Hardie Plank & paint...need advice from pros

I posted this in the paint forum also, but this forum tends to get feedback quicker and I really need some quick advice on the best paint. Our primed Hardie plank is almost completely installed now. We want to use the best, long lasting, mold resistant paint that is available. What, in your opinion is the best long lasting exterior paint. I've seen the 35 yr & 50 yr paints but have a hard time believing any paint could last that long. Also, what finish would you recommend.. flat, satin? Thanks for any advice!!

We installed Nichiha fiber cement (somewhat similar to Hardie) and used Sherman Williams' Duration paint. Might want to check with Hardie for their specific recommendations. As I recall, we spoke with our Nichiha distributor and he gave us a handful of paint recommendations.

One of the reasons we went with Duration is that it can be applied in a wider range of temps.... as I recall some of the paints required a minimum at least 50 degrees outside. Duration, on the other hand, only needs 35 degrees for 48 hours.

Thanks Niff! I just returned from SW and the Duration looks great... amazing that it's got a LIFETIME warranty! And now they have Resilence that has a moisture barrier, same Lifetime warranty. The sales guy said you can even lightly power wash it! I will check on Hardie's website and see if they have any recs on there... didn't think about that. I also looked at Valspar's Lifetime warranty, mildew resistant paint... it's about $15 cheaper per gallon. Has anyone used it? Thanks!

I have Hardiplank on SEVEN homes which I own. Speaking from experience the James Hardy product is pure junk. It is highly hydroscopic, meaning iT absorbs water readily. Once the siding has absorbed water, paint peeling is the likely result. We observe that on the south, west and eastern sides of our homes paint peeling is generally less of a problem as the sun exposure warms the siding and drives out most of the moisture absorbed in a heavy rain. The northern exposures are a different situation and that's where paint peeling is the biggest problem. In coastal locations Hardiplank is at its worst. Wind driven rain will force its way behind the siding and will often find its way behind the laps and will literally get between the siding and the paint forming large balloons under the paint filled with water! These balloons can be as large as a foot or two wide and unbelievably can hold 4-6 ounces of water for months until the peeling sets in. You pop the balloon and water runs down the side of the home! Additional areas where paint peeling and Hardiplank delamination often occur are any location where there is a high 'slash' effect off of gable roofs or splash from decks or porches back onto this siding. iF YOU READ THE MANUFACTURER'S INSTALLATION INSTRUCTIONS, THEY WANT YOU TO KEEP THE PRODUCT 'X' INCHES AWAY FROM DECKS AND ROOF SURFACES, HOWEVER THIS ISJUST NOT PRACTICAL IN MANY CASES. In a real sense this is Hardy's own admission that the product is not suited for geographic areas of the US which receive a fair amount of rain due to water absorption. I've read lots of painters saying the problem is the paint. Over the years, we've tried all the major brands including Behr and Sherwin Williams and numerous others, and in our experience the paint makes little to no difference. In our view the product is not suitable as an exterior siding unless the structure is located in an arid environment like the southwest. Many homeowners have been told it's an installation problem. Except in the rarest cases, I do not believe it. I have seen rampant delamination of the product 2" from a patio surface and 20' above as well. I have experienced the butt joints open up as much as 3/4 of an inch on hot southern exposures. All this means that the product is swelling and shrinking constantly and inherently causes paint to peel as a result. In short, the product does not appear to be suited for the purpose for which it is intended: SIDING. I would not put it on a dog house!

