Need your help with making an offer

I found this furniture for sale and I just need to know that I'm not paying too much for them. Seller mentions duncan phyfe?

here's what it consists of:

2 vanity/dressers with mirrors

1 chifferobe

1 Chest of drawers

and a bed, not sure what size, but the bed, chifferobe and chest? and maybe one of the dressers are a set. I dont have pics of the bed.

so it would be 5 pieces total

PLEASE tell me what you think these pieces would be worth or better yet, what would be a price to pay where there would still be room for a profit.

I guess I can add to this post, what would you see that would need to be done to these pieces to make them ready for my booth? I'd be inclined to take them right there and sell (well after some touch ups etc) but nothing major (RAF, etc)

If you have a booth you should already know what the market will bear in your area thereby determining your cost based on your profit margin. We aren't privy to any of those factors.

BTW - these pieces are certainly NOT real Duncan Phyfe & to my eye, there isn't a scrap of Duncan Phyfe style about them, either.

All 4 pieces are cheaply made 1930's stuff.....I see nothing that suggest Duncan Phyfe nor mahogany.
As antique silver says....only you know what the market will bear. But I think they could be "spruced up" with a minimum of effort....except the first piece....that's pretty rough.
Only you know what pieces like that will bring in your booth.

Oh, I think you should definitely low ball them, since this lot has been sitting so long. Why pay more than it's worth? My concern is more about unexpected costs that you run into, after the purchase. So, worst case scenario, you offer 2/3 of the asking price and they either say no, come back with another offer or tell you to keep looking. And, since this isn't someone's home, I doubt you'll offend the developer to the point they won't accept a future offer. If you can afford it, I say go for it...but PLEASE get someone (agent, lawyer, etc.) to look at the paperwork and check on floodplain status, water/septic, etc. I'd hate for you to buy a lot that you find out doesn't support the home you really want. The tax assessment can bear little relation to the actual market value. If you are working with a real estate agent ask for recent comps if possible to establish market value. Here are my thoughts. IF you say the kitchen is tiny and you want to make it bigger and redo it, you should expect to spend $50K. If you are going to redo the tiny kitchen but leeave the same layout, then the cost will be way lower such as 20K. I would allocate $10K for a basic bathroom remodel without changing the floor plan. The other thing to consider is certain things you may not be noticing today you may decide you don't like after moving in. Having said all that, an actual purchase compared to a rent to own is way more attractive to the seller. I would start offering low, show that you have a mortgage preapproval, and negotiate to a final price between yourself and seller... if you cannot get to a price you think you are getting a great deal, then walk away.

Seller's RE called and asked if I might bump closing to tomorrow. This time tomorrow night I will be the owner. It's been a really happy/sad two weeks. I have my house about 90% packed. I'll glance out to the front yard and remember when my son first crawled, it was on an old quilt out there. There are very beloved pets in their final resting place in the backyard. I really regret not having them cremated. I was so happy to see my son pull up last Sunday. I just knew he would tease me about being so sappy and I'd go back to my "normal" no-nonsense self. Instead, he pulled a Power Ranger out of a garage sale box and started crying too. All 6'6", 280 lbs of him reverted back to the little boy that hates change! His dad pulled up to go through some storage building boxes and did the same thing. I suppose this is pretty normal for people who have so much history in a house. I've been watching the market and my budget for 5 years in preparation for tomorrow. And I'm really proud. I can't think of a single other woman on either side of my family who has ever bought a house on her own. Maurenemm said it all: A house is more than an investment. And.......I don't think my son and ex thought I would ever actually take the leap. I knew I would and had been preparing myself for leaving our home. They are not quite there yet. There is much discussion of "maybe I need to buy it and then lease/purchase it to Son" statements being made by the ex. I'm definitely not up for that negotiation just yet, lol! Thanks for indulging my sentimental ramble. My logical self is just having a short lapse, right??

Since you want a home in this neighborhood pretty badly, that means your demand is high. And right now, this home in the only one in this neighborhood, plus it's the only one on your list that has a layout that's particularly good for you, which means your supply is low. That means a higher price--but maybe not $270k. I'd say do this: Get them your appraisal number in a way that is credible (not just you on the phone). Suggest that if this number troubles them, that they ask an appraiser of their own choosing to give them his/her opinion; if they balk, offer to pitch in toward the price. Then put together your rationale for the price, much the way marys1000 suggested, to show that the $240k mark is fair. Give them the most recent comps you can find, etc. Then, also point out why they'd benefit from a sale now (market is slow most places, and not near the bottom yet from a national point of view; no broker fee, no advertising, no showings, whatever closing length you're willing to give them, etc.). And, if they invest the cash they walk away with, how much would they make between now and March? But don't make the offer yet--ask them to ponder those issues for a day. THEN offer them $250k, *IF* you can swing the mortgage/downpayment combo w/ the bank. Because, as I said, your individual supply/demand relationship is not the same as the rest of the world's, and they KNOW this. Plus, you said in your letter "top dollar"--not "fair market value." Your initial offer being slightly higher than the appraisal will hopefully take the sting off the lower appraisal and maybe prevent them from seeing you, suddenly, as "those folks out to take advantage of us." And paying over the appraisal can certainly be viewed as "top dollar." if you're willing to go up to $270k, keep that in abeyance until you need it.

Well, I have never had this type of furniture in my booth, and I have had my booth for one month. So no, I have no point of reference as to a price they would sell for. I could of course and will of course, further research them and look at OTHER booths to see if they have pieces like them for sale. I was just simply hoping for an overall value assessment from anyone else who actually may have experience buying or selling this type of furniture.

BYW, the duncan phyfe reference (I found out AFTER posting this message) was regarding a table and 6 chair set he also had in the mix for sale. including a china hutch, for $600. And BTW I also pinpointed a sale price for these items at $1100. Which from what you both are saying is probably too high fo cheaply made and rough looking stuff.

I agree with the other posters... this is not Duncan Phyfe. That said, cheaply-made as this stuff appears to be, I think there would be a market for them if they were shabby-chic'd (painted)... particularly the chifferobe and the vanity... I think they're kinda cool myself. If I were into shabby or painted furniture, I'd consider them as a project. Maybe $30.00 each... but as others have stated only you know what would sell in your region. Here they would go for $5.00 at an auction. Good luck with your booth rjinga!

It's sort of like that ersatz William & Mary stuff from the 20's or 30's, in a lower grade; the tri-color drawer fronts were achieved with stain and faux graining over a lesser wood (I think poplar) and not mixed veneers, so you would have to be careful stripping it or it's gone. Not that a good finisher couldn't recreate it, but not on the cheap. It could theoretically be cleansed and re-polished, but I don't think it really deserves such care. I'm afraid it's a good candidate for painting.
