don't think you're going to do any of this on a 10K type budget. Just renovating a kitchen alone is a 30-50K expenditure (national average numbers). Would it be better to sell the home to someone who wanted to turn it into rental units and then buy something else? Well, if you don't have the capital to do that type of reno yourself or do the extensive integration alterations that would make the house more user friendly, then it probably would make more sense to move on.

I have some ideas, but it really starts with function...what functions would you like to see in the space? What is missing from your house that you'd like to add...do you need more closet space? Office space? Do you want to maintain a formal DR or would you like it open to the kitchen? All of those are possible with the space you have. And I keep thinking about the LR and FR...do people realistically need and use both? Or might there be a better function for the rooms? I would probably keep the DR more formal as that's my preference. I would move the door to the DR down and make the kitchen a real U shape with the fridge (counter depth for sure) on the left, the sink under window and the cooktop on the right. Then I'd add an island which was just counter height, rounded on the far side with seating facing into the kitchen. On the wall that backs up to the LR, I'd put a pantry and a desk and/or bar area. This way the traffic would flow by the kitchen but not in the cooking area and people could gather at the island and flow into the DR.

Oh brother, I was so focused on your measurements and the window issue, I did not even realize you answered most of my questions in your OP. Sorry! I'd would still like to know if you can put the closet door in the bedroom.

Houseful- that door is the door into the bathroom from the bedroom. So it has to stay. ;-)

Weedy- today I was sketching something similar to that for shower and wc. Hadn't thought of the vanity being split like that. I'm going to study that a little more. Thanks.

Actually I meant can you put another door to the closet from the bedroom, but use part of the bathroom for a closet. Better yet, can you post a floorplan of the entire bedroom with windows and doors?

I can post a floor plan of the bedroom but my house is a typical 1970's ranch that didn't include walk-in closets but does include doors and windows on every wall.

I did a layout but then I found your old thread and realized I drew an option you had there, so I'm just posting that one. I like this one the best,except with a pocket door and a tall 12" deep double pantry like linen cabinet against the WC wall.

That's essentially the one we've almost decided on. We've made a few changes such as pocket door and the shower is a tad smaller for a reason I can't remember at the moment. One drawback to that one is the space is so narrow between the wall and window that I wont' have room to do sconces and mirror (not that big of a deal), towel bars/hooks placement, and hamper.

The drawing shows a hamper but the space is only like 10-13" and I'm not sure that is really a functional space.

I was thinking about a design similar to weedys but with the vanities being on the bumpout wall and flip flopping the shower and WC so possibly the WC door could be a pocket door.

Okay, just kick me now! For some reason I read WC as WIC as in walk-in closet. That's why I was asking about the closet door because I knew there was really no room. My initial thoughts on layout are pretty much like what Brickton posted.

Thanks for reaffirming what we had pretty much decided on already.

I still have some concerns with the vanity area. It can be upto 94" in length. Hubby is worried it will look like a runway and end up being a major drop zone. (Current vanity is 84" in length so I don't think the additional 10" will make that much difference.)

Any suggestions on configuration for the vanity. Again I am hampered a bit by the window that is 30" in from the wall. It has always made the first sink feel crowded (plus the door swung in to whoever was standing there). Would there be enough room to have a make up vanity approx 24" between the two sinks?

I'd appreciate any guidance.

You can make a tall hutch with open shelves on the hamper end.
