Hi, I've been thinking about your floor plan since I first saw it and I think it looks nice. I love your stairs. I too thought furniture placement would be difficult with the bathroom door in the middle of your best wall for a dresser. I tried moving your bathroom wall to the left a couple feet. Your bedroom seemed very wide, especially not having room on that wall for furniture. Then I put a linen closet to the left as you enter the bathroom. This allows you to move your bathroom door so that you have wall space for a dresser. The door to the bathroom would then open up against the linen closet. That door would take up 30 inches when open, so you need to have it clear the tub. Unless you do a pocket door. I think I would like a pocket door going to your MB closet. My mom's bedroom was similar in size and it looked great. She also had a chest to the left of the bay window if your room has the length and you move the windows a little. I reconfigured the 3 rd bathroom, now accessible to office too. You also have a linen closet in your much larger hallway at the top of the stairs, which also helps to lengthen the wall in your bedroom for a piece of furniture. I like Mongo's idea of bookshelves on bedroom 4's wall, unless you decide to take that 8 or 10 inches and add that to your bedroom and move the BDRM 4's closet further into that bedroom. You gain you an extra 10 inches in your bedroom! It is probably a very good idea to use graph paper and cut out pieces of scaled furniture and chairs to see how every thing fits.

Thanks for the replies! ROOBEAR, I think the other bathroom is about the same size as your master, it's really long and narrow. It has a ridiculously long vanity with 1 sink in it. I'm going to be redoing that one as well. Thought, if there was some way to tap in to that bathroom and utilize some space for the master...have to get in there and see once we get the house. I'll get a plumber to get under there and let me know how hard it would be to switch the plumbing, may not be as bad as I think. PKSPIGS, that wall where the dresser is from door opening to door opening is exactly 7" across. The dresser you see in the pic is 5'4" across. My dresser is the same size. So that gives me 20" to work with. Now, on the other side of that wall is the shower stall which measures 3" wide IN THE INTERIOR (my realtor must love me and my measuring tape!). Three feet/3ft+ would have to come off that wall before I could put in a doorway to clear the stall. Plus another 2'4" for the new doorway. Let's call that 6ft to be safe? I'm left with 1 foot, plus the old door opening of 2'4" for 3'4" - not enough to put the dresser. Am I thinking correctly?? HUDSONLEIGH-plz see my reply above regarding measurements. That's the shower stall you see. The purple shower curtain you see is the left side and the shower head is to the right, behind that wall, next to the vanity. I want to cut that wall in half and put in a glass shower enclosure. Can't do anything on the other side, the doorway in to the bedroom, that's the hallway and you can't extend anything out to there. JJAAZZY, yes, furniture will be as current owners have it. Really the only way ours will fit. That's my whole issue, having to stare straight in to the bathroom - and I sleep on the left! Me, I'm in and out, but my OH - geez, he's in there forever, every time it seems! The tile is in great condition, but really needs to be updated. It looks white, but it has little specks of a mustardy-gold color. Since it's so small, will replace everything. I just wouldn't be happy to have to live with it the way it is. The bathroom I have now is great. I won't even be able to sit and do my hair in this one, my current one has a spot for me to sit and do my girly things - will be moving that elsewhere in this house - had to give up somethings for others to finally find a house!!! Hopefully, no major hidden expenses to come up, had it inspected by one inspector, waiting for 2 others. If I did have to keep the toilet where it is - can anyone suggest a good door to put there. I'm not sure a pocket door will go or not. There's an outlet on the wall behind the dresser that's 33" from the doorframe. The bathrooms side of the wall has the wall heater. I can remove that when I retile. Other than a pocket door (and no more ugly accordian doors) is there anything else worth looking at? Thanks again everyone!

olychick, thank you for taking a look. :) I'm relieved to hear you think a white shower pan is best. I am heading out now to find porcelain marble look tiles for the shower walls to pick up the gray as you suggested. I want a shiny finish to the walls. Tell me if you think that's a misstep. I am avoiding marble as I have a marble topped vanity now that is pock marked with etchings. As far as seeing myself in the vanity, yes, I think I will be able to do so. I was planning on a black framed mirror spanning the vanity. My current vanity is 32 1/4" high (as will be the new vanity) and when seated on my vanity stool my reflection is seen up to my chest. The only issue currently is that my knees are pressed against drawers. I failed to mention that I was thinking of using absolute black granite for the vanity top for two reasons: one being cost and the other being to avoid etching. Will doing so deviate too much from my inspiration? Wow, these are some really great ideas!! @ssdarb I want to try to limit the scope to not moving any walls but your plan looks really great. I want to see if I can square off the closet similar to @Karenseb and sort of combine both of your designs together. The only thing is I am not certain how I feel about seeing the toilet facing me when I walk in and I am not sure if 5"x3" will feel claustrophobic? @Debbi Washburn I also thought about the layout with the tub rotated but still separated from the shower but thought the tub area looks a little cramped. I didn't want to have the tub inside the shower due to additional cleaning of the tub from water splashes since the distance for my shower head to the tub won't be that far (you can probably tell I am the one to clean the bathrooms in the house :P ) @pamal66 I plan to get a free standing tub so that I won't need the surround. It looks like I might be able to do that but the tub edge will be very close to the glass. I am just not sure if I will loose inches due to switching those tiles to quartz shower surrounding. @ssdarb That layout looks cool but I am afraid the glass might be a safety concern for my toddler.
