Any recs for house designer in SF Bay area, south bay?

Thanks to everyone on this forum for their tremendously helpful posts! I can now at least attempt to understand what goes into building a home.

I'm looking to build in the San Francisco Bay Area, south bay/mid-peninsula. There are a million different design rules, and it seems it's different for every town. If anyone knows of a good designer, I would love to get references! Unfortunately, I cannot get a stock plan, as I'm on a slope, and I'm in an area where architects charge $50,000 on up, and even house designers are about $30,000. And we're talking about a house that's 3500-4000 sf. Engineering fees are not included...this is for design only. I would obviously like to explore different options.

A site in the Bay area where you can build a house...What a lucky person! I would think that you would want to put the most beautiful and well designed and built structure on your property as possible. Given this rare opportunity, I would suggest that you find an architect - one who designs 'green' and is sensitive to the land. In the end, for many reasons, an architect can save you at least the fee that she or he charges, help you develop and express your own unique vision of home, and create a structure that will be a testament to conscientious building rather than another blight on the land. As an alternative, you may find architecturally designed homes on these websites: healthyhomeplans.com or architecturalhouseplans.com These plans have been designed and built for actual clients, and are offered as an alternative to standard stock plans. If you find a plan, you could take it to an architect or engineer to detail for your particular codes and conditions. I think there are a number of plans that were designed for sloped properties. An architect or engineer could easily modify the plans to work with your conditions. Good luck with your project!

Thanks much for the sites! I'll look into them. It's just that sometimes the fees add up to so much that I can't imagine how spec builders make profit, yet they seem to around here. Anyway, I'd love to know if there are any good designers in this area. Thanks!

We had worked with Carlene Anderson CKD in 2010. She is based in Oakland, CA and is a real dear to work with. She is very patient with us. We didn't even have a picture of any "ideal" kitchens to show her when we first met. That was how clueless we were. We only knew we had an IKEA kitchen budget. Ha, that was so long ago... We ended up not using her final layout design for us as I decided I want to keep the built-in china cabinet, and that triggered a realization that we tend to make decisions slowly. Meaning, hiring a CKD is great if you like to make decisions fast. Sadly, we don't operate that way. We chew (or obsessed?) on various aspects of the kitchen for a long time. And, we don't have the budget to keep going through many layout iterations with a CKD. So, slowly over many moons, we redid the layout ourselves with helpful tips from GW-ers. But, we incorporated many of Carlene's key ideas into our current kitchen remodel to improve the flow and functionality of our kitchen. Other places/people I have talked to that could be a good resource for you: - Custom Spaces on Solano Ave, Berkeley - Paragon Kitchen in Oakland - JB Turner and Sons, in Oakland I didn't use their services since we ended up purchasing Inner Most cabinetry from HD as it fits our budget better. Need recommendation for a lowes kitchen designer in SF Bay Area

Most of the really good Lowes designers left when they quit paying commission on the sales, right around 4-5 years ago now. The ones that are left could not/would not get jobs elsewhere. Either they are old enough to be thinking of the retirement countdown, or they preferred the steadier lower paycheck of a box store to the risk of commission employment, or they didn't have the skills to be hired elsewhere. You've got a 50/50 shot at getting someone good at a Lowes. At least with a private dealer, they own their mistakes. Meaning that they are forced to learn from them because they are deducted from their commission. No one lasts long in a job if they have to pay to work there! And no shop owner will keep someone that has too many errors. It costs them their reputation as well as $$.

This seems to have turned into a radiant floor heat discussion. I have no experience with floor heat in the USA, but we worked/lived in Asia for a few years and had electric floor heat as our only source of heat in the house (I don't know the intricacies of its mechanisms of operation). It was set up to only work at night. We could not make it turn on in the day, but the house had huge whole wall windows on two sides to take in the sun. It had a learning curve because you had to anticipate how cold the next day would be so you could get it warm enough over the night, but we grew to really like it. We didn't turn it on in the bathrooms because it would make the tile hot enough to burn your feet (even at the lowest setting). You would have to keep towels on the floor if you wanted to use it. The rest of the house had wood floor and it would not hurt your feet no matter how hot we set it. We spent the least on energy of anyone we knew there during our stay, but we are also frugal.

Even if you don't install grab bars now, if you want to later, you want to plan the major plumbing so that you can. Swapping the toilet and sink will give you the wall space to be able to install grab bars. I usually am not interested in 2 doors to a single bath, but in your case, I'd prefer to have easy access to the powder from the main family entrance. But, it is good to know what you want/don't want. I can see not wanting the only entrance to be through the mudroom. (But, one possibility I would consider is swapping location of the closets in that block with the powder room, and then making the only access to the powder through that "mudroom". When you do that, you get closet nearer the front entrance, as well as the ability to close off the mudroom and still have guest access to the powder. And, you hide the powder a bit more from your front entrance.) Just an option. I really like the elevation.

We are in the East Bay (Danville) and we used an architect out of San Luis Obispo (friend of a friend) I don't have the exact amount we ended up paying for her design but our builder told us we got a GREAT deal compared to anyone we could have used locally. When we started she was just getting back into working (took a little time off to have 2 kids) and was doing some side jobs out of her house. She's now fully back to work, with an official office, partner and everything. We really enjoyed working with her. I'm not sure what her current pay structure is, it could be that we got such a good deal because we hit her just as she was getting back into working. I'm on vacation right now but if you'd like you can look on my page and email me. When I get back I can give you her contact information.
