Hi Cat-Mom, Yup, we're also renoing Living Room and Master Bedroom at the same time- you? :>) I just faux-painted our entry stair railing to make do until we add on to our front entry. So many balls in the air, hard to juggle it all at one time. kgwlisa, That's what I had thought of so far, basement ceiling has been ripped down, so all the plumbing is fully exposed, and present shower and bath have leaking problems, so things pretty well have to be redone anyways. I was even contemplating 'borrowing' more out of the common wall when we build it, by building in storage behind mirror and perhaps a deeper vanity. I'm assuming this is a fairly basic/common plan, and hopefully others have paved the path... Rae

For resale value if that's your primary concern, I would contact a couple of your local real estate agents and see what they think. Every area is different, and it would depend on your target market. I think the standard feeling is that a home should have at least one bath tub. If this is the only tub in the house then yes it could definitely affect resale. If you have another tub somewhere else, then I would lengthen the shower and extend the vanity. You could even put a linen tower for additional storage at one end of vanity. (Trying to find a 10.5' length of granite could be hard).

The shower-tub-toilet locations are the same in both options as they are now, right? Seems like a nice arrangement and those are expensive to move -- so don't move them unless you have to. (Sinks are much easier to move.) I do agree that getting to the bonus room through the master bath is a bit odd -- but that just makes it a private space, not a public one. As you say, great for a nursery, home gym, or second master closet. (I'd love two big ones!) The second option wastes tons of space in the closet! It would look awful unless you have all those doors, and be very expensive to build (and probably annoying to use) if you do have that many doors. But if you kept the second floor plan and squared up the closet in the location closest to the bath, you'd have enough space left over for a sitting area that is open to the bedroom if you like. Even so, I'd still prefer the 1st option. That just looks like it would be nice space to live in.

Our budget right now is $30k. I am not quite sure how much that’ll get me. I have never undertaken anything like this. This will absolutely be something we take on in stages. This space is what we’d like to tackle first and is the largest. In our kitchen at some point we will replace countertops and in our other bathroom we will swap out the toilet, tub and vanity. Luckily the rest of the house is functional for us. I lack the vision and knowledge that a lot of people on here have of being able to see a functional layout in disaster zones lol. My intuition tells me all these spaces can somehow be rearranged to give us what we need. I’m completely wrong, please help. Im also completely fine and understand if it’s impossible, financially or practically to have it all. I do have a consultation with a designer scheduled for this week (so excited), and I’m praying that she’ll have time to take us on as clients but I got excited and wanted to ask the Houzz community first.
