Advice needed! water heater dying soon before renovation

Renovation starting soon of bathroom and kitchen (contractors bidding now). I've been considering having Rinnai on-demand heater instead of standard one but haven't researched things like what people here say about putting in something so heat to certain places is immediate. I've upped the temperature and still lukewarm.

Advice re: getting in plumber to see about repairing this one -- is that even worth trying?, replacing w/o much or any research with on-demand, replacing with traditional.

I would post this in the plumbing forum, and do some searchers there.

Myself, I don't think they are ready for "prime time " yet.

One of the more common posts you will see about the on-demand gas water heaters is you have to set them for the shower temp that you want, If you set higher, for example 120 F or so (for say like a dishwasher), then the shower will get hot and cold, as the heater does not see enough Hot water demand, so if you turn the shower down the shower gets hot and cold---don't take my word for it, check the posts over there.

They are making recirulating systems now that have to be added, but that's extra money and to me, not worth it.

Do some research on some of the newer condensing tank water heaters, and pilotless (assuming you are looking into a gas water heater).

If old one is > 8 years old, I would just replace it, if less, maybe it just needs a new control.

I looked into it for our house. I really wanted one.
We live in the upper Midwest.
Check your delta temperature. This is the water temp coming into the house vs the hot water desired temp.
Our water is 37 degrees in the winter. We would have needed an industrial model for our house and the costs outweighed the benefits. Plus, I wanted the on demand so I could have quick hot water- but it still needs to get from the device to the location plus heat the water.
Our solution- Smith Vertex (I think that was the name) It is classified as a high efficiency "hybrid".
We have been using it for 5-7 years and have been very satisfied.

I'm new to these forums and wanted to say hello to you all before I asked my question. My wife and I just bought an old HUD home in West Michigan (North Muskegon) and are in the process of renovating it. All the plumbing to this house was shattered due to neglect and it froze.So I dropped a new well point down, replaced the pump with a 1 hp shallow well pump. The county engineer told me that there are two aquifers in my neighborhood one at about 25-30 ft and one at about 280 ft. The shallow one has the same water content as the deep aquifer but has iron in it as well according to him. So I decided to deal with the iron instead of paying 5-6k for the deep well. The neighbors have a deep well and they have the same issues as me. So what I would like is some advice as to how I can filter this and get good clean water for our soon to be newly remodeled home. All plumbing and water appliances will be new in this home. There will be 1-2 adults and probably one 3 year old a couple times a week. The house is 1400 sqft, 2 bed room & 1 bath. The new well pump is in a 5 ft deep cement walled and covered pit. I ran new 3/4 pex into the home thru a 2" conduit so I can change the pipe diameter if I need a larger size to get the GPM I need and not have to dig again. The 1st time was enough 50 ft long and 45" deep. It took me a week to get that accomplished. I have a new 40 gallon bladder thank with the pressure switch at the tank in the garage. The water coming out on the other side is where the 10 GPM was checked. I bought the house from Fanny Mae (paid cash) so I have no more mortgage. Woo Hoo. I'm just looking for some advice as to how I should proceed with filtering the water so it doesn't ruin all my hard work. The sinks and toilets that we removed was dark brown stained from the water so whoever had the house before us did not try to filter it. The water comes out tinted and has a funky smell to it. There is no sediment after the water sets for a day or so but it does change color a tad and the water smell gets worse. Below is what I got back from the test that Fanny Mae did on the water to check how safe it was to drink. It passed but I ask my family won't drink it the way it is or bath in it until it's cleaned. There was no other information other than what is shown below. - Iron 5.85 - Sodium 2.30 - Fluoride .10 - Chloride 1.39 - Sulfate 10.60 - Total Nitrite & Nitrate - E. Coli Absent - Total Coli-form Absent - Hardness (as CaCO3) 98.4 I really appreciate your time, I know how valuable it. Thanks!

