This plan reminds me a lot of another plan we've worked on in the past year... The interior laundry is what reminds me of it. One of the things we had to work through on that, was how to vent the dryer. It is a LONG ways to anywhere to vent this one. Yes, it needs more windows. This has hardly any, and I am surprised the one shown for the front lower bedroom is even large enough to meet egress. I think the Master bath could be better laid out, and with a window. And, you MUST make sure you have pocket or out-swing toilet room doors (this applies to your master WC; they did it properly for the 1/2 bath in the hall by the pantry). I would try to stagger the location of the sink/stove in the kitchen so that you can have a person at each station there without bumping bums. And, I'd figure out how to get the fridge nearer to the eating area. I wouldn't want people walking through my work zone (stove/sink area) between table and fridge... best to keep them out of that flow of traffic.

To me, this plan seems very functional and a house that can really be lived in. May I ask how many in your family and total sq. ft. of the house? I have a powder off the garage in the exact location like yours and I prefer it there. I would definitely nix the kitchen desk and do another pantry. You would never regret it, one can never have too much pantry space. Island is a barrier, but if the fridge could not be moved closer to sink, so be it. And to echo peytonroad: My current home (which we did not build or design) has a large wraparound porch like yours, plus an extra wide overhang. Our house is dark, even on sunny days. I suffer from Seasonal Affective Disorder and need bright, sunny rooms and it makes me gloomy and grumpy. I have to turn on literally every light and lamp in the house. In my last house I had large windows, no porch, and I could go the whole day without turning a single light on. Just sayin'. Nice layout though. I would love to see elevation pics:-)

I like it, but I'm not sure I'd want it for myself. Its unusual angle makes me think it was designed for a specific lot with unique needs. Things I'm thinking: - With that large V-shaped front porch, it'd be lovely for a vacation area, but I can't see it fitting into a typical suburban lot. - Where is the front door? I think it could be confusing for guests. On the same subject, you have so many exterior doors, and that's a difficult option -- doors are more expensive than windows, less energy efficient, and easier to break into. I think I'd turn some of these into same-sized windows. - The floorplan is angled, but the pictures seem to be "straight" with the breezeway in the middle. This is reminiscent of old, old Southern farmhouses called DogTrot houses. - I like the metal roof shown on the house in the pictures. Seems to fit the house well. - This house has a great deal of exterior wall and lots of jigs and jogs, both of which make this an expensive house. - I like the kitchen /dining layout, but I think you need more space between the island and the table -- I think I'd reduce the width of the island to fix this. I think they did reduce the width of the island in the house in the pictures. - The tower is really neat looking and essential to "the look" of the house, but you have to access it by cutting through the laundry room -- weird. - I think that smallest bedroom is okay ... only because it also has a small bed alcove on the edge, leaving the whole room available for other purposes. However, this is limiting: You cannot ever use anything except a twin bed, and it's kind of oddly tucked around "behind" the closet. If you intend to always use this as a den or office, it's ideal. You could make up the bed as a sofa and still have plenty of space left for a sofa or desk. However, the room is not at all flexible. - The second guest bedroom also has odd dimensions. I think I'd simplify the whole bedroom wing.

It's a taste-specific design. Specific thoughts: - Your windows will be great ... though, as other posters have said, that can make indoor climate control difficult. Even with acreage, you'll also need window coverings ... or this place will feel very exposed, especially after dark. - I don't care for the very plain front or the double front doors. At the very least, I'd look into a stoop so guests could shelter from the weather as they wait for you to open the front door. - Where I would like double doors: on the office. Double glass doors lined up with a hallway window ... and also with double doors out to the deck. - In this looooong hall, things are a loooooong way from one another. Things that aren't convenient in such a lengthy house: walking out the door to work and remembering that you've left your phone on your bedside table ... coming home from work and wanting to drop your shoes in the closet ... turning on the hot water in the master and waiting for it to travel from its garage location. Personally, I'd consider making it into a "T" shape ... that is, keep the living areas as you've laid them out, but put the bedrooms onto the top portion of the "T" ... the master pushed towards the back and the secondary bedrooms pushed towards the front. - I'm iffy about a table on that deck ... it's fairly far from the kitchen, and convenience rules where people actually sit down to eat. - I'd look into a pass-through between the garage and the pantry ... it'd cut down on steps with groceries. - I'd flip the laundry and the two secondary bedrooms ... that is, place the laundry nearer the master bedroom. Perhaps you could open a pocket door between the laundry and the master closet. Even if you can't do that, it'll provide more privacy for the master. - I'd go with one nice-sized bathroom to be shared between the two secondary bedrooms instead of two minimal-sized bathrooms. - I agree with the above posters that the closets in the secondary bedrooms are lacking, as is storage throughout the rest of the house. I'd want to line the office with bookshelves /cabinets at the very least.