bus_driver, Over ten years ago we faced the necessity of replacing part of the particle board subfloor and most of the carpet in our 1979 double wide. Where we replaced the subfloor we put in 3/4" plywood. We could not replace all the particle board since the walls were built on top of it. Our floor joists are 24" OC. For the finish floor we used 1x6" tongue & groove Southern yellow pine. While there might be a slight deflection more where there is still particle board sub floor, the pine's actual 3/4" dimension is enough to carry weight if the particle board gives way. Now, I do have to say that this was intended as a "temporary" fix. We knew when we did it that we would not be in this DW forever and planned on prolonging its life for 10 to 20 years. It's been successful - the pine floors are still great, we get loads of compliments and we're planning pine floors in our new permanent house. Another part of our decision was that we're in an area where SYP is grown and we can purchase SYP directly from the mills for a pretty minimal wholesale cost so any other solution to our floor problem would have cost us three to four times as much. I will hand draw the rough floor plans and elevations so that I will not violate the contract. It will take a while and might not be to the exact true scale of it, but hopefully is close enough. I love the floor plan, it was made with a lot of our feedbacks, but hate the curves put in the master bathroom - seems pointless and expensive. I deeply dislike the exterior and interior detailing (not just cost matter, I feel it was pushed on us against our interests), and I also am feeling very unsure about our roof line and gables (can it be simpler or fewer? does it matter to reduce cost?). I am annoyed that we have to spend almost 30K on a fake chimney. We don't want to trigger structural review if possible (6 months delay + 20K structural eng fees), but given how bad I feel about it, we are discussing that maybe it is not too bad if we delay the project for a year while trying to fix the design issues and looking at the housing market for alternatives. And who knows, if we are ok with triggering structural review, the additional saving could be substantial that we care less about the 20K structural redesigning fees. We started the design process years ago when we were of more limited means. Ours is a building designer, not an architect. cpartist, I do think the yellow house look like a farm house. Our started out as a Tudor, and we keep most of it when the city wanted craftsman instead. I think it only look like a forced G&G, and the only thing that might fool some people into thinking it's G&G is the brick/rock work and excessive detailing. But then again, reasonable G&G homes I look at have much quieter exterior. The house on the left of our lot is "supposedly" a craftsman, but doesn't look like it at all. I think the city wants the craftsman "flavor". We are not purist, I don't mind some modifications to craftsman, but don't want a loud expensive exterior and interior. Builder changed cedar to Hardie plank.... thoughts?

Although cedar looks nice, it can create a host of issues depending on the area. Lived in a cedar roof house where the cedar attracted flying squirrels, which can chew through anything and they did, landing themselves a home in our attic. Repaired their damage and replaced with asphalt shingle, and problem disappeared along with the cedar. I'd take woodpeckers over flying squirrels, but would rather have neither and accept a "cedar look". Everyone is assuming the builder is changing things on specifications, which could be the case, but could also be the case of the OP reading into the renderings too much. Spec homes are generally not "one off" homes and the plans may be used again, tweaked, etc., by the builder and builder's architect. So, renderings are "artist design" only and not always representative of exact finishes. Rarely does a builder pay for renderings to represent every possible finish on a house and if he/she did, would have to increase house price to reflect "eye candy drawings". The specs going in the house are determined more by what pencils out for that home site, location, build costs, demand, etc. Maybe 9/10 people looking at possibly buying this home want hardie and the builder knows that, hence cedar wasn't in the design specs to begin with or builder realized this and changed. Either way, when looking to purchase a spec home, go by the specifications, spec sheet, start pack, whatever the builder calls it, to determine what is going in the home (not a rendering). BTW, this also goes for the landscape in a rendering. Don't assume that 100 year old hardwoods will be brought in for your project just because they are shown in a rendering (it would be funny if wasn't so close to true).

Our builder painted our Hardie 14 years ago with some not-so-premium paint and it has held up very well, it bonded like they were soulmates. I have pressure washed it to remove some green algae on the shady side and it didn't cause any problem. The trim was repainted by me because all the caulking was poor after the wood shrank when drying I guess. I used Pittsburg Paint Manor Hall. It isn't cheap, truly is one coat (after primed over bare wood) and it has been very good. IMO trim should be semi-gloss and Hardie should be satin, both will turn more flat with age.

Thanks Srercrcr! I have admired your house on several forums! Paintguy responded on the paint forum and he rec'd. using satin also. So Satin it will be. My DH likes Valspar Duramax, it's 100% acrylic, mildew resistant and "lifetime" warranty. It's only $35/gal so, most likely that's what we'll go with. If we are have to repaint in our "lifetime".... I can always bring up, we should've used SW Duration! LOL!!

They wont't tell you but Hardie uses Valspar on their ColorPlus plank. I have it on my house and was able to get some touch up directly from Valspar with a little minor string pulling.

We had factory primed Hardiboard and used SW Duration as well. Since we went with a dark red color with white trim the painter used 2 to 3 coats and it looks awesome.

We used Duration on the inside as well and did that ourselves. Love it. Even washed crayon off already.

I figured why not use the best as I don't want to paint again for a long time.
