Are you wedded to the idea of a 2 story great room? That's alot of unused space on the 2nd floor right there. 2 story rooms like that can be hard to heat/cool, and can also make the 2nd floor noisy. (Think about watching a movie after the kids, if you have them, are in bed. And if you plan to add a surround sound system, think about where the speakers will go and how close to the 2nd floor bedrooms they'll be.) OTOH, the laundry room and closet by BR 2 and the closet and bathroom by BR4 will help block noise from the great room. I really like the size of your secondary bedrooms. My DS's room is only about 12x13 or 12 x 14. He just turned 13 and is already 6' tall, so we got him a full size bed to replace his old twin size. It's kind of tight in the room now with the bed and his other furniture. The point of telling you this is that if you have young kids now, before you know it they could be outgrowing their current furniture! Sorry I don't have other suggestions. There's alot I like about your plan.

Now that I zoom in the window, I see what you mean. Hard to tell since the plan shows a box, pic looks flat, and there's no interior shot. How to deal with it? Maybe leave that window as it is; The former front door could be a round or octagonal window, which would suit the house, and not put the stair hall on display lol! What I ment by recessed front door is, that part is stepped back from the front build line. Your "photoshop" looked like it was all even across the front on my screen, maybe it's must my screen (or eyes). Either way, I think it's a great idea :) I like some protection for a front door, and I suspect that the front door as originally built is right at the permitted build line, and adding an overhang wouldn't be allowed. So where you suggest it allows for an overhang of some kind, even if it's just a pergola.

Thanks, I had planned to put one up, but was having trouble getting my program to export anything with the grid. Here is a screen shot, not sure if this helps enough. The house is a 1910 four square that was converted to apartments in the 1940's. We live on the main floor and rent out two apartments upstairs. The powder room was apparently added where the stairs originally went to the basement landing (it was probably an open staircase) There may have had a very small tub at one time under the angle for the stairs above, but has been replaced with a cabinet, The front stairs really don't get used except when tenants move larger furniture in or out, but they are over the top of the basement stairs, so can't really be removed. The more narrow back stairway was added during the conversion for the tenants to enter. We have lived with the tiny 5x6 bath for 16 years and just want a larger shower and some storage. Maybe we have just adapted, but the bathroom being remote doesn't work too bad for us as we have very different schedules, and don't wake the other when getting ready. The hot tub is also right outside the side door, so it is handy to rinse off without dripping through the house. The current bath is also due for updates to the drain and supply lines, so there is going to be some cost even if I stay in the current footprint. I will try to post a couple of the other plans with a grid as well. Thanks!
