Appraisal

So we have worked for months getting our estimate together and picking out everything for the house. We are planning on beginning our build at the end of the month. We are building in an extremely rural area with a population of about 200 in our town. The banker has just made me aware of the comp rule. The builder estimated the cost to build at 600,000 and it will be on 8 acres of land. The appraiser is supposed to schedule an appointment within the next week. So I am terrified that there will be no comparable homes (because there arent!) and the appraisal is going to be way under the cost to build. So what would my options be? I assume the only option would be to fork up the extra money for the difference. How do people build custom homes like this in areas where homes like this do not exist yet with this rule?