Thanks for the info. Can we have an old style gas water heater (in the attic) AND tankless water heater downstairs servicing the same house and gradually phasing out the fixtures (room by room) with end result of eliminating the old gas water heater after remodel complete? This post has helped me realize that my main desire is to try to do this in phases rather than one job (which I'm sure would be cheaper.) For one reason, the smaller jobs help us evaluate the contractor and decide whether we want to continue using him (he gets to evauate too). It also helps us keep from having so many "change orders" before job is done as we learn more about our 77 year old house. (think I will cross post this in the "old house" forum as well) background: I think we are committed to going forward because we LOVE our neighborhood but neighboring homes are old like ours so besides prices being quite high though footprints are small (in center of major metro area), we are afraid we would buy another old home that was in worse shape than ours and would still need to do work.

It doesn't look okay to me. The leaflets seem to have curled which can happen with too little water. But that doesn't necessarily mean it's had too little water in the pot, it could also be damaged root system. Damage roots could also be if where you bought it they had recently repotted it. Do you know if it got very cold at some stage? It can be difficult isolating the problem as there could be a number of reasons. Using a wooden skewer to push down into the potting medium can show if there is enough moisture deeper down. If the skewer comes out clean it'll be too dry. If it's wet down there you'll see that when you pull out the skewer. Other than that, as palmsandsnow said, you just might have to wait a few weeks to see.

G and sktn, I'm quite fortunate to be a lifelong resident of the best state in the union and I was aware of the proposal (or even passage) of ban on gas appliances by the air resources board. While I think what they envision is a certainty in the future (for all of the US), I think it's unlikely that it can be imposed so quickly. Because the electric power industry and the existing grid infrastructure can't support the increased power usage this would cause. And the cost of retrofitting wiring and home panels to provide the power needed to electrify existing homes is not affordable for lower to medium income level folks. California imposed mandates several years ago for increased sourcing of renewable electricity and with only a few years to accomplish the rules. Utilities scrambled to meet the requirements. Private sector money was raised in a rush to build a number of large photovoltaic sites in the area, including in the very sunny deserts nearby. The result, as I alluded to briefly before - we have more afternoon summertime electricity than we need. A number of the new sites are offline and not feeding the grid. Why? Because also as I said, the issue of the baseline demand that has to be met with 24x7 supply sources has yet to be solved. There's a base load that's always produced and typically by combustion plants. In the old days, there were so-called "peaker plants", essentially jet engines that run uneconomically for constant use but that can fire up with short notice to fill gaps in supply for a day or two. Until the challenge of power storage and base load needs when it's dark or at inclement weather times is solved, there's a limit to how much any region can make use of daytime solar electricity. And, we have neither the wind, nor the running water for much more hydroelectric or wind power, nor are there adequate long lines in place to transmit such power from where it's does produce in the dark to populated areas in my state where it can be used. My prediction is that 2030 will come and go and while there may be statewide restrictions for commercial and new construction (as some municipalities have already imposed), I think gas furnaces and water heaters will be with us for some years to come beyond 2030.

We replaced the aging water heaters in our home just over a year ago. The plumbers working on the job were very keen on Rinnai, so I spent a lot of time reading up on performance, cost, etc. Bottom line: with luck, you might break even, i.e. get the same performance for the same cost, after about 15 years. But most people think that overall tankless systems are still too expensive, and the costs remain higher than traditional tanked systems even if the tankless heaters work exactly as advertised.

The main advantage is if you have a high demand for hot water at specific times. So if you have a houseful of guests who all take showers at 7am, tankless ensures you don't run out and have to wait. Friends of ours installed tankless water system for just this reason.

Note that with tankless, you can sometimes wait for a couple of minutes for hot water to reach your faucet or shower. Our friends installed a small electric water heater to avoid this.

We went with conventional water heaters this time around. In 10 years things may be different.

I've had my Rinnai for almost 3 years and love it. It immediately cut my gas bill in half (from about $34 per summer month to $17). I never worry about running out of hot water or a pilot light blowing out. Mine is set to the maximum 120 degrees, which is OK because my dishwasher has its own water heater. Never again planning showers around laundry and dishwashing?=priceless. The only downside is the 60 seconds of cold water from the hot tap until the heated water makes it through the pipes.
