I don't know about resale. My concern would be getting lint all over my clean clothes hanging in my closet. This is not a set up I would like.

I like my bedroom to be my sanctuary. I HATE laundry. I wouldn't even want to think about it in my bedroom. That is where I escape. :)

I agree with charliedawg. Also, what if you want to do laundry when DH or DW is sleeping? That's happened to us sometimes when we forgot to wash something that's needed the next day. I say no way. Your guest bedroom should be big enough at 11x12, don't you think, if you don't have a giant bed in there. I don't think putting it in a hallway outside the MB is a good idea though; didn't understand if the guest bedroom is a third option, or if somehow putting it in the hallway takes away from the GB?

Have you posted your floor plan? There are lots of folks here who would be able to give you ideas about other alternatives.

Some friends of ours have theirs in the master bathroom. She loves it.

Have you considered plumbing the area outside the master bedroom, but actually installing it where you think you'd like to have it? That way you'd have the convenience, but also the flexibility of changing it later. Have you done your walk through with the plumber yet?

I have not finished framing yet... Hope to be done with framing by the end of next week.

If I was a 2 person family I would love the idea of master bath laundry. So convenient. Why traipse laundry all the way somewhere else when this is where you use it? But I would have the walls super insulated for noise. Dont think I'd want it in the closet though. Lint, ugh. What kind of floor will you have in there? Could you close off the master closet to the laundry area and add a pocket door to the bath from that space? You have to think too about where you "store" laundry waiting for wash.

Having it in the guest room area shown wouldnt be bad either. Just do have the walls insulated for nightime laundry. If you are thinking about resale and would market to family with children this might would be your best bet.

It is obviously a personal preference thing, I would Love to have a W/D in my Master. I would shop for the quietest machines and (this is a technical term) "anti wobble" or whatever they call it! The plan we like has a small secondary walk in off the Master bath for a His/Hers effect but we are thinking 'his' is going to be a laundry! Of course we have 3 kids and since their bedrooms will all be upstairs we will have a W/D up there as well. I think putting the laundry at 'point of use' really makes sense. The OP mentioned putting it where you wanted it now and plumbing for future flexibility which seems like a great compromise. It appears you have enough space in your closet/bath that you could rework it a bit and have a separate small closet in the bath for your stackable unit as well, thus avoiding the lint in the closet issue. Not to mention the luxury of tossing your bath towel in the dryer to warm up for you - our laundry is upstairs now and so is our Master and my hubby has done this for me and it scores him MAJOR points. :)

We toured a home built by our GC and spoke with the home owner who installed a W/D in their master. She said she would NOT do it again for two reasons: 1. She didn't have a sink close by and so couldn't pre-soak things; and 2. She still had to take drip dry things to her laundry room where she had a hanging rack/bar over the utility sink in there.

There's obviously pluses/minuses. I like luckymom23's suggestion of re-working the space to keep it out of the closet too.

Keep it in the hall. The guest room will be large enough at 11 by 12 and it looks like a much better use of space. Also, having the laundry inside your master precludes others from doing the wash and forces you to go way out of your way to do a load if you're anywhere other than the bedroom.

No question for me. I would put it into the hall where you can have the sink. In the closet there's the chance of the washer breaking and flooding. Even if it never breaks you will have humidity and lint that will ruin your clothing.

Ok, I don't know if I can explain this so it's understandable but.....
I would take the computer desk out and move the closet to that side of the room. Next I'd move the mstr entry door to the left of the replaced closet so the entry is zigzag from the stairs (gives the bedroom a bit more privacy too). I'd then make a cubby closet for the WD in the bathroom location as shown. As for the computer, I'd put it into the 3rd bedroom and make it a computer room/ guest room. I'd leave the closet accessing the 3rd bedroom and not the hallway which will help with resale.

If that's to much of a hassle then I'd put WD in the hall.

This isn't going to be your only laundry area, is it? Even the hall "laundry" doesn't seem large enough to me.

We have a stacked W/D in a hall closet at our condo on Maui. That's an OK situation because we are only there for a month at a time but I wouldn't want to be cramped like that all year long.

How much will you use that balcony? I'd scrap that in a minute to push things back and make room for a real laundry room with space for dirty clothes, cleaning supplies, hanging space, folding, even (gasp!) ironing.

BTW, I would NOT like to have to circle the master closet to get into it. How about an entrance near the bathroom?

If you are uncertain, there is less risk in putting it in the master - with secondary plumbing in the hall. That gives future owners a choice. And/or you could add a second one yourself. I have a teenage son that monopolizes our laundry -- I'd love to have one of my own. My husband and I plumbed for a secondary W/D in the master of a spec house we just finished.

If you really want it in the master, what if it was on the bathroom side (use the 'optional door' area). Then there is no lint issue in your closet, and you have a sink nearby. I would still want a 2nd location plumbed somewhere (hall, downstairs, ...) that would be acceptable to almost anyone if resale was a concern.

We went through the same thing.

