the house appraised for 8000 less than what the builder is asking

According to my calculations, i went over 16000 but we lost some square footage which saved me about 5000, so I my subtotal is 11000. If we add this to the agreed upon price from the beginning, we get to 232000. The builder wants 235600 and the house appraised for 228600.

My husband says there's no way he'll come down to 232,000 but I think he's going to have to, especially since it only appraised for 228,000. I don't want to blow all of our savings in order to come up with the amount the bank won't lend.

Is this low appraisal thing common, and if so, how do you handle it?
