Anyone build(ing) a 'New Old House'?
Comments (43)It was so much fun to read about everyone's paths to a "new old house." We are finishing our build in the next month, and I was very inspired by the concept of the new old house. For me, it was about capturing the classic proportions of old houses, rather than attempting to replicate them. For us, budget was a major concern, so I could not afford all of the materials that a true Versace-approved new old house would require. Instead, we focused on not making the mistakes that poorly done "new old houses" seem to really suffer from, like wrong roofing, wrong windows, etc. In some ways, it is just as important to focus on what NOT to do as it is to think about what TO do. I used two books, in addition to Versace's and lots of books of historic homes from our area, that gave detailed information about construction patterns. One is "Traditional Construction Patterns" but I can't recall the other right now. They are both on Amazon. (And I probably reviewed them there.) What they did was teach me what the obvious markers are of a poorly-done traditional construction...they are the things that - once you can recognize them - make the house obviously "wrong." By adhering to traditional construction practices and using new materials, we were able to avoid some of the mistakes that we would have inevitably made attempting to build a "new old house" on a budget. The homes in Versace's book and portfolio are gorgeous, but totally out of our reach. And, as other have suggested, really studying the home in the area helped me immensely. I paid attention to the size and placement of windows and doors, shape of window lights and number, trim details, porch raining profiles, etc. I was really obsessed! Comments (9)Thanks everyone. I am going with anitamo's suggestion of using precut cardboard. Actually I could not find large sheets of cardboard to purchase and did not want to use random cardboard boxes laying around the garage (I have 15 drawers to line so want everything to be uniform using identical materials)...so I bought 4 large sturdy white posterboards from the local office supply store. I am going to cut them to fit the bottom of the drawers and simply wrap the wallpaper around the cardboard pieces and tape on the underside. My wallpaper IS pre-pasted. I definitely don't want any residue or paste to rub off on these brand new bathroom cabinets :) There will not be any clothing or linens going in these cabinets...it will be toiletries most likely stored in clear plastic/acrylic containers within the drawers. Comments (25)Lol, kitty had just been shooed off the dr table. I brought home a sample of porcelain tile tonight. It's looks very nice and goes perfectly with the dark bath cabs & is ok looking with the counter. CordovaMom, this tile makes me dizzy too! I've always hated it, but dh wanted the floors to be the last thing we tackled, so here we sit. Tile in the LR is perfectly acceptable here (and common), but so is carpet. Wood floors and laminate wood really aren't very popular, except with people like me who prefer them when doing an update- and the rare custom builds have also used them, but for the most part it's tile. If the layout has the LR or a FR separated, then that's more likely to get a carpet. I'll see what the real estate agent thinks - he should know what people want or will think when they see our floors. I'll carpet if he thinks we should, but otherwise I think we'll leave it as is...if we had the time to install new flooring (even laminate wood) ourselves it might be worth our while cost wise, but since we'd have to high the labor I don't think it'd be worth it. I'd rather offer a flooring allowance if it comes down to that. After all, we still bought the home like this and it's a much stronger sellers market now than it was 4 years ago. It's rare that any of the older homes here have had any updating at all, so I think we'll be in the lead somewhat...if someone wants to look for themselves just shoot me an email and I'll send you the real estate link. Comments (13)We don't have credit cards. this is the situation. we have a house now that has a balence of $47K. The house comps have it going for $75K. Of course, I know you can not count on getting what you think you will get, especially when you need it. The house we are looking has an asking price of $89K. My realtor hasn't done a whole lot of research yet, but she said that is a bit high for the area. I was looking at the real estate data for my city today (san antonio) and although sales are a little bit down, houses are still appreciating. Days on the market are still a little longer, but not drastically. Price per square foot has gone up, not much, but its gone up. so, we don't have much in savings, so we would need the equity from our present house to put down on the new house. I'm obviously not working with high numbers here. the average house here is $147K. Still way affordable compared to a whole lot of cities. What I'm trying to do here is get an idea, just knock it around, about what my options are and what anyone thinks of the situation.
