Ensuite bathroom reno - design ideas?

Hey there,

My dw and I would love to reno our ensuite - unfortunately, it's a little cramped for what we might like (5'x7'10").

Here is the current layout:

Our preference is to try and get a double sink vanity in there - most I've seen at something like 60" wide, which is obviously not going to happen here, but something shorter (36-42"?) might be workable? We'd also like to get a soaker tub in, which I think can come in the same size as our current standard tub.

Any ideas on how to lay everything out without moving walls? (Shifting the door may be acceptable, if necessary.)

You want a double vanity, toilet, and soaker tub in your current 5x7 space--no moving walls?

Nope.

If you want a longer vanity, but only 1 sink, you could move the door to directly across from the toilet, and turn the "vanity" along the window wall with sink where your door swings now. And, you'd gain some storage space under the extended countertop area of the longer vanity (only, not a double sink).

Okay, just wondering if there was any divine inspiration. What about swapping the tub out for a shower stall instead? Still tight, I think.

The reasoning behind not moving any walls is that the adjacent closet has an attic access hatch, so I can't really move that more than an inch or so. Moving the other wall out is possible, but breaks up the long stretch in the bedroom, since the closet portion can't be moved out without breaking the door.

Whoever originally designed this house made it really awkward. Bumping out the ensuite is possible especially on the window side, I wonder how much that would cost?

Some people really want/need an en-suite bathroom. Some people would like one, but can live without it if everything else--location, price, other amenities--fits their needs. Some people really don't care either way. And some people really don't want one. So if you buy this condo, you have eliminated the "really want/need" folks from your potential buyers and renters. But you still have a fairly large pool of potential renters and buyers to draw from. If you add the shower to the downstairs bathroom, I think you will make the condo attractive to non-related renters--three grad students, say. Do other units in the building have en-suite bathrooms? If so, then not having one could be a liability. But if there are other units without one, and the building itself is a desirable place to live, then you should be fine. You might have to lower your asking price to draw people in, but that would be the main drawback that I can see.

@Pennydesign- yes, suzyq53 is correct; the furniture went in mostly through the deck steps. Little things came up the spiral staircase. @Lindsey, yes the privacy issues from the staircase is an issue. That's yet another detail we have been considering. We'll keep a door on the room. I have worked today on two new plans. Let me know your thoughts/vote! Thank you for your thoughts and time. Comments are welcomed. Please note, I am not a designer. The sketches will eventually be reviewed by my contractor. Another question: If you have the time, tell me how long you think each of these planned renovations should take. I want to compare your thoughts with my estimate. This is my first renovation and I want to make sure I understand the process. Sorry the pics are a bit light. However, picture one has a rectangular walk in closet with 1.5 ft expansion on the bathroom, while picture #2 has an incomplete diagonal privacy wall with 1.5 ft expansion on the bathroom. Please note we have an eastern king bed and side dressers for lighting & our personal items. That means we need about 11 ft for the bed and dressers to go against. Thanks for being interested.

I'd split the existing bathroom for both aesthetic reasons (too long and skinny now) and practical ones. But I'd make the master bath bigger, say 10-11' long. You have a great opportunity to split that bath into two very nicely-sized and more proportionate bathrooms. And you can achieve some savings if you are able to design the layouts so that some of the plumbing shares the common wall between the two new spaces.

Ah! I've heard of Vastu, but I didn't know there was a recommendation on toilet direction ... good to know. In the main bath, I was guessing the shower opened to the north, so the current toilet position would create more interference than the vanity on the north wall (facing the shower). In the ensuite, if I have my dimensions right, the section not containing the shower seemed pretty close to square, the space would be similar to how it is drawn, give or take a few centimeters, though maybe I've got the vanity depth wrong and it would be tighter. I'll try to explain the other one again: the vanity would be on the west wall, facing the shower, which would be along the east wall (with the door next to it), and then the toilet would be on the south wall, probably almost centered, so there would be room to get in the door but the toilet wouldn't be into the end of the vanity.

Just wanted to say I have a 60" vanity with double sinks. It's comfortable, but certainly not roomy. There is counter space in between the sinks, and a tiny bit on the outside. I suspect it *might* be possible to cram two standard sinks together in something like a 48" vanity, but you would have almost no counter space at all. Perhaps something like a two faucet trough sink?

I'm sorry I have no idea how you would possibly cram a larger vanity in there in addition to the tub and toilet. Why can't you move the attic access hatch? It seems like your best bet without changing exterior walls would be to take some closet space. Alternatively, I've seen remodels (at least one HGTV's Sarah's House show) where they've done a wall full of shallow closets instead of a walk in closet. You might be able to do that along one wall of your bedroom and repurpose the current closet into bathroom space.

To expand on prickly's idea, build a reach in closet along the entire wall to the right of the entrance door. Make the current closet part of the bathroom. If you can do that, then you have options.