We have no kids so there were no concerns about 'others'. Resale, uck. We like the adventure of moving and leave our life unplanned as to not exclude amazing options that may arise. I feel the resale pain.

I think it is a great idea, but we ultimately had to have it in the hall because of other issues, but... in your case, I would put it in my master and plumb for it in the hall. You will be surprised when your plumber tells you how little it will be to plumb for the second set.

I can't imagine that anyone buying a home would dislike the upgrade of having two sets.

As for the lint issue, I can't imagine one... My laundry room never becomes linty or dusty, so it stands to reason that the master closet wouldn't become linty either. I take out clothes when they are a hair under fully dry so the lint bunnies from the dryer filter are still moist enough not to cause a lint problem. I do this because I believe it is better for my clothes.

Consider putting a chute between the master bathroom and laundry area. No one wants to see a hamper of dirty clothes in their master bathroom.

As for the public laundry in the hall, perhaps change the single door to a double and add a counter beside the washer. Walking between the sink and machine would feel cramped, standing in front of the sink, cabinet, and washer will feel more open and allow for more storage opportunities.

We added a utility room with w/d that opens up off the back hall just outside the kitchen. The master bedroom closet also has a door that opens up into the utility room. We are camping out now in the house (not closed yet) and love this very convenient arrangement. When the utility room door and master closet door is closed the w/d sound is almost imperceptible except when the washer is spinning, and even then it is not a problem.

I'd keep it in the hallway. I can't imagine doing laundry inside the closet...there will be so much humidity and moisture in the air, the risk for damage to clothing is pretty high. If you really want something inside the master closet, maybe you could frame in a pocket door to keep that area separate from your clothing? You may want the extra closet space though...it's hard to read the measurements, but if it is 11 X 6 that is going to be pretty narrow to have double racks and to carry laundry between them.

We're thinking of doing something similar to luckymom. A W/D in the master and another W/D near the bedrooms upstairs. Right now we have a second floor master and a main floor laundry room. Clothes pile up in our master closet and pile up again when they come out of the dryer and get folded. It would be so much easier not to have to carry our laundry back and forth. If this is going to be your only laundry area then you have to put it outside of your master bed/closet in its own separate space.

I agree with Kats that the mstr entry is a little akward being directly visible from the top of the stairs. Here's my attempt to reconfigure things to provide a better entry for the master and a laundry room big enough for a sink that can be accessed from both the hallway and the mstr bath (where you are likely to get undressed). Of course, if you have to have the computer area in the Mstr itself then this won't work for you (although I think this scenario would be ideal for resale). Oh, I've also flipped the direction of the guest bdrm door and moved it over a bit so it's not opening onto the guest closet.

I like the changes Jenny suggested. It would allow you to put an obscured glass window in the closet. You may also want to consider a pocket door or bifold door for the laundry room would help maximize that space.

Either decision would be fine, but putting laundry on an interior wall is just asking for trouble down the line. Dryer vents need to be as short as possible and directly vented to the exterior. Otherwise, you get clogs and a huge safety hazard. And your dryer stops working and you pull out lint balls the size of a poodle. And you're lucky to not have a house fire. I've seen dryer vents through a concrete foundation where moisture collected and made a complet sodden mass with the lint. The homeowner had to abandon that vent and just have ductwork running straight through the master bathroom to the exterior. IT was ugly, and if the laundry room had been sited better, it wouldn't have been necessary. I've also seen dryers vented straight up through the roof where all of the lint falls backwards and clogs it up for an amazing height.

Dryer venting is usually an afterthought in most homes. Until there is a problem with it. Which there usually is when a dryer is sited too far from the exterior without a straight vent run. With Jenny's variation, at least you could make the WC wall thicker and run the dryer vent through that to the exterior. You will need to remember that a 4" rigid duct is required and that really won't fit into a 2x6 framed wall and leave any structural integrity left. So, either a 2x8 wall or a small soffit of some sort will be needed.

with much thanks to you guys for your input, here is a modified and very close to final layout for the mater, laundry and guest bedroom... There are compromises but I think the spaces we use very day have become better and a guest bedroom has gotten smaller but still a usable size.

I like the latest one. A couple of things though. Switch the door to the guest room as Jenny had it so you can access the closet without closing the door.

For the master closet. How about switching the mirror and door and door location. Currently you have 10' of hanging space switching this would give 11' and the hanging space would be an L shape. Yes some of that will be harder to reach however we all have clothes in a closet we don't use daily or even weekly and that would be a good spot for those.

Forgot to put the only thing about the last one that would bother me is the shared wall with the guest room. There wouldn't be much privacy as sounds do transfer through walls.

I showed up at the job site one day, and husband had told contractor to put ours in master closet behind closed doors!!! Needless to say I had a fit, and told him to STOP.
My thoughts, for resale, I would not want others in house to go into my closet in my room to do laundry. BAD IDEA (I am retired real estate broker. It was going to go under stairway in closet, but wouldn't fit, and because we have large open foyer, not a good place in hall, so I had it put in a closet in the guest bathroom.Also helps drown out the noise. The bedrooms are all located on the second floor.
