Title Insurance - Owner's

Hi All,

I am starting the process to build a small, energy efficient house in New Jersey. Just signed a contract with the seller for land. Before the closing, I will have to get building permit from the township to make sure that I can build. Significant part of the land is wetlands and there is no public sewage or water supply. Somewhat reassuring is the fact that this land is 1/2 of a bigger piece. Other half was sold couple of years ago and there is a fairly large (3600 sq ft) house on it now. I am planning to build close to 2000 sq ft. It is heavily wooded area and no two homes are similar in style or size.

What do you all think about NOT buying the Owner's title insurance. I don't need lender's title insurance because I am not taking a loan yet (for the land). Depending on when I decide to sell my current house, I will get a loan.
