What does it cost to hang and texture drywall in your area
Comments (15)I just had drywall and taping completed and I paid $70 a sheet for 75 sheets. It came to $2.19 a square foot. The work is excellent with very little in the way of clean up. They basically plastered the whole sheet. This is for the Toronto, Ontario area. Other quotes I got were for hourly (lowest was $40). I got these two guys to do all the work (plumbing, electrical and drywall) for about $18/hr. They completed 1000SF in 10 days (9 hour per day)....See Morehelp me cut costs please
Comments (16)Pricing on things like drywall finishes vary quite a bit in different parts of the country, and while the textured look is "in" thru the western states, smooth is the norm on the east cost and therefore the most cost effective. I'm in NC and 15 yrs ago smooth (ceilings) were an upcharge over textured. 5 yrs ago it had reversed. I agree with the 24" oc wall framing, unless it's one that carries floor load from above. Do insulate the walls, and the perimeter joist band (if it's not already done) Do seal the main floor system to the exterior basement walls before you start framing. Don't put the insulation in the ceiling above. It will cause too much temperature isolation. For sound, use rubber or metal isolaton strips to hang the drywall. The interior doors and base sound a bit high, but I bet they are stain grade wood, which is pretty pricey. Last and most important, if you have done your research (references, insurance, and check with the local building inspection department about his inspection record) and this guy is reputable, suck it up and pay the price. The last thing you want to do is start off the job 2nd guessing the builder, especially if you don't have any real knowlede of the building process. If you have any conceren, at the end of end of the job hire an independant home inspector to check it out before issuing final payment. If's he's a real professional, he won't see it too much of an insult, but keep in mind the same criteria applies when you hire an inspector, and don't hire a rookie. 3 months of classes at the community college may turn a used car saleman into a home inspector, but it won't make him a good one. Look for a min. of 5 yrs experience in construction + 3 yrs in the home inspection game. Comments (17)All the walls in my home are smooth except for my downstairs basement living area that we finished ourselves and did the texture ourselves. It a more casual room, tv and kids play room. We did the knockdown texture ourselves with a thing that splattered the texture on then smoothed down. It's more random than orange peel but about the same "depth". It's more randomness makes it easy to repair any damage. I wouldn't want it my whole home but like it in that one room. I probably would dislike it immensely if in every room. But..if you ever want to do wall paper don't get it. Texture was in alot of new homes in Texas where we lived for a while, bathrooms too. I knew of several people who wanted wall paper later and spent weeks trying to smooth out the walls, yuck. If I heard it once I must have heard it a thousand times, houses always cost more to build than buying new. Yet, I built the house for significantly less than any house in the area would cost and sold it for the same amount as those houses. The difference being, I was never going to live in the house. Creating profit versus creating value are two different things. " I appreciate this . I have heard too that buying is cheaper than building but then I think people start at tract builder and add from there, while I'm starting at tract builder and deleting things. for example, no tract builder would build without a garage. I dont think they would use stained concrete floors, and if they want to sell it they wouldnt ever consider exposed concrete block or vinyl . All the new tract homes around here have granite countertops. I dislike that shizz with a passion. We do plan to live in this house though..Our goal was always to have a bigger lot - thats why we are building. the focus is less on the house and more on just having more space in the outdoors for the family to hang out, thats why I spent more on the land than we are going to spend on the house( I know your'e going to tell me that lot cost should never be more than 25% of total cost :) )....See Morekcthatsme
